Fully equipped kitchen w/ stainless steel appliances. Smart TVs in every room w/ high speed Internet, spacious driveway w/ room for 4-6 vehicles.

The space
Every aspect of this home has been remodeled to breathe new life into this storied abode.

While this home is equipped to host 12 people. we think the perfect group size is 10 We're happy to host 12, but keep in mind it will be a little cozier.

Is that a cloud you're sleeping on? Nope that's just the memory foam mattresses we stock in every bedroom! This is with the exception of one bed that is a Queen sized Luxury Air mattress that is in the shared space of the master.!

Even the living room sleeper sofa comes equipped with a memory foam mattress. So no need to play paper, scissors, rock on who sleeps where, because every room in the house is its own little sanctuary.

Sure, eating at the finest restaurants can be fun. But sometimes we all need a nice home-cooked meal, right? That's why our kitchen is fully loaded with all the essentials you'll ever need to cook you and your family(or friends) a nice supper!

Relax on the comfortable sofa and enjoy your favorite app on a 4K Smart TV. The dining table seats 6 comfortably which makes it great for groups or family dinners.

**Kitchen**

Channel your inner Gordon Ramsay while cooking a meal in this modern kitchen. Pots, pans, cutlery, baking sheets, silverware, basic cooking oil, and salt & pepper provided. Keurig coffee, tea kettle, and a toaster is also available for your convenience.

**Pool Room**

Play like the pros w/ a regulation sized billiard table!

**Guest Rooms (2nd floor)**

3 Modern comfortable rooms equipped with 43" Smart TVs! There's a shared bath/shower for your convenience. USB Chargers built in night stands.

**Master Bedroom (2nd floor)**

Relax on the King size bed while watching Netflix on the 65" Smart TV. Walk in closet w/ spacious room to support all your luggage. Enjoy a nice hot shower in the master shower w/ rainfall shower heads.

**Backyard Patio**

Enjoy a cup of coffee in the morning or a glass of wine in the evening while sitting under the trees. Very quiet oasis that works as the perfect setting for meditation, reading and yoga..

Guests & Occupancy
• Your reservation must include everyone who will be on the property at any time (even if they are not staying overnight).
• Max overnight occupancy: 12 guests.
• No unregistered/unannounced guests allowed. If anyone not on the reservation is on the property, it will result in a $59 per guest, per night fee, and you will be required to vacate immediately (no exceptions).
Gatherings / Visitors (Pre-Approval Required)
• If you’d like to host a gathering, we can allow up to 15 people total with:
• $250 gathering fee
• $100 refundable deposit (returned after checkout if the home is left in good condition)
• Must be approved in advance to avoid the unannounced guest penalty.
• Guests must have positive reviews to request a gathering.
Pets
• No pets allowed.
• Any unapproved pet will result in a $500 fee.
Early Check-In / Late Checkout
• Early check-in: $50 (subject to availability).
• Late checkout: $50 (subject to availability).
• Unauthorized late checkout is not permitted. If you stay past checkout time without approval, you may be charged for any resulting costs (including disrupted cleaning or guest refunds), and we may involve Vrbo and/or local authorities if you refuse to leave.
Safety & Monitoring
• This is a quiet neighborhood—please be respectful.
• Please lock your car doors at night.
• For security: 2 exterior cameras face the front yard and 1 exterior camera faces the rear yard. 1 overlooking garage.
• A noise level monitoring device is inside to help prevent parties (does not record conversations).
Plumbing
• Flush toilet paper only.
• Flushing wipes, paper towels, feminine products, or trash may result in a maintenance/plumbing fee.
Smoking
• Smoking is allowed outdoors only.
• Smoking indoors will result in a $600 fee.
Lawn / Parking
• Do not drive or park any vehicle on the lawn.
• Lawn damage will result in a $200 lawn repair fee.
