(Villaljuta) Esta villa y piscina de 4 dormitorios de nueva construcción, a solo 50 metros del mar, tiene vistas espectaculares sobre el mar y las montañas. Se encuentra al borde del pintoresco pueblo de Ljuta, que se encuentra entre las dos ciudades de Kotor (6 km) y Perast (4 km), patrimonio de la UNESCO. En frente de la casa hay un gran patio de piedra con una piscina de 8 x 4 metros. El alojamiento consta de una espaciosa y bien equipada cocina abierta, comedor y sala de estar. El piso superior tiene un dormitorio individual y baño en suite, y el piso medio tiene tres dormitorios más y dos baños. Todas las habitaciones tienen acceso a balcones con sus espectaculares vistas. A menos de 100 metros se encuentra el famoso restaurante Stari Mlini (probablemente el mejor restaurante de la costa). El pueblo tiene una tienda a un par de minutos a pie y un fantástico mercado de pescado fresco / deli (Cogi).

Good communication with owner. Management team met us at property and gave helpful Information about house and area. Beautiful setting and views. Pool and outside area lovely.Good setting for visiting other places, although traffic busy as one road in and out of Kotor. Would definitely recommend property and area.

The villa was absolutely perfect. Communication with the host was quick and accurate with all information needed to check in and about the vill and local area. Check in was smooth and no issues. The Villa itself was beautiful. Really spacious with the most incredible views. Situated at the quiter end of the Bay, we were so glad we chose this location.The pool was clean and big, beds comfortable and all the bathrooms just as expected. Wifi good and worked with no issue for 4 teens and two adults!! The local area was quiet but with beach bars and a couple of restaurants accessible by foot, otherwise, taxi, bus or a longer (1.5 hrs) walk into Kotor. If you have the means then worth hiring a car if you want to get out and about although the traffic is awful after 9am heading into town. Beaches in walking distance are small but you can easily swim in the sea from a nimber of points nearby. Overall an amazing stay in a beautiful villa in an incredible part of the world.

Checking in was easy and Branka from the agency met us at the property and told us everything we needed to know.The kitchen was fully equipped and having a dishwasher and washing machine was a massive help!The property is great and we had a wonderful time exploring the bay and finding small beaches.The weather was hot and at the end of a day we would all flip into the pool to cool off.Everything was perfect and would highly recommend this property for family get aways.

Super Urlaub

Wir hatten 2 wunderschöne Urlaubswochen in einem sehr schönen Ferienhaus. Besonders erfrischend war das Baden im sehr sauberen Pool. Etwas abenteuerlich ist das Ein- und Ausparken. Der Vermieter kümmerte sich sofort wenn etwas nicht in Ordnung war. Angelika

Lovely stay in Kotor Bay

House is perfect for a group of up to 8 with all amenities required, along with a great pool to enjoy lazy days at the house. May be advisable to hire a car as Ljuta has no bars/restaurants in the immediate vicinity, however local taxi companies for Dobrota and Kotor town bars & restaurants are reasonable when requesting to pay by the meter.

Stunning Views, Great Villa

Stunning villa overlooking Kotor Bay, and I cannot recommend it highly enough. The villa itself was impeccably clean and well-equipped, catering to all our needs. The air conditioning worked perfectly, providing a cool and comfortable retreat from the Montenegrin sun. Additionally, the Wi-Fi was fast and reliable. Communication with the property manager was brilliant. The heated pool was a highlight, providing a refreshing dip with just the right temperature. We were also impressed with the comprehensive information provided about the villa, local shopping, and the surrounding area. It made our stay smooth and enjoyable, with plenty of tips for exploring and making the most of our time. The view over Kotor Bay was nothing short of spectacular. It's one of the most beautiful locations I've ever visited, offering breathtaking scenery right from the villa's terrace. The only downside is the distance to decent restaurants. It's a bit of a walk, and the Montenegrin roads aren't particularly pedestrian-friendly. However, this minor inconvenience did little to detract from an otherwise perfect stay. Overall, this villa offers an exceptional experience with its amenities, views, and fantastic service.

2 week summer holiday

Fantastic outlook from the villa to the most stunning scenery we've ever seen. Generally a very good villa with only a few elements that could do with updating / improving e.g. some new sun loungers around the pool. We had a lovely 2 weeks here, location is great especially for exploring the beautiful Perast & Kotor, however, the road outside is dangerous and a mirror on the opposite side of the road would definitely help with visibility. We had a great time, thanks for a super holiday.

Amazing pool and views!!

Lovely Villa with amazing views and great pool! The sea is a 3 minute walk away and mini supermarket is 1 minute away. We all had an awesome time.

Nice house

Really nice and roomy. Wonderful pool area. Everything in order. The kitchen utensils were not really updated. We missed an awning for shade and rain outside and furniture outside.

Highly recommended!

An excellent base to explore this fascinating country. House is very spacious, with 3 big bedrooms and one smaller room with bunk beds. Good Aircon in bedrooms, but thick walls and shutters keep the place quite cool. Pool is pretty good size and depth; view from the front over the coast and mountains breathtaking. There's plenty to see and so nearby. As you'll see from the pics, the house is very modern and clean - not luxurious but a really nice place to stay. It's on a busy road, traffic noise didn't bother us at all but take great care on the blind bend! Very useful shop almost opposite. We managed without a car. WhatsApp red taxis, not too expensive locally but gets pricey for longer journeys. Downsides? Not the place for a dedicated beach holiday if that's what you're after. Pavement runs out within 1km, walking roadside in the dark is a bit hairy and car recommended. Kitchen is adequate but fairly basic. Overall we had a fantastic time and would recommend this place highly

Nice place for relaxing

Really helpful host, nice house. Great place to rent for families. The pool was awesome. Kitchen equipment was really good. Watch out for traffic when driving from house. Take taxi to excursions and restaurants.

Comfortable villa with lovely views particularly from the bedrooms. Road outside quite busy but we soon got used to the traffic passing. Pool a good size and sunbeds to relax on. The villa had everything we needed and stayed cool indoors which was good when we needed to escape the heat in the middle of the day. The village has very scenic walks along the bay and places you can swim in the sea. It is an ideal base to make the most of sightseeing without having to travel miles.

Great Villa, well maintained and furnished to a high standard

The stay in the villa was great. The pool was a great asset as it was very hot in our second week. kotor is an amazing place, full of history with plenty of places to eat and drink. We also enjoyed Perest which is a small village fronting the bay.We would definitely go back.

A brilliant first holiday in Montenegro

A superb villa. Clean, spacious and well equipped. The outside space was great for evening BBQ s. Air conditioning was a must in June and worked well. 3 bathrooms made our stay much more pleasant. Kotor and Perast close by are worth a visit. The pool was so needed in the heat. We would definitely recommend this villa to anyone visiting Montenegro.
