The Space:

Bring a few friends along and unwind in this gorgeous beachfront condo. With accommodations for eight guests, everyone will be able to spread out and find their own piece of paradise. The private balcony is the perfect spot for sipping a morning cup of coffee or an evening cocktail and the fully equipped kitchen will come in handy when mealtimes come around! When the days heat up, lounging by the shared pool with a cold drink in hand is the way to go. Plus, beach access is just a few steps away as well, so pack a picnic and feel the warm sand on your toes as the tide creeps up the shore. With three TVs and free WiFi, there will be no trouble staying entertained inside as well with a movie!



What's nearby:

The white sandy beaches of the Gulf of Mexico are just a few steps from this home. Cool off in the shared pool after a day at the beach. Less than two miles away at Saint Andrews State Park, you can catch the Shuttle boat to Shell Island, or enjoy hiking, picnicking, fishing, playground facilities and more. Via direct beach access, you will find activities such as beach volleyball, parasailing, and much more! Rent a few beach cruisers and head down the coastline to find some of your own favorite spots!

As per an HOA regulation, rentals in Panama City, FL may only be rented and booked by an individual who is 25 years or older



Be respectful of the neighbors, and keep noise to a minimum between 9 p.m. and 8 a.m. Most of them aren't on vacation -- and will let us (and occasionally their local law enforcement) know if they aren't getting a good night's sleep.

Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

If we are flying in, do you offer an airport shuttle? No, we recommend 30A ON DEMAND

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

Nice unit with a beautiful view

Unit is nice and sleeps a good size family. Unit was clean and offers lots of amenities. The view was fabulous and the resort was nice.

Zero complaints!

This place is a little older, but very well kept and a very good value. Nicely furnished, comfy beds, everything works great, even had some premium cable channels + Netflix & Disney. Also loved the tiki bar/sandwich shop on the property. If you don't like this place you may be a snob. ;)

Great location; nice poolside tiki bar

Regency Towers is an older property & is somewhat dated but the location is great with 2 pools, a tiki bar, and of course the beach. Our biggest complaint was that the unit does NOT have cable TV. It only has streaming channels. The listing specifically states Cable TV is available in the unit but that is NOT true. We notified Vacasa & a rep came out but they could not resolve it as there are no cable boxes, etc. Theres just NO CABLE.

A sign inside the door requests guest take their shoes off upon entry. Within minutes my feet were black and had sand all over them so i had to clean the floors. Unused tile and grout stored in closets. Paint under the kitchen counter. When we stripped the beds as requested prior to vheck out, i found a sheet of paper under the fitted sheet, which showed that the bedding had not been changed prior to our arrival. We had a fun week on the property, but the room itself was outdated and un clean, the elevator situation is terrible at best with only three serving hundreds of rooms. The probability of a return trip is very slim

Clean condo with a great pool and beach

The condo was very clean upon arrival and check in was super easy. Having a code instead of picking up a key was great. Pros: large unit -Clean -Great outdoor heated pool -Great beach Cons: correspondence indicates parking is paid for. Condo management insisted we pay $20. -While the condo was very clean, it is incredibly dated. -Guest beds are not good and the kitchen is ill-equipped. - The whole unit could really use a refresh. -Carpets are very worn and stained. -there was no broom or vacuum in the unit. A week at the beach produces alot of sand and those are necessities. I did buy a broom and left it there but would have had a much nicer time keeping the unit clean if there had been a vacuum. -There we’re a lot of condo owners at the building during our stay. We have four small children. They were not terribly excited about families with children staying there and were frustrated with kids in the pool. It wasn’t a big deal but not exactly family-friendly either.

Do Not Book A Vacasa Property!

Upon check-in (7/3/23)we discovered a giant air mover/fan blowing up the carpet in the bedroom and a large wet spot. The fan had blown the carpet up and the tack strip entering the bedroom was exposed, leaving several staples up. We immediately reported this to Vacasa at 4:19. We received correspondence back and were told it was being escalated to the local team and we granted permission to access the condo. We did not have anyone come to look at the wet/damaged carpet or remove the fan. We reached out again 7/4 and were asked to send photos and what happened and again explained it was reported at check-in. Told AGAIN it would be shared with a local team and they would reach back out. They did not reach out, so we called and were given the same statement. My wife requested a return phone call but we were not contacted. The carpet continued to become wetter and wetter, and smelled HORRIBLE but being 8.5 hours from home we had no choice but to stay. For the price for a 2 night stay at this property and our first time booking at vacasa, we are VERY dissatisfied with our experience. Our children had a room that was absolutely disgusting, with soaking wet carpet, and a giant loud fan that disturbed our party for the duration of our stay. Our daughter ended up slipping prior to check out and fell. The lack of action and/or communication regarding our issue, or the chance to be relocated to a property that was clean, is not acceptable.
