The property was completely misrepresented. Do not fall for the photos or description. It was the most filthy and unsanitary place we have ever seen. The sheets had brownish-yellow stains, the duvet and pillow covers were torn, and the couch was so stained that we couldn’t even sit on it. The cushions were ripped as well. The safe did not work. The listing said there was a washer, which was inaccurate! but when we asked for access and finally saw it, the machine was covered in black mold with a moldy blanket inside that looked like it had been there for months.The floors were dirty and stained, and the bottoms of the windows were filled with dead insects. The countertop was sticky and filthy. There was no soap in the bathroom, and the soap in the shower was watered down. The patio was covered in bird droppings, the furniture was broken with sharp edges, and there was no lock on the patio door, meaning anyone could access the unit.We tried communicating with the manager, Sergio, but after three messages outlining our concerns, he rudely replied, “stop writing to me now,” and stopped responding entirely. On top of everything, the property has extremely steep stairs that make carrying luggage nearly impossible, and the noise from nearby music goes on all night long. We ended up getting another place after a night of sleeping on our towels!

Extremely happy guest

I thoroughly enjoyed my stay at the beach bay suites. The accommodations were outstanding, the rooftop view was amazing, the memories unforgettable. I highly recommend this place, my only regret is that I only booked one week. I will definitely be back in the near future!!

Very good place

Very good place in the middle of the action. Good place but need a good cleaning, towels, toilet paper just a few things to be 5 stars, safe hard to open.... Communication with the property is also a little hard... I would rate it a 3.5 stars

Enjoyed our stay!!!!

Accommodations good and great location! #4 was nice size for the 2 of us. In the heart of all the action and reasonable rates. Would not recommend for seniors due to steep stairs and noise at night. Just right for the younger generation!!!! Although, if you can just go with the flow, you will enjoy! Thanks Sergio!

Very noisy until 2am, bands playing below next door. No WiFi in our unit. Unsafe, front wood railing in front balcony is rotted. Canopy is being taken apart by birds for their nests.

We stayed here for a wedding in Sayulita The condo is not as described, very little hot water, no water pressure, the TV’s did not work and the remotes were broken The kitchen cupboards were dirty and on the 2nd day of our stay we noticed the host but no response till after we checked out I would NOT recommend this place at all

Overall everything was great. We had a small issue with the toilet not working but our guy Sergio had it taken care of right away. The last 24 hours there was a strange water gurglung sound coming from the ceiling but if you were up dancing to the loud music then you wouldnt have heard it. Overall its still a great place. Second time staying here.Pool on the roof is awsome.

Close to ALL the action!

The location is in the heart of Sayulita. You are just a few blocks from the beach and all the restaurants and bars, and night clubs. The action ends at 3:00am daily. Because you are just doors away from bars and clubs it is impossible to sleep before 3:00am. If you’re looking for that kind of ambiance this is your place! The place is also advertised for up to 4 people but the pull out sofa is NOT comfortable at all. It was easier to sleep on top of the sofa cushions. The sofa bed can benefit from a better mattress for sure! The unit has fans and a AC unit which is needed since it’s often hot and humid. The AC unit in the room leaks a lot so we were unable to use it but the fan and the screen unit in the livingroom were sufficient to cool the room when the adjacent door was left open. The unit is equipped with everything you need to cook if need be but with so much amazing food near by there’s no need for any of that. The pool area on the rooftop has a beautiful view of the area just be aware that the pool is not heated. This may not be a problem in the summer months but it was very cold during our stay in December.

A Perfect Place in Sayulita!

This was my first time traveling to Sayulita, Mexico and I was a little nervous, as I was traveling alone. However, with Sergio's directions and instructions my worries quickly faded. Sayulita quickly became one of my favorite spots I have traveled to and Beach Break Suites had a lot to do with that. The suites are located in town and at first I was worried it would be to noisy. Not at all. There was hustle and bustle and music at night but it died down early and could barely be heard if you close the balcony door (for me it was enjoyable so I left the door wide open). The suite itself was so much more than expected. Very modern and clean while holding that Mexico charm. What makes Beach Break Suites the place to stay (besides the great location, walking distance to everything, including the beach) is the rooftop pool and patio. The view is gorgeous (wow the sunsets!) and the pool made for a nice retreat on the hot days. I have absolutely nothing bad to say about Beach Break and I know I will be returning. Thank you Sergio for all your help and thanks to Iris (the housekeeper) for doing such a great job! Also would like to note that I love the "energy card" system, what a great way to conserve energy! Thanks!

Honeymoon Trip

This property is located in a great place in town. Close to all the fun. Quick walk to the beach and food. Property was clean. At night the music can be loud but we’ve stayed in Sayulita many, many times and know this is common. If you turn the AC on and listen to a podcast the music won’t bother you. We were there during Spring Break and surprisingly the music only went until about midnight. The pool area on the roof is pretty small. The light in the small pool was broken and had exposed wires so we weren’t going to test the pool out. That was a bummer but our friends stayed next door and had a great pool so it worked out. We had to buy more trash bags, paper towels and tp. And unlike most properties in Mexico you are provided with filtered water. This was actually the first place I’ve stayed at in all my years of traveling in Mexico that there wasn’t filtered water. We just bought our own so it was fine. The last thing was the hot water. I understand the water situation very well in Mexico and that you’re not always going to get a hot shower for longer than 5 mins. But we spent a week there and the closest we came was maybe lukewarm for a few mins. Other than that I’d say the place is a decent place to stay. Not a horrible experience by any means.

Great location but still waiting for refund for final night

Location was excellent and close to everything. The food and restaraunt’s in the area are amazing! I had emailed the owner a week before arrival to ask a few questions and received a response that answered my questions and also mentioned that we would be given the arrival instructions the night before but nothing came. We then messaged and received no response. We then had to actually phone the property owner to request them the morning of our arrival. He then said we wouldn’t receive them until the actual check-in time. We were given the wrong code in the email to the locker to get our apartment key from but luckily Iris the cleaning lady was still there cleaning and knew the correct code to get the door card key for us. We had also shortened our stay by one night over 9 months ago (due to flights) and were told by Sergio (the owner) that we would be refunded the amount for the one night. I have asked him several times now about the refund but have yet to receive it. The internet was fast when it was up and running but it went down for most of one day in the entire village (not the owners fault) and the water was off a couple of times. Not sure why but was restored by about 4pm. May be a conservation thing but not certain.

Great location - FAST internet

We stayed on a 2 week working vacation. Internet was great 200Mb down and 100Mb up. Nice balcony right over the street and nightlife. Steps away from food, coffee, laundry, music, etc. QUICK service for maintenance (replaced light bulb that burned out in bathroom).

Great vacation!

We visited as a family with two younger kids. Location is amazing, right by the beach and everything else! Building is nice and clean and the front desk was helpful. Pool was also excellent. Recommended!

Great central location

The location was perfect for getting to any venue in town. Pool was refreshing to get into at the end of the day to cool off. Photo needs a bit of updating as new construction has hindered a bit of the ocean view. Would definitely stay here again.

Non stop loud and be prepared for steep stairs

The bar downstairs has live bands every night. And the 3 flights of super steep concrete stairs are a lot of work to get luggage and groceries up. We ended up leaving a day early just to come home and sleep.

Centrally located apartment

Very nice, centrally located, convenient apartment in downtown Sayulita. Only two blocks from the beach. Great restaurants all around. Walked everywhere. It is right in the center of the action so it can be loud and bustling late into the night.

It was not quite right for us but it would be PERFECT for others

We thought the property was really very nice, and the suites were well taken care of. We loved the balcony and the pool was the perfect reprieve at the end of the busy day. I am certain this property would be ideal for many people. For us the noise during Spring Break was overwhelming. It helped to eat a little later and get back a little later so we were REALLY tired and could fall asleep. Sayulita is a city that never sleeps from what we experienced so it is super FUN for a party crowd. You can hear live music, there were street performers every evening, and the food is amazing. It is not the relaxing atmosphere we had hoped for. I was also hurt, so the stairs were a challenge for me. Normally, steep steps are not a challenge, but they might be for some so if climbing is a challenge be aware. If you enjoy a lively, party centric place, this is for you.

Very nice home. Comfortable bed and hot shower plus the ability to cook meals (which we didn’t).

Very central location so a bit noisy if you like getting to bed very early. But you can grab a drink very easily and get it to your roof top pool before any ice melts. The check in process was easy and the property is very safe and secure. We were thrilled.

Nice condo for a month, convenient location...BUT

Wife and I rented condo for the month of Feb, 2022. Great location right in downtown Sayulita. Decent 1 bd condo, with enough ammenities to meet our cooking and cleaning needs. Full size fridge was nice, balcony was fun to hang out on. Walking distance to everything we needed or wanted to do. While we expected some road and tourist "noise" in that location, we were not prepared for extremely loud live music EVERY night (for a month) until at least 12pm. If we we're in our 20's, or a couple guys looking to party, it "could" be fun. But after long days on the beach, hiking, or whatever, we wanted to be able to sleep. We ended up booked 3 other places over this month for several nights each, just to get a few good nights sleep. Many mornings, the restaraunts across the street had more loud music blaring when the opened ~ 8:00am. It seems bars and restauraunts in Sayulita compete to see who can be the loudest, thinking it will bring in more customers. Overall, we had a blast in Sayulita. Great beach, surfing, food, some fun bars, nice people. If/when we go back, we will book further from downtown, in a quieter section of town. Shout Out to Paridisio Yoga, awesome location and instructors.

Walking distance to everywhere means that you have no need for a car or awkward parking! We are just steps away from everything and love to explore on foot, we hope you will too! We built these suites ourselves and loved seeing them come to life. we love our rooftop pool with a view of the ocean and our fully equipped BBQ and bar.
