Please note that our short-term rental permit allows for 6 adults (PLUS children under 12, who are not included in that headcount).

The space:
Our home features 3 comfortable bedrooms, including two with queen beds, one with a full bed, and a large bunk room (which has two twin-over-full bunk beds and a pull-out sleeper)—perfect for groups. There are 2.5 bathrooms to accommodate everyone with ease.

You’ll find plenty of space to gather, whether it's in the classic game room with a poker table and pool table, or outside on the expansive deck with a grill, lounge seating, dart board and dining table for al fresco relaxing (please note that outside amenities are generally closed for the season between late October and mid-May, weather dependent).

The fully equipped kitchen includes everything you need to prepare meals:
-Plates, glasses, and cutlery.
-Full-size fridge / freezer, stove, oven, microwave, and dishwasher.
-Drip coffee maker, toaster, blender, cookware, air fryer, bakeware, and utensils.
-Cooking staples like oil, salt, pepper, and all basic spices.

Home amenities include:
-Fast Wi-Fi and Smart TVs.
-Washer and dryer.
-Heating and air conditioning.
-Fresh linens, towels, and starter toiletries.
-Hairdryers in all bathrooms.
-Ample driveway parking.
-Beach towels and chairs.
-For families, we also provide a high chair and portable crib to make traveling with little ones easier.

The home is regularly inspected by the city of Jamestown to meet building and fire department regulations. Safety features include:
-Smoke alarms.
-Carbon monoxide detectors.
-Fire extinguishers.
-First aid kit.

Other things to note:
-We do have security cameras on the outside of the home only for safety reasons. There are absolutely no cameras inside the home.
-Due to the home’s proximity to the main road leading into Newport, there is some street noise on the patio. This noise can generally not be heard from inside the house, and all interior spaces remain quiet and comfortable.
-As this is also our personal home, there are a few owner-use-only closets that are clearly marked and kept locked. We appreciate your understanding and hope you enjoy the space as your own during your stay!

Please note that by booking this listing you agree to the house rules as stated below. **Violation of house rules may result in immediate cancellation of your reservation.**

-No parties or events please. No additional overnight visitors beyond those included in the reservation.
-Maximum 4 cars are allowed in the circular driveway (by town ordinance). Please note that town ordinances also strictly prohibit parking on the street in front of the house.
-Quiet hours: 10pm – 8am, especially outdoors.
-Due to town ordinance, all garbage and recycling must fit inside the bins provided.
-No smoking (or vaping) inside.
-No pets.
-Please remove your shoes indoors to help keep things clean. You’ll find disposable slippers by the front door to keep you comfortable!

**Any fines from the city resulting from parking or garbage infractions will be passed on to the guest.**
