The Space:
You'll absolutely find a slice of heaven here! This magnificent condo development is located inside Luum Zama, an exclusive gated community with 24/7 controlled access, nestled within the beautiful residential community of Aldea Zama, perfectly located between the beach and town! The goal when developing Luum Zama was to preserve and conserve the lush tropical vegetation, to keep the area filled with green space, so guests & residents always have incredible green views of the jungle.

This penthouse condo features:

- An open spacious nature-inspired living space, illuminated with natural light during the day through floor-to-ceiling glass doors. Open the doors for an extension of the main living space and a gorgeous indoor/outdoor flow of air.

This condo is a great escape when coming to Tulum for rest and relaxation and a connection with nature for sure! There are also other amenities within the Luum Zama community like like a yoga area, jogging, and walking track and cafe.

Plus, there are also so many things to see and do around Tulum-- everything from beach & water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Akumal, Playa del Carmen, Cancun, and so much more!

Guest Access:
You’ll have full, exclusive access to the condo and private pool during your stay as well as access to the common pool and lounge area and common grounds of the condo complex and the luxe community amenities within gated Luum Zama!

The Neighborhood:
The condo location is inside the exclusive Luum Zama, situated within the beautiful residential area of Aldea Zama, nestled perfectly between Tulum's town and the beach!

- Shopping is within walking distance from convenience stores to grocery markets to boutiques and shops all around town, inside Aldea Zama's commercial area, and of course, all up and down the famed beach road.

- Nearby Selecto Chedraui grocery & superstore (1.9 km|1.2 miles from the condo) has it all!

As for restaurant recommendations, there are loads of world class and world-renowned restaurants in Tulum, it's hard to recommend just one but here are some nearby the condo that will not disappoint!

Getting Around:
The condo is about 120 km| 75 miles or about a 1 hr 45-min drive from the Cancun International Airport (CUN). However, driving time varies based on time of day, so always check your mobile map apps for accurate driving time if you're driving. If you're not renting a car then it's best to prearrange your airport transfers. Let us know if you need any help with an airport transfer. We’d be happy to help!

Electricity & Internet outages are a reality in Tulum and completely out of our control. If our guests experience these outages, we apologize in advance, but Stella Rentals cannot be held responsible for this inconvenience.

Also note that Tulum is undergoing development, so you could hear construction noise during the day from surrounding developments.

Stella Rentals grants you preferential beach access to ´´Playa Negroni by Tago´´. Contact your concierge to save your spot.

This condo is in an area with its own 24-hour guarded security.

The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.

There is no daily housekeeping, but if you’d like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance and by 5 pm the day before the service.

Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed at the property, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.

Interaction with Guests:
This is a self-check-in property. Access codes will be provided to you within 24 hours before arrival.

You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message.

Property was starting to show its age but was a great location with awesome amenities. If they change the bed in our unit we will be back soon.

Inaccurate location
Bait and switch. Wanted to be close to Main Street of downtown tulum like the map said it was. Only on day of arrival did I get sent the real address which was a 26 min walk to where the map showed the unit was. Ever wall was stained and the roof pool was very dirty cloudy water. The indoor public pool was in another building that you have to buy food or drinks to get into. Overall felt very disappointed with how it was run from the host end and would recommend this to nobody.

Very nice area! Condo unit was good for the most part; could use a new bed - was very hard and lumpy. Rooftop pool was great as well. Host communication was quick and informative.

Neat and affordable resort community
This place is really neat! We loved the hammocks and private pool. The kitchen, the floor, and other surfaces were a bit dirty, but we just wiped it all down before using it. We were surprised that the bedroom windows were just screens, and the shutters didn't budge. I don't know if all rooms are like that, though. There was a bit of construction noise during the day, which I'm sure will decrease as nearby units are completed. Check in was simple and fast, but we would have loved to talk with a manager instead of just getting the key and going in ourselves. We heard the electricity occasionally shuts off, which did happen to us. It wasn't much of an issue, we just went out for lunch! They provided water, which is awesome! We'd definitely go back, but be aware of some of these things.
