The Space:

This 4-bedroom, 3-bathroom townhome in Kissimmee sleeps up to 10 guests and sits just 7 miles from Disney World. Families love the gated Compass Bay Resort community for its heated pool, playgrounds, and quiet atmosphere—plus you get a converted garage game room right in the house.



Bedrooms and Bathrooms

The primary bedroom upstairs features a king bed and ensuite bathroom. A second bedroom offers a queen bed with its own ensuite bath. The third bedroom has two twin beds, while the fourth is set up with a double-and-twin bunk bed plus a trundle—great for kids. There's also a half bath on the main level for added convenience.



Living, Dining, and Kitchen Area

The open-concept main floor connects the living area, dining table for six, and a full kitchen with stainless steel appliances, dishwasher, and everything you need to cook family meals. Step out to your private enclosed patio for morning coffee or an evening barbecue.

Pool & BBQ

- Pool heating is available (Winter only)  for $50/day and must cover your full length of stay — just request it at least 7 days before check-in. A BBQ grill is also available for an additional fee; please request it at least 48 hours before arrival.  It takes at least 24 hours for the water to reach a comfortable temperature, and the weather conditions might affect the maximum temperature.



What You'll Find When You Arrive

- Paper towels, dish sponge, dish detergent, dishwasher pods, one trash bag in each trash can, and one roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. Please note these are not replenished during your stay — when you run out, you're welcome to purchase more or have them delivered.



Good to Know Before You Arrive

- Washcloths are not provided. We don't provide condiments or food items due to Florida regulations. You can order your groceries in advance or stop at Walmart or Publix on the way.



House Guidelines

- Only guests listed on the reservation are permitted on the property.

- No smoking of any kind inside the home, and no drug use or illegal activity on the premises — a $400 fine applies.

- Please keep noise levels respectful after 10 PM for the sake of neighboring families.

- No parties or events, and no tents or external structures on the property grounds.

- This is a two-story home, so please keep in mind there are stairs to reach the upper level.

- We kindly ask that you avoid moving furniture.



Pets

- This is a pet-friendly home. Pets are welcome with prior approval and a fee of $290 per pet, with a maximum of 2 pets ($580 total). Dogs must be kept on a leash within community grounds.



Booking Requirements

- Lead guest must be 21 or older.

- A quick rental agreement is required upon booking confirmation

- Valid government-issued ID may be requested at check-in or during your stay.

- Depending on the booking platform, a temporary authorization hold as a security deposit may also apply — this is automatically released after checkout provided no damages occur. (Not applicable for Abb bookings.)



Safety & Damages

- Outdoor security cameras are in place on the property for safety purposes only.

- Guests are responsible for any damages or additional cleaning costs resulting from their stay.
