* Complimentary use of the Emerald Island Resort Clubhouse, and all its facilities to our guests, including heated outdoor swimming pool and spa , Swedish Sauna, Arcade games room, Internet room, club house lounge, Fitness room(gym), also for your use are volleyball and tennis courts, two children`s playgrounds, and serene nature trails to walk and cycle.
A private propane BBQ grill is provided on the patio for family use. Please operate the grill responsibly and follow all posted safety instructions for your safety and the safety of others. A one-time BBQ grill use fee of $70 will be charged for the entire stay to cover rental, propane refill, and cleaning. For stays of 14 nights or more, guests must purchase their own propane if the initial tank runs out.
Note: $20 one time fee will apply to each car for a gate card to gain much faster access via a dedicated resort gate for your entire stay.
During your stay, you will have complete and exclusive access to the home except the owner`s private closet. Guests will also have free unlimited access to Emerald Resort fabulous amenities.

Pool maintenance is weekly, A/C maintenance and pest control are monthly. A service persons normally access the pool from the patio door without entering the house, but they may have to enter the house for A/C maintenance or pest control during your stay. Thank you for your cooperation.
This is a self-catering property. If any initial supplies (Keurig k-cups, trash bags, paper products, soaps, detergents, etc.) that have been provided are used up, you will need to purchase your own for your use.
We provide initial complimentary Keurig coffee pods. We also provide cooking basics (pots, pans, salt, and pepper) but not cooking oil due to too many types to choose from.
Optional electric pool water electric heat is available for $45/day for the entire period or the remaining period of stay because it takes time, usually, one day to get the water warm enough for you to enjoy. We provide complimentary service to turn on the pool heater prior to your arrival without trip charge provided you pay a heating fee for entire stay at least 3 days before check-in. Once our technician has made the trip, the heating fee is non-refundable. You may also pay a heating fee anytime during your stay and request a heater turn-on service for a $50 fee if a technician is available. If guests use the pool heating option, payment should be sent through Airbnb resolution center.
In some circumstances, we would not recommend pool/spa heating. Pool or spa heat in the summer may break down the chemicals in water quickly and algae will grow that turns water green. Under the extremely cold weather in winter, heater raises water temperature very slowly, especially this heat pump heater may not work when the ambient temperature is below 55 F. Please check the weather forecast before you decide to order pool heating.
It is well-known that there are many types of insects around houses in Florida, especially in natural areas. We have hired a pest control company to treat inside and outside of the property regularly to exterminate the insects. However, you are still expected to see insects occasionally which were brought into the house after the treatment through the open-doors and the previous guest`s shopping bags or luggage. Please clean food crumbs and garbage from the house daily in order to not attract insects into the house.
OUR ASKS:
- Please no outdoor shoes in the house. - Please no food or drinks in any bedrooms. - Please turn off all lights and lock all windows and doors whenever you leave. - Please keep all windows and doors (including the patio door) closed when the air conditioning is on. - Please bring the outdoor cushions from the outside to the inside to keep them dry and clean.

We are committed to providing every guest with a clean, comfortable, and enjoyable experience. Unfortunately, due to past violations that caused property damage and impacted future guests, we must emphasize the following rules.
Violators may be held financially responsible for damages, extra cleaning, fines, or other penalties.
🚫 House Rules & Conduct
- No parties or loud noise. Please respect the quiet enjoyment of the neighborhood.
- No smoking, vaping, or e-cigarettes anywhere on the property. A cleaning fee of up to $800 will be charged for odor removal.
- No pets or animal hair are allowed under any circumstances due to severe allergies. Unauthorized pets will result in a $100 charge per pet, per night.
- No illegal activity or drug use. Violations will be reported to local authorities.
- Do not exceed the number of guests listed in your reservation. Unauthorized guests may result in penalties and reservation cancellation.
🧹 Cleanliness & Housekeeping
- Do not stain linens, towels, or other fabrics. Stained items will incur an additional cleaning fee or, if necessary, replacement and restocking charges.
- Please thoroughly clean the kitchen after preparing greasy or heavy meals. The standard cleaning fee does not cover deep cleaning.
- Dispose of all garbage in sealed bags, and place them in designated outdoor bins, chutes, or dumpsters. Loose trash may not be collected in certain resort areas.
- Only soft food waste is permitted in the kitchen sink disposal.
- Toilets are for toilet paper and human waste only. All other items may cause plumbing issues. Guests may opt to use our paid plumbing service in the event of a clog.
💥 Damage, Late Checkout & Lost Items
- Please report any household damages before checkout so replacements can be made for future guests.
- A $60 late checkout fee will apply for checkouts delayed more than 10 minutes, up to one hour. Late departures delay housekeeping schedules.
- Don’t forget personal belongings. If an item must be mailed, a $50 trip fee plus postage will be charged.

📆 Reservation Changes & Rescheduling Fees
If you need to change your reservation, the following rescheduling fees apply depending on how close the change is to your original check-in date:
- 60% of total cost – Within 28 days
- 70% – Within 21 days
- 80% – Within 14 days
- 90% – Within 7 days
- 100% – On or after the check-in date
Shortened stays are treated as partial cancellations and are subject to the cancellation terms based on your original reservation.

The pool, spa, and hot tub are serviced weekly by a specialized cleaning company (except during holidays).
By using these facilities, guests agree that:
- Use is entirely at your own risk

The location was very close and accessible to many gift shops, restaurants, and main attractions (Disney, Universal). House was just as expected in pic's, clean, spacious, can't say enough good things. Definitely going back, We didn't go wrong here.
