You have access to the entire house! You can enjoy the custom design, secluded location, game room, movie theatre, fire pit, hot tub and resort-style amenities.

1. Renter must be 27 years and above to make the reservation and must personally occupy the property for the entire period. We do not accept reservations if a majority of the group is under the age of 27, proms, party`s or 3rd party reservations. Parents or other individuals are not permitted to reserve the house on behalf of another person or group.

2. If you have declined Airbnb`s travel insurance, it is highly suggested you buy your own through a third-party. We cannot refund due to weather, illness or other travel related situations.

3. No more than 5 cars allowed per reservation.

4. Please remember you are staying in a private residence in an upscale and quiet neighborhood, not a hotel in a commercial district. We ask that you observe our House Rules and take care of the property just as you would do with your own home. If any problem arises, I will do my best to take actions ASAP.

5. No parties or events. We monitor the property using a noise sensor for decibel only (no recording) and two external security cameras only. The camera at the back is pointing at the fire pit location. Please refer to the house rules for details.

6. If you are staying longer than 2 weeks, please agree to additional cleaning every 14 days. We take great pride in all our belongings with the hopes that you will appreciate your stay and come back for more memorable stays.

7. The Pool will open from Memorial Day to Labor Day - possibly from April 1 to October 31, depending on the weather. Closed from November 1 to March 31.

Additional Fees

1. Pool Service/Cleaning Fee: $150 per stay (when pool is open)

2. Pool Heating Fee: $75/day (April–May & Sept–Oct; requested after booking)

3. Interim Cleaning Fee: $250 for stays of 10+ nights

4. Pet Fee: $250 per pet (dogs up to 50 pounds on a case-by-case basis)
1. Do not have more guests or visitors than stated in your reservation. More unregistered guests than stated on the reservation will incur a charge of $50/night per guest. Exceeding total occupancy will result in immediate eviction without refund.
2. No pre-check in bag storage (only possible when available, upon request, and for a $35 fee).
3. Check-out time is 11am and check-in time is 5pm-midnight.
4. No shoes inside the property.
5. No food or drink other than water allowed on the second floor and basement.
6. Smoking of any kind at the property is STRICTLY PROHIBITED and subjected to a $500 fine for violations. However, cigarettes may be allowed upon prior approval but only in the backyard.
7. Please observe quiet hours from 10pm to 7am. The house is proactively monitored with noise sensors (decibels only) to ensure compliance.
8. No disrespecting/ disturbing neighbors. Any noise complaints may force us to ask that you vacate the property with no refund. These rules are not intended to scare - we ask that guests be respectful.
9. Mail service is not supported. We suggest guests set up a temporary mailbox at the UPS or USPS stores.
10. Please do NOT feed the wildlife.
11. No moving/ rearranging of the furniture (unless otherwise specified).
12. Do not temper with or remove any security devices inside or outside the property. Tampering with any of the security devices will result in a fee of $500.
13. Do not burn any candles, incense, or any other open flames.
14. No wearing of make-up on the beds. If any sleeping pillows, sheets, or comforters are not in the same condition as arrival, the guest is going to be charged to replace.
15. No removal of items from the property or damage of items on the property. We reserve the right to charge 1.5x the cost to replace the product that is either removed, damaged, or in any other condition when the visitors arrive.
16. No unplugging of the electronics like TVs, lamps, Roku sticks.
17. No parking anywhere on property other than the private driveway.
18. Trash needs to be properly disposed and trash lids need to be always closed. If excess trash found inside or outside the house, an extra trash removal fee of $75 will be charged.

We reserve the right to request additional amount if any of the above rules are broken.
