This clean, comfortable, light-filled 3-bedroom, 2-bath home offers 1,243 square feet of living space in a peaceful, centrally located neighborhood just 3.6 miles from the world-famous London Bridge, with convenient access to restaurants, entertainment, boating, beaches, and family-friendly activities.

Whether you’re here for lake adventures, off-roading, golfing, hiking, cycling, shopping, or simply relaxing in the Arizona sunshine, you’ll have a welcoming place to unwind. The split floor plan sleeps up to 8 guests, while generous parking, a 2-car garage, and RV amenities make it convenient to bring your boat and recreational toys.

**BEDROOMS**

• Primary bedroom: King bed, 55" smart TV, ceiling fan, and access to the primary bathroom and walk-in closet. Sleeps 2.
• Bedroom 2: Queen bed, 40" smart TV, and ceiling fan. Sleeps 2.
• Bedroom 3: Queen-over-queen bunk bed and 40" smart TV. Sleeps 4. A Pack ’n Play is stored under the bed for guest use.

**BATHROOMS**

Both bathrooms have a tub/shower combination. The primary bathroom is located off the primary bedroom and includes a walk-in closet. The spacious guest bathroom includes a linen closet stocked with extra linens.

Towels, hair dryers, toilet paper, and hand soap are provided.

**KITCHEN & DINING**

The fully equipped kitchen includes:

• Refrigerator with ice maker, oven with cooktop, microwave, and dishwasher
• 2-in-1 drip/K-Cup coffee maker, coffee filters, sugar, and tea kettle
• Toaster, waffle maker, pancake griddle, and blender
• Reverse osmosis drinking-water filtration system
• Pantry, salt, pepper, and basic seasonings

The dining table seats 6, with seating for 2 more at the adjacent breakfast bar. A ceiling fan serves the dining area.

**LIVING ROOM & ENTERTAINMENT**

Relax on the reclining leather couch, love seat, or lounger and enjoy the 65" smart TV. The living room also includes a coffee table, end table, and ceiling fan.

Smart TVs are available in the living room and all three bedrooms. Guests must use their own streaming subscriptions.

Board games and playing cards are provided, and a cornhole set is located in the garage.

**OUTDOOR SPACE**

Enjoy mountain views, peekaboo lake views, and beautiful Arizona sunsets from the spacious, unfenced backyard. The yard is covered with landscape rock, and the covered patio includes outdoor furniture and a gas BBQ grill with a gas tank provided.

**PARKING & RV AMENITIES**

The large lot accommodates boats, RVs, trailers, off-road vehicles, and multiple cars, with:

• 2-car garage
• Front, side, and backyard parking options
• Spacious gravel drive-through access to the backyard
• 30AMP RV hookup and RV cleanout

Overnight stays in an RV are permitted with prior host approval.

**HOME COMFORTS & SUPPLIES**

• Laundry detergent pods and dryer sheets
• Retractable backyard clothesline
• Linens, towels, iron, and ironing board

Household supplies include dishwasher pods, dish soap, hand soap, paper towels, trash bags, and basic cleaning products. A vacuum, broom, Swiffer, and toilet brushes and plungers in each bathroom are also provided.

**HOUSE RULES & POLICIES**

• No smoking anywhere on the property, including the home, garage, patio, yard, driveway, or other outdoor areas. A $1,500 violation fee applies.
• No pets allowed. A $1,500 violation fee applies to unauthorized pets brought onto the property.
• No events, parties, or large gatherings.
• Guests must be at least 25 years old to book.

**CHECK-IN & CHECK-OUT**

• Check-in: Anytime after 4:00 PM. Early check-in may be available upon request.
• Check-out: 10:00 AM. Late check-out requires advance written approval.
• Without advance written approval, a late check-out fee of $50 per hour applies after 10:30 AM.
• Check-in and check-out details will be sent one day before arrival.

**EXTERIOR SECURITY CAMERAS**

The property has five exterior Ring security cameras located at:

• Front door/doorbell
• Front of the house
• Driveway
• RV/boat drive-through access
• Backyard

All cameras are exterior only and remain on 24/7 for guest safety and property security.

**RENTAL AGREEMENT**

Guests are required to review the rental agreement before submitting a booking. By submitting a booking, guests agree to all terms and conditions in the agreement.
