Outdoor Paradise:
• Relax & Restore: Unwind in your private SPA surrounded by the soothing sounds of custom water fountains. These are only used upon request and only for Long term bookins. For SPA, the fee is $700 a month. For the water fountains, the fee is $300 a month.
• Garden Delights: Wander through a professionally landscaped yard blooming with flowers and a variety of fresh fruit trees. Only the peach and lemon have given fruits in 2026. The other fruits are newly planted.
Guest Requirements:
• Minimum Stay: 2 Nights. Long term bookings are acceptable for up to 28 days. 30 days stay or more, require ID, and address verification and a lease agreement. $2,500 deposit is also required

. Minimum Stay & Occupancy: This property requires a 2-night minimum stay. Maximum occupancy is 8 guests. Not more than 2 children.
. Base rate is for 4 guests (Adult and Children). Any extra guests is charged $40 per night.
. No unlisted overnight guests are permitted.
. No Smoking anywhere in the property.

1. SPA & Outdoor Oasis: Unfortunately, we turned off the SPA. However, for extended stay guests staying for 30 days or more, we will activate the SPA per request and a $700 additional fee per month.
• No Glass in SPA: Unfortunately, the SPA is out of order at this time. In the event that the SPA is activated, please use the provided plastic tumblers for drinks near the water. Broken glass requires a full drain and professional vacuuming at the guest's expense ($500+).
• Shower Before Entry: To keep the water clear, please rinse off lotions and oils before using the SPA. Unfortunately, the SPA is not working at this time.
• Cover After Use: Keep the SPA cover closed and strapped when not in use to maintain heat and safety. Unfortunately, the SPA is not working at this time.
• Fountain Safety: We turned off the water fountains. For extended stay guests, more than one month, we will activate the water fountains per requests for $300 a month. Please do not add soap, bubbles, or chemicals to the water fountains. It's turned off because it requires constant refilling of the water.

2. Solar & Utilities
• Energy Consciousness: We are proud to be a solar-powered home! To help us stay green," please set the AC/Heat to "Away Mode" when leaving the house for the day.

3. Garden & Fruit Trees
• Enjoy the Harvest: Guests are welcome to enjoy ripe fruit during their stay. Please do not climb trees or break branches.
• Professional Maintenance: A gardener visits every Monday at his own available time. They will not need to enter the home, but will be working in the yard.
People also come twice a week to water the plants on the pots to maintain the beauty of the landscape. They have no access to the inside of the house, except the gate, to water the backyard plants

4. Occupancy & Guests. Max Occupancy is 8 (including children). Base rate is adjusted per number of guests. Please note that only registered guests allowed, No parties, events, or unregistered visitors.
Violation: There's cost per unregistered guest/night; $500 for unauthorized gatherings; possible removal without refund

5. Cleaning Fee: Cleaning fee is set per guest as it's not cost effective to charge one guest staying for one night the same fee as guests staying for a week. Guest staying for 5 to 7 nights pay maximum cleaning fee of $250. Guest staying for 14 to 28 nights pay maximum cleaning fee of $400

6. Extended booking: Guests booking for more than 28 days, must first contact host for approval. Proper identification will be required. Home address is required. Background check is required at guest's expenses. There will be a lease agreement.

7. Quiet Hours 10:00 PM - 6:00 AM. No loud noise or music. For Parties/Events: We maintain a peaceful environment near the casino. Noise levels must be kept respectful, especially after 10:00 PM.
Violation: $250 fine per incident; repeated violations may result in eviction,

8. Smoking & Drugs: No smoking or vaping indoors, outdoors, or within 10 ft. of property. No illegal drugs.
Violation: $300-$500 cleaning fee for smoking; immediate removal for illegal drugs.

9. Pets: Not allowed.
Violation: $250 fee + cleaning costs.

10. Parking Driveway or street in front only. Do not block neighbors.
Violation: $100 per incident; towing at the guest's expense

11. Safety & Security: Do not tamper with security devices. Lock doors/windows when leaving.
Violation: Immediate removal without refund

12. Firearms & Weapons: Not allowed.
Violation: Immediate removal without refund;
may involve authorities.

13. Commercial Use/Deliveries: No commercial use, and no mail or packages should be sent to the property.
Violation: $250 fee.

14. Damages & Cleanliness: Keep the home tidy. No spills on carpet, chairs, beds, and couches. No markings, drawing, or painting on the furniture, bedframe, walls, etc. Guests are responsible for damages. Report issues immediately.
Violation: Guests will be charged for repairs/ replacement and extra cleaning if needed.

15. Utilities & Amenities: No refunds for outages beyond host control (internet, power, water, appliances),

16. • Laundry Room: Please do not overload the high-capacity machines. Use only "HE" (High Efficiency) detergent. It uses a liquid detergent.
