*The Space

Step into a home thoughtfully designed for gathering and unwinding. The open living area flows seamlessly into the kitchen and dining space, creating an easy, social atmosphere for your group.

The kitchen is fully equipped with everything you need—from quick breakfasts to shared dinners around the table. A large island, multiple seating areas, and views of the backyard make this the heart of the home.

For entertainment, enjoy a cozy living room with smart TV, a record player, and a dedicated kids’ area. The bunk room transforms into a private movie theater with a 75” screen—perfect for winding down at night.

A workspace with fast WiFi is also available for those who need to stay connected.

Booking Agreement

While 99.9% of our guests are wonderful and courteous, we do have a few rules to ensure that everyone has the best experience possible.
By booking you are agreeing to the following house rules:

*Please be sure to read our listing details.

*Issues or Concerns
If you have any issues during your stay, please inform us immediately so we can resolve it and continue providing a five-star experience. No refunds will be given after the fact if we are not given the chance to make it right. Requests made in the evening will be addressed the following morning.

*No glass permitted outside, please know that we have artificial turf and it could be possible that our guests and children run barefoot in the backyard, therefore please be considerate and do not bring glass outside. There will be a fee of $295 for glass clean up.

*Quiet Hours
Weekdays: 10:00 PM - 7:00 AM
Weekends: 11:00 PM - 7:00 AM

*Please respect our neighbors by keeping excessive noise to a minimum and not parking in front of their homes.

*Please do not tape, stick, or attach anything to the walls, doors, furniture, or any surfaces inside the house. Please do not hang anything from the outdoor string lighting. This helps us keep the home in great condition for all our guests.

*Smoking
No smoking inside the property or near doors. Smoking indoors will incur a $250 fee for smoke remediation.

*Cameras and internet
Blocking, moving, or tampering with any of the cameras or internet on the property can result in immediate termination of the reservation without a refund.

*Parties & Events
No parties or events allowed. No confetti, balloons, or glitter. Please refrain from taping things to the walls, furniture, art, etc. Violating this rule will result in a $295 fee and immediate cancellation.

*Locals must contact the host prior to booking.

*Pets
We understand that pets are a cherished part of the family, and we know how stressful and costly it can be to board them. That's why we offer the convenience of bringing your pet with you for an additional fee of $50 per night per pet for dogs under 20 pounds.
While we welcome your furry family member, we ask that you please add the pet to your reservation, and respect our home’s guidelines to ensure everyone’s comfort. We kindly request that pets refrain from sleeping on the beds or getting on the furniture and carpeted areas. We also ask that you clean up after your pet during your stay. We have breed restrictions (please message the host to confirm your dog's breed is accepted), aggressive, and excessively loud pets are not permitted. If you’re bringing a dog, please be aware that our maintenance team will access the backyard for regular upkeep. Because of this, it’s important to keep your pet supervised and secured at all times. We are not responsible if your pet gets out or if any incident occurs involving our maintenance staff or any other person. Your cooperation helps keep everyone safe and comfortable. Thank you for helping us maintain a clean and comfortable space for all guests, both human and furry alike!

*This property is a home and, as such, it is highly likely you may see animals or insects (such as squirrels, birds, lizards, ants, or other animals). While we inspect and treat the home regularly, it is still possible you may encounter insects or small animals during your stay. This is a natural part of the environment, and no refunds or reimbursements will be provided for such sightings.

*Pool Rules
Swim at your own risk—no lifeguard on duty.
Animals are not allowed in the pool area.
No diving, running, or rough play near the pool.
No glass allowed outside or near the pool.
Children under 18 must be accompanied by a parent or guardian when in the backyard at all times.
No swimming under the influence of alcohol or narcotics.
A $200 fee applies for broken glass outside.

*Court Rules
Soft shoes only, no other shoes allowed.
No skateboards, skates, bikes, or any other toy or equipment on the court.
Do not place chairs, tables or any furniture on the court.
No food or drinks.
Surface slippery when wet
Do not touch, climb, hang or lean on the nets.
Staff takes video and picture of the property before every check in. Avoid extra fees by following the rules.

*No food or drinks inside bedrooms, reduce the risk of stained sheets and bedding.

*While we strive to maintain a clean and comfortable environment, we cannot guarantee the absence of any allergens (including but not limited to food, pet dander, pollen, cleaning products, or environmental factors). By booking and staying at this property, you acknowledge and agree that the hosts are not responsible for any known or unknown allergic reactions that may occur during your stay, and you accept full responsibility for managing your own health needs.

*Housekeeping & Additional Fees
If the house is left in a condition that requires additional cleaning (dirty dishes, stained carpets or fabrics, walls needing cleaning, etc.), an extra cleaning fee of $225 will be assessed.

*No vehicle charging allowed. The properties electric system cannot be used for any type of vehicle charging.

*Respect the guest max.

*Cancellation Policy
Guests are encouraged to purchase trip insurance. Since travel insurance is offered, cancellations will adhere to the outlined cancellation policy. No refunds will be given due to weather or unforeseen circumstances.

This property collects a refundable deposit prior check-in. It’s returned in full after checkout as long as no damage occurs.
