⚠️ This is an HOA community — guest info must be submitted THREE (3) DAYS before arrival.

⚠️ No changes to reservation details (occupants, vehicles, guests) within 3 days of arrival — HOA is strict, no exemptions.

⚠️ Guests of a renter count toward the property's occupancy limit.

⚠️ Late HOA registration fees apply if not completed 3+ days prior to arrival.

📌 Car/Trash Pass: Print the permit from your HOA confirmation email before arrival.

📌 Wristbands: Mandatory for everyone 12+. Used for community/amenity access. Do NOT discard — leave at the property after your stay. $25 replacement fee per lost band.



⚠️ Propane: We try to keep propane available for grills/fire pits but can't guarantee supply. If tanks are empty, please refill (not replace) and submit receipt for reimbursement.

⚠️ Insects: Our rural setting means occasional small, non-harmful insects despite year-round pest control. Thank you for understanding!

⚠️ Wildlife: 🐻 Black bears may pass through the area. Keep food and trash secured — they prefer to keep their distance.

⚠️ Winter Driving ❄️: 4WD/AWD strongly recommended. We plow the driveway, but conditions vary. Guests are responsible for any towing if stuck.

⚠️ Lost & Found: $50 handling fee for item retrieval, plus all shipping/delivery costs.

⚠️ Trash: Guests must dispose of all trash before checkout. $5/bag fee for trash left behind. If the compactor is closed on checkout day, plan to take trash the day before.

📌 We maintain strict cleanliness standards. If a drain/clean/refill is needed before your stay, the hot tub may take until evening of your first night to fully heat. We only do this when necessary for health and safety.

📌 Hot tub is professionally serviced after every reservation with timestamped photo documentation. Additional service during your stay incurs an extra fee.
