This home features a convenient self check-in for a smooth and flexible arrival. While we are not on-site, our local team is available if needed. We provide 24-hour guest support for anything that may arise during your stay and are always happy to help when it matters.

Sparrowbush is a quiet, residential pocket tucked along the Delaware River, offering a slower pace and a true escape from the noise of everyday life. The area is known for its natural beauty: rolling hills, wooded landscapes, and easy access to the river for kayaking, fishing, and scenic walks.

While the setting feels secluded and peaceful, you're just a short drive from some of the region’s most beloved destinations, including the charming river towns of Narrowsburg, Barryville, and Milford. Here you’ll find local restaurants, cafes, shops, and farmers markets that capture the essence of the Catskills and Upper Delaware region.

It’s the perfect balance of privacy, nature, and access.

Guest have full access of the stone house and the surrounding grounds.

The white house located off the side of the driveway is a private structure and is not part of the rental. For safety reasons, it is not to be accessed under any circumstances. We appreciate your understanding and cooperation in helping us maintain a safe environment for all guests.

Primary Bedroom – Warm & Inviting
A cozy retreat with rich textiles, vintage accents, and soft lighting, the primary bedroom is designed for rest and quiet. A comfortable bed and thoughtful details create a peaceful place to unwind at the end of the day. The en suite bath embraces its retro roots, with original tile and coloring that nod to a different era — adding charm, personality, and a sense of place.

Guest Bedrooms – Charming & Unique
Two additional bedrooms can be found off of the main hallway. Each carries its own personality, with patterned wallpaper, curated decor, and a sense of charm throughout. These rooms feel intimate, comfortable, and perfect for guests to settle in and feel at home.

The hall bathroom is thoughtfully positioned with a direct connecting door to one of the bedrooms, offering a semi-ensuite feel for added privacy and ease. Accessible from both the hallway and the bedroom, it provides flexibility for guests while maintaining a comfortable flow throughout the home.

Outdoors – Pool, Garden & Open Air Living
Step outside to a private outdoor setting that feels worlds away. The inground pool is perfect for warm summer days, while surrounding green space and garden paths invite you to wander, relax, and take in the quiet beauty of the landscape.

Sparrowbush is a rural area, and we highly recommend having your own vehicle to get around. Public transportation and rideshare services are limited and may not be readily available.

During the winter months, a vehicle with four-wheel drive or all-wheel drive is strongly recommended, as weather conditions can impact road accessibility even though we do keep the driveway clear throughout any weather event.

The Pool is open Memorial day weekend through Columbus Day weekend every year. There is no fence around the pool.

Please note that New York State enforces an annual burn ban each spring (typically March through May), which prohibits outdoor burning, including campfires and fire pits. We kindly ask guests to follow all local regulations during this time.

The property includes an indoor fireplace. We recommend bringing your own firewood, as on-site supply may vary. Kindling, fire starter, and lighters are provided for ease of use. If you’d prefer, you’re welcome to request firewood in advance—we’re happy to have it available on site for your arrival for an additional fee.

Wildlife Is Part of the Charm. You may spot deer, turkeys, or even the occasional fox roaming the lawn—just one of the many perks of mountain life! Sometimes you’ll notice droppings outside; they’re harmless and actually great for the soil. Welcome to the countryside!

Respect the Quiet. Sound travels easily in the mountains—please keep outdoor noise to a minimum, especially at night, so everyone can enjoy the peace and stargazing.
