The Space:

Decorated in soft, soothing colors inspired by the Florida coast, this condo at Sterling Breeze will surround you with beachfront beauty! Here on the shores of Panama City Beach, you'll have a private balcony with wide-open views of the Gulf of Mexico, direct access to the beach, and on-site amenities that include a seasonally heated swimming pool, a poolside cafe, a hot tub, and a 24-hour fitness center.



Whether you're traveling to Panama City Beach to swim, shop, fish, or spend time with your family, you can do it all in and around Sterling Breeze. This beachfront property is half a mile up the road from Pier Park, which is home to over 100 stores, restaurants, cinemas, and all sorts of entertainment. Treat your kids to a day of fishing at the Russell-Fields Pier or hours of outdoor fun at Gulf World, Hidden Lagoon Super Race Track and Golf, and Shipwreck Island Waterpark. You'll also be only eight miles southeast of Powell Lake in Camp Helen State Park.

The Neighborhood:

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

If we are flying in, do you offer an airport shuttle? No, we recommend 30A ON DEMAND

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

We had a wonderful time at the Sterling Breeze. This is our second time staying there and as usual it was everything we hoped for when going on vacation. The condo was clean, well furnished and had everything someone would need when on vacation away from home. The staff are always nice and we had no issues there. The elevators are fast and the parking is perfect. Overall it was a perfect vacation.

Our stay was absolutely perfect! The property was clean, comfortable, and exactly as described. Check-in was super easy. The location was great- close to everything we needed but still peaceful and relaxing. We had everything we needed and more. I would 100% stay here again and highly recommend it to anyone looking for a great getaway!

This year we stayed in a little more except for to going to the beach. We had everything we needed in the kitchen and the grill outside was amazing. The rooms were nice and open to accommodate our family.

Everything was great, room was huge, first condo I’ve stayed in that the elevator was fast. Only complaint was that the floors were dirty and I know sand is hard to get up but this was not swept at all.

Good location and management. Amenities good. Until needs a little care. It was clean but short on pillows, blankets and amenities in the unit. Uncomfortable balcony furniture. That view needs better outdoor furniture. No grill on balcony but one was pictured.

Great complex, unit needs some attention

Condo complex was excellent. Building location and amenities were great. Only issue was that the unit was in pretty bad shape. Light bulbs were burnt out, toilet didn't flush, toilet paper holder and towel holder both fell off the wall. This unit needs some attention. Even the clock on the wall had only 1 hand. Would come back to this complex again, but would stay at a different unit.

Disappointed for the first time

Neglected and in dis-repair. Decore reminded me of a nursing home. No grill, hardly any cooking supplies. Leg falling off of main table. Sparce towels. Toilet paper dispenser in hall bath fell of the wall when we first used it. Check in was no longer guest friendly. Furniture stained and falling apart. The unit needs a full renovation. Far inferior unit compared to the ones we stayed in the past 5 years.

So much potential

Check in was not organized as the conceriege walked away from desk and left a sign be back in 15 minutes. 45 minutes after arriving I’m in line with other guest who have been there over an hour. An owner saw us and made a phone call to get us help. The conceriege returned and asked who’s upset. I was told you all were upset. Then the condo did not have the grill that was advertised. It broke with the last guest so it was removed and not replaced. This changed our eating arrangements right away. The washer was broken and only washed in hot water and the dryer took three cycles to dry anything. The master toilet ran nonstop and the handle to the balcony door was broken meaning it couldn’t be open from the outside. The elevator broke on our day to go home putting the condo down to one elevator for 20 something floors.

Long Weekend

The Good. The location of the property was perfect for where we needed to be. The condo is around a quarter of a mile from Pier Park. Check in was easy. The bad. There were a few things I was not thrilled about. The issues are easily corrected. A couple of the issues should have never happened. 1. The master bedroom sheets had dried blood on them! I don’t even know how this is possible! We requested new sheets. They were dropped off but no one told us and we didn’t find them till the night before we left. 2. The dryer does not dry your clothes. We had to run it twice to get them semi dry. It was a small load. 3. The TV in the living room is old and does not have half of the listed channels on it. The boxes are in the bedrooms and if you wanted to watch any sports channels (College Football/MLB) you had to watch TV in bed. There is a large smart TV in the bedroom. It would have made way more sense for that TV to be in the area where everyone could watch it. 4. There were no extra linen/blankets/pillows. Not one. 5. The bed in the spare room has an oversized headboard that would beat the walls. The owners wrapped sheets in tape and pushed it behind the headboard to keep it from beating holes in the walls when you lay on the bed. It was bad! 6. The ice machine was overflowing with ice and when we opened the freezer door ice poured out onto the floor. I had to repair the ice maker. Location is great. The upkeep is sub par.

We had no WiFi until 6 hours before we left. I messaged the management company numerous times. Tried to call and was put on hold for 30 minutes at the time. We took our three grands there for spring break. One of them got very sick and I had to go down the road to get in touch with their parents. The Avari Management Company was very unresponsive to any of our needs. Would never recommend. Additionally, the condo looked nothing like the pics. Furniture was not “tropical”. Was worn, dark and old. The sliding glass door in the living room was broken so we could only access the deck through the master bedroom. This was the wirst property I’ve ever rented on VRBO, without question.
