Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
Minimum age requirement of primary person booking should be 22 years old. No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.
Cozy and well-appointed 3BR, 2.5-bath duplex in a prime Austin location. Enjoy a bright open living area, comfortable bedrooms with fresh linens, and a fully equipped kitchen perfect for short or extended stays.

- Queen Sized bed in 2 bedrooms. Bunk Bed in one of the bedrooms
- Multiple places to eat/drink within a short driving access
- Lighting fast internet to WFH or steam content on multiple devices
Please be respectful to all your neighbors. Any house rules violated below may result in the cancellation of your reservation and fees.
1. No smoking or you will be charged $1000 fee to get rid of the smoking smell
2. Any parties or excessive noise causing neighbors to complain will result in us asking you to leave without a refund of your stay and a $500 fine
3. If you have a few furry family members, then awesome! Please just let us know what breed and size, so we are aware. Any violation of this will be a $500 fine.
4. We request you take off your shoes as soon as you enter. This really helps keep the place clean!
5. Please observe that Quiet Hours are from 9PM – 8AM
6. Any extra guest will be an extra $100 charge per night per extra guest
7. Please use the makeup towels provided to remove make up. Any damage to the non-makeup towels will result in a charge to replace the towel
9. We keep a track of inventory in the home. If there is anything found missing, please note you will be charged for retail price
10. We ensure you have basic toiletries and supplies such as paper towels, hand soap, salt/pepper, etc and request you purchase your own if staying long term for more than 30 days.
