The Perfect Place

Excellent location. The morning view of the sunrise from the balcony was priceless. Perfect size for a large group. The place was perfect.

Fantastic Family vacation

This was the perfect house for our family vacation! Three generations under one roof for one week! The kids loved the pool and the short walk to the beach and pier. The adults loved the balcony with it’s cool breezes. There is plenty of seating for family dinners and games and plenty of space. We are hoping this house is available for next year’s beach week!

The Best

This is my family’s second year staying in Once Yaupon A Time and it is everyone’s favorite week of the year. Lots of wonderful memories with 3 generations under one roof, chilling in the pool, hanging on the porch, shared meals in the great room. Note - the stove and oven are a bit slow to heat. Otherwise all appliances work well. The AC provides excellent cooling on 95 degree days,

Inside ceiling

Wasn’t happy when arrived the ceiling had 3 open holes not covered no explanation to me about it, sad that I pay this kind of money for a vacation and you walk in to find this. Don’t think I will go with this company again.

My Opinion

We got to the property 20 minutes early and could not get in. My opinion that's ridiculous when you have small children. Finally get in and have a new dishwasher sitting in a box because old one is broke. Along with a drawer being broken also. So now we have to wait on maintenance the next day. The kitchen was a little dirty still also, onion peel in a drawer and cereal left in a cabinet. Sheets for the beds are supposed to be put in a bin but couldn't do that because it was full from previous renters i guess and never picked up. Sat outside the house until the day before we left. For what I paid to rent this house not exactly pleased with it.

Overall Nice Place and Stay

The house was in a great location with a very quick walk across the street to the beach and a good view of the beach from the balcony. The three levels of stairs made for a lot of work unloading and loading the car, but that is probably the case at any house/condo without an elevator. Overall, the inside of the house was nice and the pool was great, but would be nice if it was heated. My only "complaint" is more with the realty and cleaning company. We arrived earlier than expected, around 6am and I understand that check-in is not until 4pm, but we notified them of our early arrival right when they opened at 9am and we still weren't able to check in until 3:30pm when they told us to call back if we hadn't received a call yet. Even then, the cleaning crew had just pulled in to make the beds and did not finish making the beds since we had arrived "early". I use the word "complaint" lightly because I understand we were very early, but it would have been nice if they could have let us in a few hours earlier. Overall good experience and nice place.

Great location! Nice place!

We had a great time staying at this rental. The location was wonderful and a quick easy walk across the street to the beach access. We’ve stayed at many rentals over the years and this one was cleaner than most. A big plus! The pool, although not as big as we thought it’d be, was very nice. It was clean and we enjoyed using it very much. I would give this rental 4.5 stars if that was an option. There were a few drawbacks. We had several days of rain. We had a group of 12. The living/seating area when everyone was inside felt a little cramped. The deck is great to sit on unless it rains. It’s a little narrow so it gets wet in the rain. We knew there were stairs. Climbing stairs, and loading suitcases, to the upper level (where most of the bedrooms are) was challenging. The kitchen had a decent amount of cookware. There were several families and there’s no pantry and not much extra cabinet space to put food in. We had bags of food lining the dining area walls. A shelving unit or something would be nice so that food items aren’t piled everywhere. The extra refrigerator was a saving grace. The top of it was used to store food as well. Overall the place was very nice and better maintained than most. We had a fun time staying there.

Once Yaupon A Time - Family trip

From booking to check out this trip was so easy. Every time I asked a question I received a response within hours. The house was in a great location, oy 1 block from the Garden City pier, close to stores and roads to get you where you wanted to be. There was a LOT of noisy vehicles up and down the road, which this property owner wouldn't be able to control, but inside the house it was so quiet!!! The linens and bed were sandy but very comfortable and the house wasn't quite as clean as expected but we had someone in our group arrive earlier than expected and it may have been rushed. We were very pleased with this property and would stay here again.

Expectations Exceeded

Everything met or exceeded my expectations. Several bedrooms were on the small side but still comfortable. The common area was fantastic and the 2 refrigerators were a bonus. We had as many as 14 during the 2 weeks and were always comfortable. 20 may be a bit crowded.

What started rocky turned into an amazing stay

We weren't able to check in on time due to the cleaners being late (due to short staffed so we couldn't be upset about something out of their control) but after a call to Dunes, they made it right. They were very accommodating. Actually, any time we called they answered and made sure we had what we needed as quickly as possible. There was plenty space for our 12 guests to hang out in the open concept living areas. The balcony views of the sunrise were amazing. We loved people watching and checking out all the bikes. Having 2 fridges was perfect for our large group! This house is about 6 houses down from the pier so it's definitely a lively area. The pool is quite small but we still enjoyed dipping our toes in to cool off after a day of riding motorcycles. We loved being close by to all the events for Bike Week. We hope to stay again next year!
