Even from the living room, the Watzmann catches your eye. The mountain panorama unfolds from the loggia: at breakfast, after a day on the mountain, or while enjoying an aperitif in the evening sun. With 143 m² of space, up to 7 guests can enjoy time together with family and friends.

The light-filled living room, over four meters high, is the heart of the home. At the striking kitchen island featuring Miele and BORA appliances, guests cook, watch, and taste; at the long table, they eat, share stories, and make plans. Panoramic windows, warm wood, natural stone, a leather lounge, art, and carefully curated lighting blend alpine character with modern clarity.

Three bedrooms with extra-long king-size beds and a 140-cm-wide sleeper sofa ensure restful nights. Two bathrooms feature walk-in rain showers, a bidet, and a freestanding tub. From the private Finnish spruce sauna, you can access the second bathroom or the terrace with a cold outdoor shower.

The separate 70-m² terrace is shaded and faces the neighboring gardens. An elevator, carport, parking space, and storage areas for skis and bikes are included. High-speed Wi-Fi, high-end hi-fi, and two workspaces are available.

The Old Town and restaurants are right next door. Königssee, the national park, and Salzburg are nearby. When you open the windows facing Maximilianstraße (30 km/h speed limit) or step out onto the loggia, you can occasionally experience the lively side of Berchtesgaden. When the windows are closed, modern soundproofing ensures quiet, while the automatic ventilation system provides a constant exchange of air. Thermal insulation, exterior blinds, and high-quality, quiet fans in the living and bedrooms offer comfort on warm days. In winter, the underfloor heating creates a cozy atmosphere. Head out for hiking, biking, skiing, or golf. Then return for an aperitif on the loggia or to the sauna.
