Great Stay
Lovely property, well furnished with good kitchen. Ground floor was really nice to walk out on lawn and pool was right next door. Only issue we had was slight musty smell, but you adjust. Well located property close to central Kona. Big enough for two couples or large families.

A wonderful Hawaiian retreat
The location is the best with a quiet lanai to enjoy breakfast, lunch, dinner and sunsets. The view is amazing. The kitchen is fabulous with everything you could want and the full size washer/dryer were appreciated. We had plenty space spread out. A wonderful Hawaiian retreat.

Big Island Mo Better!
We loved our stay on the big island, in large part thanks to this lovely condo. The lanai was my favorite spot to relax with a morning cup of coffee while watching the dolphins swim by. The location is perfect and close to everything, we even walked to downtown for dinner one night. Thank you for a lovely stay!

Great location for introverts/extroverts
We loved this place, not just the room itself, but the view and the location. The location allows an introvert to get their needed downtime. The location allows an extrovert to walk/drive just a mile or so to the life of Kona. Watching the sun set was something we enjoyed almost every night. Taking family pictures at the rocky shoreline and watched the sun come up behind us as we enjoyed the sound of the crashing waves!

Perfect Beach Stay
An outstanding condo! Felt at home from the moment we walked in. Beautifully decorated, room to room. Even larger than we expected! Absolutely everything you could possibly need was provided. Kitchen was excellent. Bed was ever so comfortable & slept so well. Favorite spot, out on the large lanai! Beautiful view & spectacular sunsets!!

Very Nice
We really enjoyed our stay at this condo. The location is good for most of what we wanted to do and see on this side of the island. There were plenty of towels and the kitchen was well supplied. We did feel that the bathrooms needed to be updated and the round table on the lania needed to be replaced or repainted. Also the bird droppings on the lania should have been cleaned up before we got there, they looked like they had been there for a while.

My 60th birthday!
Looking at the pictures of the unit they look great and trust me this place is awesome!. We saw the pool was close to unti and was a little concerned of possible foot traffic in front of the lanai. No worries since no access to the pool from the lawn area which made it seem like this was our own back yard. The pool was an easy walk from our unit and this pool was the quiet pool. This made for a very relaxing vacation. Your unit is perfect!

Loved the property!
I must say that with all of the times that we have visited the Hawaiian Islands, we have never stayed in a nicer place. This was the first time that we vacationed in a house and not in a resort hotel. I don't think that we would ever stay in a hotel again in Hawaii. The best part about staying here has to be the location with an unobstructed view of the blue Pacific ocean and the awesome Hawaiian Sunsets. Just having the pleasure of listening to the ocean waves breaking as we rested on the Lanai and later in the master Bedroom at night was very peaceful. Closeness to the town for shopping and dining was great and the people were very friendly.
Royal Sea Cliff one of the best and nicest property's to visit and just a note that it may have been more cost effective making the reservation directly!

Nice villa with all the amenities
Nice villa. Convenient location not too far from the local restaurants and stores. Had all the amenities. Was very clean. Views from the lanai were great.
There was a clogging in one of the bath tubs. They promptly sent a plumber to clear the line.
The instruction book should be updated with the location of the garbage area. I had to reach out to the hotel staff to get the exact location in the parking garage.
Minor nitpick: There were no accessible plug points near the bed in the second bedroom. Would be nice to have a plug point near the night stand to charge the phone at night.
Thumbs up to Kona Coast Vacations. Better if you go direct to them.

Beautiful View Condo
We had a great stay at this large condo that accommodated 3 adults well. Beautiful view from the lanai. A little lacking in privacy (but we knew that) as folks do walk by a lot as it’s on the 1st level, and the noise from the nearby pool from kids can be considerable, especially on a spring break week. But we felt the awesome sunsets each night more than made up for it. Overall, the condo was very clean, though the toilet areas could use a deep clean, as they smaller strongly of urine. I’m sure because it’s an older condo, with humid conditions and tile it’s not surprising. Huge kitchen for cooking and lots of supplies on-site. Checking in was super easy. The concierge, David, was very helpful. Recommend for dining— Umeke’s, Broka Da Mouth Grindz, Fish Hopper and Sam Chow’s (for the happy hour and great view). Also loved the Kona Boys kayaking trip we took to snorkeling at Kealakeakua Bay by Captain Cook’s monument. Great snorkeling beaches included Two Step Beach, Kahalu’u Beach, Kealakeakua Bay, Mauna Kea and Beach 69. Favorite white sand beaches included Hapuna and Beach 69. We would definitely come back to this condo again, maybe during a less busy time!

Hawaii Vacation
My family and I arrived on a Sunday late evening. It is customary for my husband to check everything before we actually get settled. Immediately upon entering the villa my husband found the sliding doors in the main room had a broken lock. I attempted to call the after hour maintenance number and unfortunately had a really back connection and was unable to resolve the issue that night. I ended up going to the local Walmart and purchasing shower tension rods to put on each side of the sliding door to prevent someone from being able to enter during the night. The complex was very responsive the next morning and did sent someone to repair the lock. My main concern was that the unit should have been checked more closely to ensure all the locks were in good working order. The villa was exactly as pictured, appeared clean and the beds were comfortable. It did notice that there were not any luggage racks in the closets for our suitcases. I prefer to not put my luggage on the floor. The kitchen was well stocked, however there was very limited cleaning supplies. The stove top cleaner bottle was empty, but they did have a can of Comet. I did not use the Comet as I was unsure if this was safe for the stove top. There was a slight mold/mildew smell when we initially entered the villa. The air conditioner did work well, so perhaps that helped with the smell. We did find 1 roach in the kitchen and 5 in the 2nd bedroom bathroom.

We are glad our technician was able to adjust the lanai slider for you folks and apologize it was missed during the arrival inspection. We will pass along your recommendation for a luggage rack to the owners. The unit is on a regular pest maintenance plan, though they occasionally make their way in through open doors in the evenings. As with all ocean front properties in Hawaii, we are constantly battling dampness, so we apologize if it smelled damp upon your arrival. We do regular maintenance on the unit to mitigate any dampness related issues. We are happy to hear that you enjoyed your stay and hope to host you folks should you return to Big Island.

We greatly enjoyed our stay here. The unit itself is fairly well maintained and is nice inside. The location is great and oceanfront. It is a good long walk to town, but doable. The only negatives are the the front entrance is run down and the door needs to be replaced as it is rotting and the gate needs painting. It is somewhat hazardous to snorkel there unless you are experienced with the ocean, but if you are, it is great snorkeling. Overall, this is one of the better maintained complexes on the big island that we have found.
