Villa Sabine

Villa Sabine is a modern elegant villa, newly built in 2017 to the highest standards. Located in a residential area just steps from the lakefront promenade and beaches, and less then 250 meters from the town centre and its restaurants, the villa is in a perfect location to enjoy a fun filled family holiday, with everything in walking distance. Villa Sabine sleeps 10 people in 5+1 bedrooms, 4 bedrooms on the first floor, a family suite with kitchenette, dining area and ensuite bathroom on the lower ground floor, and a study/sitting room with a sofa bed on the ground floor. The elegant comfortable lounge area seats up to 10 people, with big windows looking out onto the pool area and garden. The kitchen is all new, fully equipped with everything you need to cater for a big family. Outside, the villa has a small private garden with a private pool, outdoor dining and barbecue area for 10+. There is air conditioning throughout, WIFI, apple TV, and a bose sound system that can pipe your music throughout the house and also outside by the pool.

• Bedrooms: Sleeps 10 in 5+1 air conditioned bedrooms. On the first floor there is a master bedroom with double bed, ensuite bathroom, small separate room with a child's bed, and a balcony; a single bedroom with balcony and ensuite bathroom, a double bedroom with balcony; and a room with two single beds. Downstairs, on the lower ground floor, there is a suite with double bed, ensuite bathroom, kitchenette and dining/sitting area. On the ground floor there is a sitting room/study with a sofabed that can be converted into a bedroom if needed.



• Bathrooms: 5 new bathrooms: on the first floor there is one ensuite to the master bedroom with claw foot bathtub with shower head, one ensuite to the single bedroom with shower, and a family bathroom with shower. On the ground floor there is a full bathroom with shower, and on the lower ground floor another bathroom with shower.



• Kitchen: Modern gourmet kitchen with island and seating, fully equiped with all new appliances including dishwasher, oven, stove, fridge/freezer, microwave, toaster, kettle, and nespresso coffee maker. All crockery, pots, utensils and glassware provided.
  
  
• Indoor Dining/Lounge: bright and large open space dining and lounge area is surrounded by windows with views of the pool and garden.  The sofas seat 10, and dining table 8-10. Large flat screen HD smart TV with apple TV and SKY satellite channels.



• Outdoor Dining/Lounge: Outside dining and barbecue area with table seating 10, as well as sun loungers and patio furniture



• Media: 55” Smart TV in the lounge with digital cable, Apple TV, Astra satellite connection, NetFlix streaming. Playstation 3 games console.

The property is located at the tip of the Maderno peninsula, in a quiet residential area right off the town centre. Less than 100m to the lake front promenade and beaches, the villa is close to numerous excellent restaurants, shops, pizzerias, bars, gelateria, supermarket and tourist sites. Very close to the ferry port, where you can catch the ferries to visit any other town on the lake. It is easy to live a fun-filled holiday in Villa Sabine without ever using the car.



Toscolano Maderno is a lively town, with beautiful beaches, plenty of excellent restaurants, bars, and activities. There are also many historical places of interest, including ancient Roman ruins and the duomo built on the original site of a ancient Roman Temple. Other towns in easy distance are: 6km Salo. 5km Gardone, 6km Gargnano, 30km Limone, 55km Sirmione, 50km Riva, 55km Brescia, 65km Verona
