The gracious living room invites you to relax, while the fully equipped kitchen, with dual-oven, range, microwave, Keurig, and serving set for twelve, makes cooking and gathering effortless. Four serene bedrooms provide a Cal King, King, and two Queen beds, each with a smart TV, Echo smart speaker, and an additional electric heater for individual comfort.

Also, an office/game room/library awaits, stocked with books, puzzles, and games for all ages. Step further inside to your private 120-inch home-theater room, featuring 10 recliners, 55" smart TV, 8-foot pool table, full-size air-hockey table, piano and bar with stools, a perfect space for movie nights or friendly competition. For a bit more fun, challenge friends to a game of basketball or cornhole in the picturesque outdoor setting.

Step outside to the expansive wraparound deck, where comfortable seating, a charming loveseat swing, and breathtaking views of the countryside invite relaxation. * All El Dorado County Vacation Home Rental regulations are strictly enforced. Guests are responsible for any fines, charges, or penalties resulting from violations during their stay.

VHR Guest Guidelines – El Dorado County:
• Occupancy: *** 8 Guests Maximum ***, 2 guests per bedroom (children 6+ count). Do not exceed the posted maximum. (Note: All guests aged 6 and older cannot exceed 8 guests. Children 5 and under are excluded from this 8 guest maximum count.)
• Quiet Hours: 10 PM–8 AM. No noise audible at the property line. Spa/hot tub use is not permitted during quiet hours.
• Parking: Use only designated on-site spaces; do not block roads or neighbors.
• Trash & Wildlife: Secure all trash in provided containers. Nothing, including food or coolers, may be left outside.
• Hot Tub & Outdoor Areas: No hot tub use after 10 PM. Keep outdoor noise minimal. Outdoor fires must be gas/propane only and are prohibited during Red Flag conditions, no wood or charcoal.
• Safety: Do not tamper with smoke alarms, CO detectors, or fire extinguishers. In the unlikely event a smoke/carbon monoxide detector triggers a notification, Host will message.
• No Events: No parties, events, weddings, or commercial gatherings. Registered guests only.
• Neighborhood Respect: No trespassing on neighboring properties; keep voices and music low outdoors.
• Fireworks & Weapons: Fireworks are prohibited countywide; all weapons must comply with local laws.

Additional House Rules:
* No shoes are permitted inside the house. Slippers are recommended.
* Duraflame logs provided, wood fires prohibited; $250 charge if used.
* No pets allowed; $250 fee applies for violations.
* $250 charge for lost keys.
* Excessive or abusive hot tub use may incur extra cleaning charges ($40/hour).
* Excessive outdoor debris indoors may result in additional cleaning charges ($40/hour).
* Lost or damaged towels are subject to a $20 per-item replacement charge.
* Optional inflatable mattresses are available for a small use fee ($25/each)
* Smoking or vaping is prohibited indoors; additional $350 deep-cleaning fee applies for violations.
* Outdoor smoking is permitted; please use the provided ashtrays.
* Do not touch the vineyard’s electric fence; it is active and may cause harm.
* The Barn and two locked closets (Dining Area and Entertainment Room) are off limits, no access allowed.
* A base cleaning fee of $350 applies. Additional cleaning charges may apply if required ($40/hour).


In addition to the living room hideaway and four bedroom beds, inflatable air mattresses with a $25 each use fee are available for your stay. Please contact us for more details on additional bedding.

This is a smart home equipped with smart speakers, smart TVs, and smart power plugs.

Please promptly let us know of any items in the home that are damaged or not working properly.
