With plenty of room to park your boat and use the purpose built filleting table in the back yard for your local catch, the keen angler will feel at home. Mum can sit back and read a book and sip on a coffee whilst the kids run and play on the spacious fenced lawn.



Hipnautic, is a modern style holiday home with open plan living, 4 bedrooms, 2 bathrooms and spacious veranda. Surrounded by lush green grass edged by natural bushland it is the perfect place to relax and be hypnotised by the serenity. Watch the kangaroos come in for a nibble at dusk and the sunset over the Indian Ocean.



Master bedroom has a comfy queen size bed, built in robes and reverse cycle air conditioning. Wind up the blind and you have views straight to the native bushland.



The second bedroom also has a queen size bed, built in robes and reverse cycle air conditioning. 3 bedroom with 2 single beds, robes, second TV and reverse cycle air conditioning whilst the 4th bedroom finishes of fitting the whole family in with 2 bunk beds for the kids to bunk together, built in robe and fan.



One of the bathrooms has an extra-large shower, vanity and toilet. Whilst the second bathroom has a shower/bathtub combo, vanity and toilet.



Step in to the open plan living area with floor to ceiling windows to take in the natural surrounds, dining table, breakfast bar into the kitchen with modern appliances. Bring your favourite Nespresso pod for the coffee machine, easy clean up after feeding the family with dishwasher. 4 burner gas stove and oven, kettle and toaster so you will have all the comforts of home.



The lounge has a large flat screen TV, 2 large lounges and ottoman and there are additional bean bags for the kids. Step outside and you will find seating on the veranda a large BBQ for cooking outside in the warmer months outdoor furniture.

Ledge Point is a coastal cruise, 1.5 hours North of Perth CBD. Small seaside fishing community best known for its crayfishing industry, beach fishing and four wheel driving adventures. Only 10kms south of Lancelin sand dunes and windsurfing bay, and an hour south of the world famous Pinnacles in Nambung National Park.`



The town offers a fantastic golf course and country club, playground and skate park for the kids . Safe swimming and water sports beach, all with in walking distance.



Ledge Point being a small coastal town is easy and very pleasant to walk around. A wonderful park near the country .club provides plenty of entertainment for children
