Secluded privacy for families, couples and small groups seeking space and stillness on 200 acres of farm and forest, with sweeping mountain views from a wraparound deck made for golden-hour dinners and starry nights. Sunlit, open living areas and a well-equipped kitchen invite slow mornings, while three king bedrooms plus futon and twin sleep up to nine. Self check-in and peaceful seclusion, yet about 25 to 30 minutes from downtown Knoxville, Pigeon Forge and McGhee Tyson Airport.

~The Space~
Imagine waking to sweeping mountain views, stepping onto the wraparound deck with a cup of coffee, and feeling the week's tension ease. The Hill House sits perched on a secluded ridgetop about 25 minutes from Downtown Knoxville, Pigeon Forge, and McGhee Tyson Airport (TYS). The setting offers roomy privacy without being far from the area's attractions.

The house is designed for slow mornings and relaxed gatherings. Sunlight fills the open living areas, the deck invites meals at golden hour, and the surrounding trees and fields create a sense of stillness that makes it easy to unwind.

~Why You'll Love It~
Three spacious King bedrooms mean everyone sleeps like royalty — perfect for several couples, a large family, or a group of old friends finally making the trip happen. With the futon and twin bed, the house comfortably sleeps up to 9 total. Two full bathrooms, a soaring open living area flooded with natural light, and a fully stocked kitchen set the stage for long, lazy days and even better evenings together. When you're ready to explore, area attractions are all within easy reach. When you're not, the deck, the views, and the cozy blankets will suit you just fine.

Every room comes with premium pillows and linens, reading lights, a full dresser, and closet with hangers — because comfort is always the priority here.

Both bathrooms are beautifully finished with custom vanities. One has a walk-in shower; the other a full tub/shower combo. Hair dryer, bath products, and fluffy towels all included.

~Gather~
The open-plan living area is anchored by a gorgeous decorative fireplace and wrapped in enormous windows — so the mountain views are always part of the room. Sink into the triple reclining sofa, pull a cozy blanket over your lap, and find something great on the 75" smart TV. There's also a baby grand piano in the living room for those who enjoy a musical moment.
The fully equipped kitchen has everything you need for a quick breakfast or a full group dinner: electric range, dishwasher, fridge with ice maker, microwave, toaster, drip coffee maker, and a pour-over setup for the coffee lovers in the group.
When the weather's right, take it outside. The partially covered deck was made for golden-hour dinners, morning coffee in the cool mountain air, and watching the sun dip behind the ridge.

Also on hand: full-size washer + dryer, fast gigabit fiber Wi-Fi, and plenty of parking.

~Dogs Welcome~
Bring up to 2 dogs — they'll have the time of their lives on acres of trails and fresh air. We have a doggie gate and kennel available if you need them. Just confirm your pups in your booking and you're all set. Please leash them outside, watch for wildlife, and bring a cozy bed or blanket for them.

~Safety & Peace of Mind~
Smoke alarm, carbon monoxide detector, fire extinguisher, and first-aid kit are all on-site. The property is protected by security cameras, and our farm concierge lives on the property and is just a phone call away if you ever need anything.

~Access ~
The whole house is yours to enjoy - every room, the porch, the yard, and all the surrounding grounds. (The basement is reserved for storage, but you won't miss it!)
The house is perched up a set of stairs, which gives it that wonderful treehouse quality - a little elevated, a little tucked away, and all the more charming for it.
Nestled privately among the trees, the cabin has a genuine sense of seclusion. The property is part of a thoughtfully laid-out shared acreage with a few neighboring homes, each positioned to give everyone their own quiet corner. You may catch the occasional glimpse of a neighboring rooftop through the trees, but the layout keeps things peaceful and private - just the way a retreat should feel.

~Parking~
When you arrive, pull right up to the entrance to unload your bags and get settled in - no hauling things from far away! Afterward, you'll find the main parking area just up the driveway next to the black shed, about 100 feet from the house. It's an easy, pleasant little walk, and keeping the area around the cabin clear just adds to that serene, uncluttered atmosphere you came here for.

~Good to Know~
A few things to keep the Hill House experience great for everyone:
Respect the space. No parties or events without prior approval. No smoking, illegal substances, or excessive noise - indoors or on the porch. A $500 cleaning fee applies for smoking violations.

Check-in/out. Check-in is at 3 PM; checkout at 11 AM. Early arrivals and late departures may be available depending on the schedule - just ask!

Dogs welcome (up to 2). A $100/pet fee applies, charged at check-in. Please keep pets off provided linens - bring their own bedding. Non-disclosed pets or excess pet hair incurs a $250 fee.

Guest count matters. All overnight guests and pets must be listed at booking.

Exterior cameras are on-site and guest limits are enforced.

Travel insurance is strongly recommended. We have a strict cancellation policy and suggest protecting your trip.

~A Note on the Driveway~
Part of the magic of The Hill House is the arrival - a mile of winding gravel-and-paved road through the woods, crossing a small bridge, before the property opens up in front of you. We recommend arriving in daylight for your first visit so you can take it all in. In winter or excessive wet weather, AWD or 4WD is your best friend. Questions about your vehicle? ~Wild Neighbors~
This is the Smokies, and that means bears, deer, and all kinds of wildlife call this place home too - which is honestly a big part of what makes it special. We ask that you stay aware of your surroundings on trails and after dark. On sunny days following cold snaps, you may also encounter Asian Lady Beetles and Shield Bugs - a harmless regional quirk. Just sweep them up and carry on. Nature will be nature!

~FIREWORKS ARE NOT ALLOWED~
Fireworks are not allowed on or near the property per our permit. Violating this rule can result in a fine of up to $500.

~GRILL WITH CARE~
• Keep grills at least 10 feet away from the home, decks, railings, and anything flammable.
• Never leave a grill unattended.
• Make sure coals and ashes are completely cool before disposing.

We would absolutely stay here again! The cabin and views were gorgeous. We had one small issue with a toilet and the host was super communicative and made sure the issue was resolved as soon as possible. Overall, this stay exceeded all of our expectations. Definitely take advantage of coffee on the porch in the mornings, the view is amazing!

From the property, the views are amazing and the nights are genuinely quiet. You're surrounded by farm land and rolling hills, with the kind of sky that reminds you how rarely you actually look up. It feels rural without being remote — Knoxville is just 20 minutes away, and the entrance to Great Smoky Mountains National Park is about 30.

What makes this location especially practical is that The Hill House sits in the tri-county overlap of Knox, Blount, and Sevier Counties — a rare position that puts an unusual range of destinations within easy reach. Sevier County's draw is obvious: Dollywood, Gatlinburg, Pigeon Forge, the national park, hiking, fly fishing, and mountain scenery in every direction. But guests are often surprised to find that Knoxville's energy is just as accessible — UT campus, Neyland Stadium, Market Square, and the Tennessee Theatre are all under 30 minutes away. And McGhee Tyson Airport in Blount County sits close enough that a quick trip in or out doesn't eat your whole day. Most destinations require you to pick a lane. Here, you don't.
