Elevator access in the building, so arriving with luggage is easy.
No pets, no smoking/vaping anywhere in the unit.
No daily housekeeping — linens and towels are provided, and we'll have it spotless before you arrive.

On Lake LBJ with marina and waterfront nearby — please supervise children around water; no lifeguard on duty.

Horseshoe Bay is a quiet, upscale Hill Country community on Lake LBJ — a constant-level Highland Lake perfect for boating, paddleboarding, and fishing year-round. Downtown Marble Falls is six miles away with Main Street dining, shops, and breweries, and Austin is about an hour northeast. Wineries, Fredericksburg, and Enchanted Rock make easy day trips. At The Waters, the marina, waterfront dining, and lake sunsets are right outside your door.

Everything at The Waters is easily walkable, from the marina to the Waterfront Bar & Grill right next door. During the summer months, a shuttle typically runs from the marina or Yacht Club up to the main resort and back, so if you'd like to dine at the hotel restaurant, it's an easy round-trip ride. A car is recommended for exploring Marble Falls, area wineries, and the wider Hill Country.

Please read before booking — resort access: This is a privately owned condominium at The Waters, not a Horseshoe Bay Resort hotel unit or a resort membership. Booking this condo does not include access to the full resort.

You will NOT have access to: the resort golf courses, the hotel pools, hotel amenities, resort marina, or the Yacht Club.

You WILL have access to: the condo, The Waters community pool (not heated) and hot tub, the lakeside grill, the Waterfront Bar & Grill, Lake LBJ, the hotel restaurant and the Horseshoe Bay community.

Traveling with a resort member or someone staying at the hotel? Your party may be able to use additional amenities under their membership or guest status — that access is tied to them, not to this unit. Not sure about a specific amenity? Message us before booking and we'll clarify.

A few other things: This is a quiet residential community — no parties or events, and quiet hours are 10 PM–8 AM out of respect for full-time neighbors. No pets; no smoking or vaping anywhere in the unit. Check-in is self-service via smart lock (details sent before arrival), and there's elevator access in the building. An exterior noise-monitoring device measures sound levels only to protect neighbors — no interior cameras, no audio recording. There's no daily housekeeping; linens and towels are provided.
