Spacious and stylish. Fantastic Villa.

Our stay at Villa Belvedere was fantastic. Although there was a lot of us staying there was enough space for everybody and the open plan living suited us perfectly. The kids loved the pool and games room. Lovely views and balconies on every floor and lots of amenities within a short walk. I would highly recommend.

We were very disappointed with this property. The photos and description did not reflect the actual experience. Several AC units did not work, which made sleeping uncomfortable in the summer heat. The kitchen was poorly stocked—there were only a handful of glasses even though the house was advertised to sleep a large group. Some appliances and equipment were broken or unusable, and cleanliness was lacking (old coffee filter left behind, mold in pods, hair on walls, etc.).While the location itself was fine, the overall maintenance and upkeep of the home were well below what we expected. For the price, this was not the standard of quality or hospitality we’ve experienced at other VRBO properties. With proper maintenance and attention to detail, this house could be great, but unfortunately our stay fell far short.

House was great. Property manager Jane is brilliant, help sort trips and transfers/ transport whenever needed. She is really easy to get hold of and answers quickly to questions.

Exceptional vacation home for a big family.

We were delighted with Villa Belvedere: we had more than 20 people so special arrangements had to be made for extra beds, towels, loungers etc and David was very accommodating so our family could stay together. This is a spacious home, very new and clean, the pool area is fantastic and the view just amazing. The kitchen was well equipped with everything we needed for a large group. Thank you David and Jane for amazing customer service both before and during the stay. We will book with you again in the future!

Very Pleased with Vacation

We arrived at the start of september on a week break, we choose the property because of the space and the location was ideal. Jane the manageress was always on hand if there was any queries and looked after us throughout the stay, so thank you for all your help. I would definitely come again and recommend to my friends and family, the only small blemish and very small was that there pool patio area could do with a jet wash now again - this would stop a lot of dust/dirt that gets blown in on the African winds from going into the building.. but, like I said this is only a very small blemish on what was a really good holiday. Stunning villa, stunning location!!

Just come back from staying at this villa with my extended family a couple of weeks ago. We were a 9 adults 9 children strong group but it didn't feel like that. The villa was so spacious with, not only a large living area, but also good sized spacious bedrooms, it didn't feel claustrophobic at all which I was afraid of. The villa is very modern and is just as it is in the pictures....beautiful!! The views from the villa are to die for, from all the floors especially the roof terrace. The location was perfect for us with the main road just around the corner with numerous buses going into St Julians Bay/Paceville (10mins) Waterpark (5mins). The local supermarket/green grocers were a 10min walk, with everything you would need.....and they deliver free of charge, although we did used to tip the driver!! It was a shame we were only there for 6 days as it was a last minute booking and that is all that was available, we would certainly have stayed longer. David & Jane the owners have been very friendly and hospitable. Jane arranged our boat trip around the beautiful Comino island and Blue Lagoon, great day was had by all. Villa Belvedere look forward to seeing you again!!

Overall property was decent but there were a lot of things we had to ask to be rectified:- not enough mugs not enough glasses no cork screw/ cheese grater towels very old/ worn and not bath size not enough parasols (one) mosquito shutters broken/torn blackout curtains i’ll fitting therefore ineffective no curtains in one of the room only nets jacuzzi dirty, one day diet floating around in jacuzzi torn sheets/ripped pillows electric socket coming off wall loads of mosquitos, we think, due to stagnant pool next door In fairness to property manager she rectified quickly the basic things, the other things are things that need rectifying for future guests and should have been maintained considering the price bracket this accommodation is being rented in. Loud music at night a few nights due to the flats below villa, youngsters trying to use our pool when they must have thought we were out. No longer a family villa due to occupied flats below in my opinion. The owner needs to have a good look at property and especially at the detail of the villa which really lets it down as below standard at the moment. Air con very expensive as on top of villa cost. Unfortunately we wouldn’t return to the villa due to so many small things not being right.

Unfortunately, we have encountered various complications during our stay here. Not only did we arrive the 8th to a dirty house, it also smelled and had mold on the walls. There is no cold water in the house, meaning we have to shower with boiling water, which as you can imagine in 35-degree weather is not ideal. On top of that, the air conditioners, which we payed do not work. In the top room, we found a birds nest, which wasn’t removed when mentioned to Jane, our host. On the first day, we complained to Jane about the state we found the house in, sticky floors, mold on all the walls, expired fire extinguisher, bloodstains on the sheets, and black and blue stains on our mattresses and the smell of rotten animal in the kitchen. Jane told us she was going to clean our house as well the individual rooms and change the bedsheets. We asked this on Sunday, and the cleaning crew came on Tuesday, cleaning only the floors of the main hall and the entrance. They did not bring new sheets, nor did they clean the rooms, as promised. We are staying in this house for a week. Since we are on vacation we have turned a blind eye to most of the above-mentioned problems, because we did not want to invest our energy and time on this. But we noticed after going to the doctor and being diagnosed, that we are full of bed-bug bites, which is simply unacceptable and disgusting. When we tried to contact Jane, she did not respond and ignored our several calls, for hours, and when we finally reached

Great stay at Villa Belvedere

Our family group of 9 had a great stay at Villa Belvedere. The house has great views, the pool and pool area was just fantastic, and the house was very spacious (and easily have accommodated more people). The bedrooms and baths were all good sized and comfortable. Jane was very responsive to the couple of questions that arose and even checked in periodically to make sure we had what we needed. The Greens grocery was a great extensive market and just a 10 minute walk, so very convenient.

Excellent stay! Highly recommended

We had an awesome stay at this mansion! There was enough room for everyone, all rooms were extremely comfortable and everything matched pics and description. We really enjoyed our time at this location. It was a short drive from night life, restaurants and grocery store. Jane was our property manager and she was amazing. Communication with her was extremely smooth. She also hooked us up for a boat ride which was the highlight of our trip! Highly recommend this beautiful home for large groups!

Leuk verblijf!

We verbleven met 9 volwassenen en 2 kindjes in de Villa. Doordat er vrij veel wind was, konden we helaas niet van het buitenzwembad genieten. Het binnenzwembad en de animatieruimte waren zalig en zijn echt een meerwaarde bij dit verblijf. Er is mooie winkel in de nabije buurt met een heel ruim aanbod! Het openbaar vervoer is prima. We hebben genoten 👍 "Dankjewel" aan Jane die vooraf alles in goede banen leidde en ons tijdens het verblijf hielp waar nodig was. Het is een heel correcte en vriendelijke dame.

Lovely apartment with great views

We had a nice week in the villa, despite the weather being very wet at times, The flat is in a quiet residential area but close to a main bus route to Valetta, the airport and in the opposite direction St Pauls and Gozo

Une belle expérience

Nous sommes venus en famille (8 adultes et 5 enfants dont un bébé). La maison était propre dans l’ensemble. Elle est bien équipée et met à disposition beaucoup d’espace à l’intérieur (salle de jeux, salon). La piscine extérieure est fonctionnelle, les enfants ont aussi profité de la piscine intérieure. Au niveau du cadre, la maison a vue sur la mer. Le quartier est calme. Un magasin est accessible à 10-15 minutes à pied. Les hôtes sont sympathiques, facilement joignables et très disponibles. Je recommande cette maison, nous y avons passé un super séjour!

Très jolie villa.

Très belle villa, avec une vue magnifique sur la mer, un accueil chaleureux par la propriétaire, la villa est grande et spacieuse propre et bien équipé, de quoi bien s’amuser entre amies. Nous avons passé une superbe semaine, la villa est bien placé à 20 min à pied du centre de centre de St Julian’s nous avons tous fais à pied. Un arrêt de bus est à 200m l’idéal pour se balader plus loin. Encore merci l’accueil de Jane. Je conseille cette villa.

Lovely Villa

We were a group of 10 people renting this villa. The villa had everything you ned for a vacation. 8 min walk from the villa, there was a huge supermarket, Greens, which has everything you need. The host Jane was really nice. She arranged transport from the airport, and anything you need. She booked a private Catamaran for us for a whole day, which took us to the blue Lagoon, and other beautiful places.

Great Villa!

We had a wonderful stay at the villa! The villa is exactly how it is described. The communication with the agency (Jane) was easy and she was so nice to us. Also the recommendations were great and we had a wondeful boat trip. One negative point is that the cost for the air conditioner and wifi is not included in the total price, which is also mentioned in the description, but without air conditioner it is impossible to stay in the villa. All in all, we would book the villa again, because everything else was absolutely great!

Wonderfull place to stay for the big family

We had the pleasure at Villa Belvedere, High Ridge. First of all I must say that the Villa has a fantastic view over St. Julian and the ocean. It is well situated with regard to public transport, with a very good supermarket close by. The Villa is spacy with all the rooms and facilities needed when being many people in the same house. We really enjoyed the outdoor pool area as well as the view from the top balcony. Our host Jane was very helpful and helped arranging transport to the airport, recommended good activities and when we found that we needed some additional kitchen equipment our fantastic host made sure that it was provided asap. All in all a very pleasant stay and absolutely great holiday!

Amazing!!

We booked both big villas which were back to back as we got married in Malta and needed space for both sets of families! The villas were perfect!! They were so spacious and clean with great facilities! The villa was closed to the supermarket and also the town! Jane who greeted us on arrival was extremely helpful and would answer any messages throughout our time there promptly. In the lead up to our stay I spoke to David in regards to the room layouts etc and he also replied promptly putting me at ease about our stay! I would go back tomorrow if I could! Even our friends stayed in the smaller villa in between the two large ones which again worked out fantastically to have everyone close. Genuinely could not have asked for a better stay! Thank you so much again for all your help,

Nice Villa with good care by Jane Caruana

We (16people) were at the end of the study 5 days in this villa and enjoyed it. Jane Caruana was always available to assist as a contact person. We also booked a boat tour, which brought the beautiful sea water of Malta out. Only negative points: -Meanwhile, the villa is already a bit older and does not look exact like in the pictures. -Whirlpool didn't work. -You have to pay attention to extra costs for example for air conditioning, which is not includet in the price. Overall, it was a very nice stay in a lovely villa.

Sober ingerichte villa met veel gebruikssporen, niet up to date

Met 11 mensen hebben we een week in Villa Belvedere in Malta vakantie gehouden. Het huis is vrij karig ingericht. Ook was het niet schoon toen wij aankwamen. De zeepresten van de vorige vakantiebewoners zat nog aan de muren, het rook nog vies. De schoonmaker die werd gestuurd begreep ons niet goed en heeft alleen de oven schoongemaakt. De kwaliteit van de bedden was matig. Gedurende de hele week hing er in de badkamers een rioollucht. In 1 badkamer is geen ventilatie. Door de hoge vochtigheid is het pleisterwerk op de muren op diverse plaatsen in de woning afgebladderd. Ook de capaciteit van de eettafel en zithoek is niet voldoende voor het aantal personen: zithoek voor 5 personen, eettafel voor 8 personen. Een tuintafel moet uitkomst bieden. Het toppunt van onze negatieve ervaring was het aantreffen van uitwerpselen in het zwembad. Iedereen kan daar gebruik van maken. De code staat vermeld bij de deur. De andere appartementen werden aan groepen jongeren verhuurd. Tot diep in de nacht last van gehad. Kortom: Niet het niveau wat wij verwacht hadden gelet op de prijs.

Amazing Villa

We stayed at Villa Belvedere for 1 week with family and friends while getting married in Malta and I have to say the villa exceeded our expectations. There were 10 adults and 1 child staying together but you could easily accommmodate more people comfortably. The villa is absolutely beautiful with amazing views of St Julian’s and the sea. Thr pictures are exactly what you get on arrival. The bus stop is 2 minutes walk away and there are many buses that go into St Julian’s and Sliema regularly. Those feeling energetic can even walk in about 30 minutes. The area where the villa is situated is mainly residential but the supermarket is only a few minutes walk away and there are a few places to have breakfast or lunch within walking distance. David and his team were fantastic to deal with. The booking process was easy and while at the villa we were left to enjoy our holiday in peace. Any problems were dealt with efficiently and our deposit refunded quickly after departure. I wouldn’t hesitate in recommending Villa Belvedere for a holiday to Malta and would definitely consider returning in the future.

Magnifique à louer sans hésiter. Wonderful villa

I had to leave a comment after that wonderful moment we had in Malta. The villa is awesome just like on the pictures. Quiet neighborhood and easy to find. We had cars so everthing was close to us. The host was really nice and answered every one of our requests. David and Jane thank you for everything I was able to celebrate my birthday just like I wanted. I will definitely book the villa again when I go back to Malta. I only have positive thoughts about your place and thank you for everything I really appreciated it. You sure will see me again lol. Merci pour tout c'était absolument génial, magnifique. La villa est conforme aux photos. Il y a de l'espaces et je ne parle même pas des chambres et des lits. Le quartier est calme et la villa est insonorisée. Je me devais de laisser un commentaire tellement notre week end était mémorable et c'est en grande partie grâce à la ville on ne s'en remet toujours pas. Merci Jane et David. Je retournerais à Malte et la louerais avec grand plaisir donc attendez vous à nous revoir lol. A bientôt.

DO NOT BOOK THIS VILLA

Our extended family let this villa from Holiday Letting Malta for a family wedding in April 2017. We were 7 adults and 6 children including a baby. We paid in full prior to arrival including a charge for cleaning of the property. We originally paid for a full week but we moved out of the villa before the week end at our own expense. There is absolutely no correlation between the pictures posted online for the villa and the reality of what we experience. The property is in desperate need of a maintenance overhaul. The furniture and fixtures were in a state. Two of the children stayed in the first floor bedroom where there were holes in the walls and the lamps on the bedside tables were an electrical danger as the wires were frayed and damaged. The floors in all rooms of the villa were not cleaned properly. If you pull back the curtains in all of the rooms there were large gatherings of dust and dirt behind the curtains and we found a used coffee cup behind one set of curtain The floor in the games room/ toy area on the ground floor had not been cleaned at all. After being on that floor for a few minutes the baby was putting handfuls of hair and dust into his mouth. All of the bathrooms smelled of sewerage The curtains and net curtains all contained dirt and mould. The kitchen toaster and kettle were dirty as were plates and cups that we found in the presses. Staying in Villa Belvedere ruined our holiday. We did not relax until after we moved out. We complained to Holiday Letting Malta formally when we returned home from Malt and they did not respond to our email. Villa Belvedere is not a 5 star exclusive property as falsely advertised by Holiday Letting Malta. At best it is a 2 star, dirty and completely run down. The Carwood Family

Marathon Reise LT Mittelrhein

Wir waren eine Gruppe von acht Sportlern und haben eine Woche in der Villa verbracht. Schön ist die ruhige Wohngegend und der tolle Rundumblick. Mit 8 hatten wir reichlich Platz. Einige Küchenutensilien sollten einmal erneuert werden, z.B. Kaffeemaschine dauert ewig, Toaster klemmt und Wasserkocher recht unappetitlich. Ein paar Schüsseln mehr wäre auch gut. Alles in allem haben wir eine angenehme Woche genossen und würden auf jeden Fall wiederkommen.
