Rottenhöfer Retreat Villa – BelleVue with a prime view of the Watzmann
110 m² on the bel étage of an Alpine Art Nouveau villa dating from 1899, quietly perched in the historic hotel and villa district of Berchtesgaden, characterized by the royal Bavarian atmosphere of that era. A vacation apartment for couples who appreciate space, tranquility, and panoramic views; thanks to two stylish bedrooms, it’s also perfect for a relaxed stay for four. Salzburg, Königssee, and the national park are all within easy reach.
The villa has its own charm in all four seasons, from summer festival evenings in Salzburg to the quiet Advent season and the days around New Year’s, as well as in spring and fall, when light, colors, and distant views beautifully showcase the location.
A room with a view, only more spacious: The bright living area opens up to the Berchtesgaden mountain landscape through oversized windows, with King Watzmann at the center. The panorama is reflected in the large glass table in the living room; it lies right before you, as if from a box seat. A covered veranda, loggia, balcony, and bay window create favorite spots with views from sunrise to sunset.
Abundant light, high ceilings, and the interplay of glass, stucco, iron, wood, and art give the apartment its character. Period furniture, an original bronze chandelier, and the piano add distinctive touches.
High-speed Wi-Fi, two flat-screen TVs with international channels, as well as games and books, round out the living experience. The outdoor areas total 27 m². The bathroom features natural light, a tub, a rain shower, and a bidet. Centrally located yet set back from the main street (30 km/h zone), with an elevator and parking, as well as a bakery, café, and restaurants just a few steps away.
