May vacation at Gulf gate

The Gulfgate is a great older property on the east end of Panama City Beach, this end of the beach is typically a little less crowded, and a little quieter We like that, the pool is partially under cover and partially in the sun Every unit has an ocean view But be careful win going onto the balcony, every unit has a very tall threshold and you will stub your toe at least once We will stay here again

Beach view

I loved that we weren't in a large property and right on the beach. We are greatful the property was available for the night we needed. It's not updated but nicely appointed. Just what's needed. Con for us: Extra firm mattress in master bedroom.

Good view and Beach

The condo was in a great location. We were located on a private beach and the pool was great. The staff at the condo were very kind and helpful. It is an older condo and the bathrooms are definitely older styles, but everything was clean and up to our standards. The washer in the condo needs a deep clean. It smelled of mildew the whole time we were there.

Little Gem on the beach!

If you are looking for a true beach vacation but don’t want to spend thousands of dollars on a rental unit, This is your condo to rent.! Unbelievable views ,right on the beach. Two minutes to the sand! YCondo is a bit dated (lots of wicker furniture, but comfy condo was clean as a whistle and has every amenity that you need - all the appliances washer/ dryer was new!

We loved the location of this place but we had a few issues our ac didn’t work the 1st day got fixed the 2 day about 5 pm the chairs out side where broken and the curtain rod was broken the stove eyes only 2 worked it was hard to cook stove top but other then this we loved this place

Updates needed

We absolutely loved the location,enjoyed the pool and easy access to the beach. The condo itself needs upgrades,the furniture had stains , rusty broken patio furniture on the balcony . The beds are very clean and comfortable. Which was greatly appreciated. We sent a text out that got a quick response about a broken door .

Less crowded is better.

Only about 50 to 60 units. I liked it much better than the crowded towers. Stayed on the 4th floor, never needed the elevator.

Condo was a little dated, but hey, you’re at the beach! Nice and clean, plenty of towels. If you like to cook, bring your own frying pans and spatula. Only has a 4 cup coffee pot. The view was truly amazing! Elevators were efficient. Area under condo has a covered pool and several tables to take a break out of the sun. Restrooms in that area were clean and nice. We were on 4th floor and it literally only took 3 minutes to get from room to our chairs on the beach. Area was not crowded. Loved this place. The beach service attendant was awesome!!

Functional property but needs lots of work

Condo was extremely dusty and dirty. Both bedrooms and bathrooms had wallpaper peeling in chunks. Doors were cracked and peeling. Master toilet bowl was cracked. Dishwasher unstable and not attached to cabinet. Several rusty surfaces on appliances and kitchen ware. Dining chairs covers dirty and moldy. Needs an overall deep thorough cleaning.

Overpriced, rundown but convenient

This condo is extremely rundown and poorly furnished but easy to find, check in and check out. Right on the beach, fourth floor view, beautiful beach. “Feels” Louie a rundown roach motel room and motel but clean, just really rundown. Hair dryers very old and rusty, one not working, broken sliding door screen, crappy outdoor furniture. It’s not a comfy or cozy place but you have a great view. Our coffee decanter was broke, wallpaper peeling in bathrooms, walls very scuffed up, broken bedroom door, broken shower rod set next to shower, stove only two burners working, ice maker non functional, no chain lock on door, mismatch hanger posts on back of bathroom door, three- two not broken. I’d not stay here again but we had a super trip. Lots to do nearby. We made last minute plans and this was available,. Now I know why. I think it would be much more reasonable to charge way less. Like half. There is a substantial cleaning fee and I’m certain you could clean and set this place up in 2 hours. It is well stocked with supplies, extra towels, blankets, pillows. No fabric softener but we bought some. Two beach towels. You can rent lounge chairs for forty dollars a day out in front at the beach but you’d think a place charging this much could buy two cheap lounge chairs from Walmart. We did. And get to keep them. Floors are pretty dirty but I think that’s the area so no fault of managers. I reported things and got quick online response and manager called next day afternoon. Again, I wouldn’t stay here again unless I had to find a place and it was all that was available.

Horrible experience with Vacasa

In about the 12th hour of our 14 hour drive we received an email saying our condo was clean and ready early. We did not arrive early but on our arrival we loaded a cart to take our belongings in the rain to the condo, we heard loud music coming from the condo.All the furniture was piled up, curtains taken down, plastic over one of the beds, and two men were removing the glass sliding doors and windows. I spent two hours on the phone trying to reach someone at Vacasa while our things were getting wet. We finally loaded them back in our vehicle. The lady at the office desk for Gulf Gate, Donna was very sweet and sympathetic. She reached out to Rachel with Vacasa with no luck. She stated she had spoken to Rachel about when we were supposed to arrive and was told different dates later than our arrival date and was to confirm with Donna. She never did so the construction crew was told go ahead to work in our reserved condo.I explained to Vacasa that we had other family coming in a couple days later staying in the same complex via AirBnB. Vacasa first offered to move us down the road to another complex with a $50 credit.Then they offered another condo at Gulf Gate that was also under construction, then another on the 2nd floor. We took that one.Then on the second day of our stay we were told we had to move again by Vacasa. I spoke to several people at Vacasa:1 A customer service rep who couldn't help at all, 2.Two different gentleman, one of which told me that arguing with Vacasa was like arguing with City Hall and to just "give up", 3.Rachel with Vacasa who was very aggressive,talked over me as I asked if I could please finish and told me I had a turn to talk then she gets a turn,then I get a turn so I stopped and she spoke and finished her statements with "I'm done" and hung up. I only wanted to explain I had family coming, never got to tell her that. We were told over the course of that morning several conflicting reasons we had to move out of 209 1.There was someone,a contractor moving in midweek to work on floors and ceilings (a lie be cause that condo had recently been redone due to a water leak from above and I checked all week, no one checked in),2.The HOA is insisting we move(another lie, I spoke to the head of the HOA and said we could stay out our vacation in that condo). Interestingly Alexis, Rachel's asst, told us they didn't know who Richard was(he's the head of the HOA)that he must be the maintenance guy and that Donna is the HOA person(another lie, she works for Gulf Gate as an employee). Richard asked the window and door crew to save 209 for last and they agreed,I confirmed that with the construction manager. 4.We were told that it was illegal for us to there,no further explanation, 5. We were told it's a safety issue but the complex was full of other renters.There's more, I'll spare you. 402 needs some kitchenTLC and carpets cleaned.Was not clean post construction.Beds were comfortable as was living room.Heated pool & elevator broken

A short walk to serenity.

We loved that we were right on the beach, which was very clean, not crowded and available umbrella rentals. Excellent location, attractions are conveniently walking distance or a 5 min or less drive. Elevator access, restrooms located at beach entrance. Condo was clean and everything was provided for you. The sunsets we're absolutely beautiful. We are definitely coming back next year!

Not the best, not the worst.

Location is 5 star, condo needs some TLC, painting, cleaning real good. Towels had long black hair on them (not pubic) but appeared to be clean. AC unit is loud but works well. I thought the fees were too high. Fees and taxes were almost as much as the room rental. All in all not a bad condo and I would stay there again. It just needs a little attention.

Beautiful an so relaxing!!!

The views can't be beat. If you are looking for a quiet and serene vacation,I would definitely recommend Gulfgate 402. The only disappointment was the bedroom window was blurry and housekeeping left some wet towels from the previous quests in the bathroom. No biggie I just washed them. My kids loved the pool and it's under cover so they could swim for hours and not get burnt. Beach is clean and Anthony with the chairs is so nice. Will definitely stay here in the future.

Working Spring Break trip

I brought my daughter and one of her friends for their Spring Break. I worked for most of the time but the balcony was an excellent office with the high top table and chairs. The WiFi was excellent for the many Zoom calls I had throughout the week. The property was quiet at night and very clean. The kitchen was well stocked although a larger coffee maker or a Kuerig would be a good addition. The table and chairs on the balcony could use some tightening - I did my best but really needed an Allen wrench! I will definitely look into booking this property again! Ideal beach spot!
