The Space:

The Sandhouse in the Desert is designed as a resort-style desert estate where outdoor living, recreation, and relaxation take center stage.



The property includes two private homes positioned on one expansive desert lot, creating an ideal setting for groups who want to spend time together while still enjoying personal space.



At the center of the property is the signature feature that inspired the name Sandhouse — a private sand beach with a full sand volleyball court. This unique space brings an unexpected coastal energy to the desert landscape, making it a favorite gathering spot for guests.



Surrounding the beach area are the estate’s other outdoor amenities, including the pool, spa, sauna, firepit, and multiple lounge areas where guests can relax and take in the wide desert views.



Inside, both homes feature bright, open interiors with large windows that frame the surrounding landscape. Natural textures, warm wood ceilings, and comfortable furnishings create a space that feels modern yet welcoming.

While there is plenty to explore nearby, many guests find themselves perfectly content spending most of their time enjoying the property.



Getting Around:

The High Desert is best explored by car, and we recommend that guests have their own vehicle during their stay.



Most local attractions are just a short drive away, including Joshua Tree National Park, Pioneertown, Yucca Valley, and downtown Joshua Tree, where you’ll find restaurants, coffee shops, art galleries, and local boutiques.



Typical drive times:



• Joshua Tree National Park entrance – approximately 10–20 minutes

• Pioneertown / Pappy & Harriet’s – approximately 15–25 minutes

• Downtown Joshua Tree – approximately 10–15 minutes

• Yucca Valley restaurants and grocery stores – approximately 10–15 minutes



Rideshare services such as Uber and Lyft are sometimes available in the area but can be limited, especially late at night, so having your own transportation is recommended.



The property offers ample on-site parking, making it easy for groups with multiple vehicles.



Guests are also welcome to explore the surrounding desert roads, scenic drives, and hiking trails that make this region such a special destination.



Other Things to Note:

Pool & Spa Heating — Important Information

We want your experience to be seamless, so please note:

∙ Pool heating: $400 per day — must be requested at least 3 days in advance

∙ Spa/jacuzzi heating: $100 per day — must be requested at least 3 days in advance



Security Deposit - Mandatory $5,000 mandatory security deposit, to be collected after the stay as a TEMPORARY HOLD on your credit card. The hold is released 5 days after booking.



Desert Environment — What to Expect

The Sandhouse sits in a genuine high desert landscape, and that’s a big part of what makes it extraordinary. It also means guests should be aware of a few things: Desert wildlife is part of the experience. The property is located in natural desert habitat. Guests may encounter lizards, birds, insects, and occasionally other desert animals. This is normal, expected, and a reminder of the wild beauty surrounding you.



To keep everyone comfortable and safe:

∙ Do not leave food or drinks outdoors unattended — this attracts wildlife

∙ Keep doors closed when not in use

∙ Shake out shoes left outside before wearing

∙ If you encounter wildlife, observe from a respectful distance and do not attempt to interact



This is their desert too — we simply get to visit.



House Rules & Quiet Hours

To protect the experience for every guest and neighbor:

∙ Quiet hours are strictly observed from 10PM to 7AM

∙ Use of speakers is strictly prohibited

∙ No outside vendors or events without prior written approval

∙ All waste must be properly disposed of — leave the estate as you found it

∙ Pool and spa areas must be used responsibly

∙ For the security of all guests, exterior cameras are located around the property perimeter.



We trust our guests to treat this estate with the same care and respect they’d want in their own home. Violations of house rules and/or local laws may result in additional charges or security deposit deductions.
