The Space:

Bring everyone together in a spacious Indianapolis home with room to gather, relax, and enjoy time outdoors. Five upstairs bedrooms—including two separate bunk rooms—combine with four full bathrooms and a downstairs half bath to make shared stays more comfortable.



ARRIVAL & LIVING SPACES



A broad driveway leads to the two-story home, where a covered front entrance welcomes you inside. Step through the front door into an entryway with a convenient coat nook and the staircase leading upstairs.



The main living room offers sofas, armchairs, and a wall-mounted TV, giving your group a comfortable place to settle in. It flows into the dining area and kitchen, keeping conversation connected whether someone is preparing dinner or relaxing on the couch.



Separate family and game rooms provide additional places to spend time together—or spread out when everyone wants something different.



KITCHEN & DINING



The kitchen features generous counter space, wood cabinetry, a large island, and stainless-steel appliances, including a refrigerator, range, microwave, and dishwasher. A coffee maker and toaster make breakfast easy before heading out for the day.



Beside the kitchen, a long dining table with bench seating creates a natural gathering spot for shared meals and planning your next outing. A washer and dryer are also available for refreshing clothes during longer stays.



BEDROOMS & BATHROOMS



All five bedrooms are upstairs, keeping the sleeping spaces separate from the main gathering areas.



Master Bedroom 1 has a king bed, smart tv, and its own ensuite bathroom with a double vanity, separate shower, and bathtub. The arrangement gives you space to get ready together or enjoy a relaxing soak at the end of the day.



Master Bedroom 2 has a king bed also, a smart tv, and has a private ensuite bathroom with a double vanity, separate shower, and bathtub.



Bedroom 3 has 2 queen beds and its own ensuite bathroom with a shower and single vanity.



Two additional, separate rooms complete the five-bedroom layout. Both have a queen bunk set up, with 2 queen beds in each room. An upstairs hall bathroom with a shower provides shared bathroom access, while the downstairs half bath is convenient when spending time in the living spaces.



A separate upstairs office adds another room away from the main gathering areas. Central air conditioning keeps the home comfortable throughout your stay.



OUTDOOR SPACE



Head outside to enjoy the fenced backyard and deck, with a pergola adding character to the outdoor setting. The private hot tub offers a relaxing way to finish the day, whether you have been exploring Indianapolis or simply enjoying time at the house.



With multiple living spaces, three ensuite bedrooms, and a backyard retreat, this home gives families and friends plenty of ways to enjoy their stay together.



The Neighborhood:

Enjoy a residential setting on the northeast side of Indianapolis, with shopping, restaurants, outdoor recreation, and Fishers attractions within driving reach. It is a convenient base for mixing relaxed time at the house with meals out, sightseeing, and event days.



For shopping and everyday conveniences, head toward Castleton Square and the surrounding retail area. Fishers District offers another option for dining and an evening out, including 1933 Lounge by St. Elmo.



For time outdoors, Fort Harrison State Park offers trails, picnic areas, and wooded scenery. Downtown Indianapolis adds a wider range of experiences, from the restaurants and entertainment along Mass Ave to games and concerts at Gainbridge Fieldhouse and Lucas Oil Stadium.



Approximate driving distances and times:



• Castleton Square: 2–4 miles, around 8–12 minutes.

• Fort Harrison State Park: 6–9 miles, around 15–20 minutes.

• Fishers District: 7–10 miles, around 12–20 minutes.

• Mass Ave: 16–20 miles, around 25–35 minutes.

• Gainbridge Fieldhouse: 18–22 miles, around 25–35 minutes.

• Indiana Convention Center and Lucas Oil Stadium: 19–23 miles, around 25–40 minutes.



Getting Around:

A car is recommended for exploring the area. Travel times vary with your route, traffic, and event schedules.



Other Things to Note:

PLEASE PROVIDE AN AFFIRMATIVE RESPONSE TO THE FOLLOWING:

• Underage teenagers trying to throw a party is not allowed. I will show up with the police and press charges. ($500 fine)

• No bookings for guest under the age of 25

• NO smoking inside the house or garage. Smoking outside is completely ok. ($500 fine)

• NO use of firearms or fireworks on the premises. ($500 fine)

• All damage will be considered intentional/reckless if not reported via email/messenger or phone.

• Pets are allowed for a fee of $150

• A determination will be made as to whether any damage was intentional/reckless or accidental. Guests will accept responsibility for any non-accidental issues and will be charged for compensation. Stuff happens and we are not here to nickel and dime you. This is meant for reckless activity.

• You are limited to the number of guests on the reservation plus 2. If you would like more just confirm first.

• Unless receiving prior approval, check-in , and check-out must be followed for cleaning, maintenance, and other bookings. ($100/hour fine)



Check-Out Instructions

1. Please strip or leave all used beds unmade. If stripping the bed, please leave sheets on mattress or in the laundry basket provided.

2. Please make sure all dishes are are washed. Leaving the dishwasher running is perfectly acceptable. Please get any food off the dishes before running.

3. Please make sure all trash is gathered and thrown away. Note: Extra trash bags are located at the bottom of the trash can. Leave any large boxes too big for the chute in the unit.

4. Please dispose of any leftover food you may have in the refrigerator. Our cleaners will take any food, beer, or water that is unopened.

5. It is helpful, but certainly not required, if a load of used towels is thrown in the washer before checking out. Please use bleach, laundry detergent and run on hot.

6. As previously stated in the check-in instructions, please return the parking card to the condo after exiting the parking garage.

7. If you check out early, could you kindly send us a message and let us know, so we can send our cleaners over to get started. We will send a message tomorrow as well. Just ignore if you will be there till check out time. No hurry!
