The Space:

The very best of beachfront living awaits at this fourth-floor Sea Oats condo. Featuring a spacious open floor plan that seamlessly combines the kitchen, living, and dining areas, this incredible coastal condo is your ticket to a Gulf getaway. The complex offers private beach access and a pool with a view of the beach and the sandy dunes. The Okaloosa Island Fishing Pier is just down the road, as are plenty of dining options, beach shops, and family-friendly attractions such as Gulfarium Marine Adventure Park (half a mile east). Beach service is provided during peak season and includes two chairs and an umbrella.



The condo's private balcony is framed by breathtaking beach and Gulf views.



The sunny living room is perfect for relaxing, playing board games, watching TV, or socializing after a wonderful day at the beach. The well-equipped kitchen features modern appliances that make preparing drinks and meals easy. A washer/dryer, central air-conditioning, and WiFi add convenience during your stay.

Check-out time: 10:00 a.m.

All guests shall abide by the good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.

No smoking is permitted anywhere on the premises.

All guests regardless of age are to be considered for Occupancy count in Fort Walton Beach, FL



Guest Access:

AGE RESTRICTED PROPERTY, ALL GUESTS MUST BE 25+ TO BOOK

Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.



The Neighborhood:

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

This property was perfect for my family, it was very clean, great size and had everything we needed for a week at the beach. The beach access and pool were very nice and well kept. Definitely will book here again next year!

I love how close the beach is and the pool was wonderful. Location was amazing and near all the great places within a out 15-30 mins depending on traffic at that time of day. The actual unit was perfectly described and we truly enjoyed it.

Family Visit

With relatives in the area, my 2 adult sons and I were pleased with the accommodations/king bed & 2 twin beds for 2 days, pricing worked well in my budget and access to pool, hot tub and beach worked well. Definitely would book again, as condo was clean, relaxing and roomy. Always a nice touch to have a deck of cards and a puzzle on the premise for downtime. We didn't bring along anything like that, but it made the sharing time together a nice experience.

This isn't a Beach or Water Front Unit, as it's being advertised. But it is conveniently located and easily Accessible to points of interest. Communication lines are mostly open with host's team and they are very pleasant to communicate with.Recomendable!

My daughter and I just got home from staying at Sea Oats Unit 410 and we went on a girls trip for her spring break . Perfect location, everything was so easy and accessible. Short walk to the condo from the elevator and short walk to the pool / beach area . Condo was very clean and had everything we needed . Customer service is top notch ! They text you immediately right back . Will be back !!
