Welcome to our exclusive vacation villa in Mali Kosi, Istria! This luxurious villa near Rabac and Labin offers families and groups of friends an unparalleled vacation experience. Set on a 1,000-square-meter, fenced-in property, a peaceful oasis awaits you with breathtaking views of Kvarner Bay. Here, you can enjoy tranquil nature while still having easy access to local amenities.

The 175-square-meter villa can accommodate up to 8 guests. Your four-legged friend is also welcome here upon request. The villa features four bedrooms, each with its own bathroom and a high-quality double bed (180x200 cm). The furniture is modern and of the highest quality. Every bedroom is air-conditioned, offers an impressive ocean view, and is equipped with a 50-inch Samsung Smart TV. One bedroom even features a large balcony that’s perfect for relaxing. During the cooler months, underfloor heating throughout the house ensures cozy warmth.

The spacious living room is perfect for social evenings. It features a 75-inch Samsung Smart TV, a Piazzetta pellet stove, and plenty of seating for the whole group.
The modern kitchen features a cooking island, an induction cooktop, Villeroy & Boch tableware, a coffee maker, a toaster, and other high-quality kitchen appliances. Here, you can prepare delicious meals together.
A Sonos sound system provides background music throughout the house and in the outdoor area. The Philips Hue lighting system provides atmospheric lighting both indoors and outdoors.

Thanks to Starlink, you’ll have high-speed internet and can stay online at all times—even while on vacation—and stream your favorite shows on a total of six smart TVs. The villa’s four bathrooms are luxuriously appointed. Three bathrooms feature high-quality Grohe Raindance showers, while one offers a relaxing freestanding bathtub.

The villa’s outdoor area is a real highlight. On the terrace, you’ll find an outdoor kitchen, plenty of seating, and a BBQ area. Here, you can enjoy the spectacular view across Kvarner Bay to the island of Cres. A 65-inch Samsung outdoor TV is available for evenings spent together—ideal for cozy nights watching “Tatort,” soccer, or movies.

The saltwater infinity pool, which can be heated upon request (for an additional fee of 25 euros per day), is perfect for those with sensitive skin and also offers a stunning view of the sea. Here, you can relax and enjoy the Istrian sun.

The villa’s location offers you peace and quiet, yet you’re still close to important amenities. In just 15 minutes by car, you can reach restaurants, supermarkets, pharmacies, and other shops. Historic cities such as Pula, Rovinj, and Poreč are ideal for day trips. You can also set out on hiking and biking tours right from your doorstep.

Pool heating is only recommended in the spring or fall and costs an additional 25 euros per day or 175 euros per week.

If you’re staying longer than two weeks, we’d be happy to ask our cleaning team if they can perform an interim cleaning of the villa. This service would cost 150 euros per cleaning and would take place on Saturdays or Sundays.

A baby crib and a high chair can be provided free of charge upon request.

2 e-bikes (Haibike SDURO HardSeven 4.0 YSTS (500Wh) with a frame size of 45 cm) can each be rented and provided for a flat rate of 100 euros per week.

1 Polaris Sportsman 570 ATV can be rented and provided for trips to the beach for a flat rate of 200 euros per week. A valid driver’s license is required.
