Brookfield Country House is a large sanctuary with 2 residences on the 11-acre property. Ideal for families, group accommodations, corporates, photo shoots, wellness retreats, and more to get away from the grind and relax and chill. No weddings. Incredibly private this huge house has a guest house with a large pool and pool area, Dam, Kayaks, bonfire set up. Lots of spaces to kick back and relax in. 18 km from the CBD. 45 minutes to Brisbane airport. It has a large outdoor dining area, and much more

Oozing charm, this elegant, character-filled home is beautifully presented. It is a much-loved family home and is ready to welcome your family to create those special memories. Spacious and private, you arrive at the beautiful big gates and enter the property through a private road. The circular driveway lined with mature trees, abundant bird life and unparalleled country ambience delivers the winning combination of easy lifestyle living and only minutes to Brookfield and Kenmore shops.

Enjoy space to relax and unwind, or come together to reconnect with family, work colleagues and friends. Enjoy wine by the fire, or a swim in the resort-style pool. Play a game of bocce, go for a bush walk or kayak in the dam. A picnic in the garden, lay back with your favourite book, board games with the kids or perhaps card games with the adults... The list of activities is limited only by your imagination...

The main residence boasts a Family room with a king bed and enormous ensuite, along with a single bed and trundle for when the littlies want to sleep nearby. A second generous king room with shower and the perfect spot to read a book and a double room next to it. All are air-conditioned inside the main residence. There is another kids' room with two singles that each have a trundle bed so four additional friends can sleep together. This room is not air-conditioned but does enjoy lovely breezes and standing fans. It is accessed separately from the main rooms in the house.

The formal and informal living areas flow seamlessly around the spacious gourmet kitchen, in the heart of the home. The large outdoor table provides the perfect spot for the most amazing of long lunches or dinners with family and friends, while the kids swim for hours in the pool just a few metres away.

A separate, self-contained 2-bed cottage with private entry is located on the other side of the property and is currently occupied.

This property offers a secluded wilderness with beautifully manicured country-style gardens awash with the colours of the seasons. Pops of colour to lashings of foliage, an adventure playground for both adults and children. The perfect escape from reality.

This is the Brookfield Country house.

NOTE:

- The minimum booking age requirement is strictly 25. All guests joining must be 25 yrs old and above unless it is a family stay with small children.

- As a rule, we only take families.

- Group stay will be subject to approval. Please inquire prior to booking if you are a group.

- No wax candles are to be used on this property.

- For NETFLIX: Due to the new no-sharing restrictions. You will need to log into your own Netflix account. You will need to select travelling on your account.

- Please note that as this is a rural property it runs on TANK WATER and therefore conservation of water is essential. Please limit the time of showers to 5 mins to avoid running the tanks dry. Only toilet paper may be flushed down the toilets as ANYTHING else can cause a blockage. Please ensure the buttons on toilets pop back up before leaving the toilet (or you can run the tanks dry and be left without water).

- Although this is a magnificent property, it is located in an area with a lot of wildlife. This can at times include spiders, ticks and snakes.

VERY IMPORTANT- The property has unfenced waterways including 2 dams - it is guests' responsibility to ensure all children and pets are supervised at all times. The pool is fully fenced.

- Please make sure to not be in the pool after 9 p.m. as a courtesy to the neighbours.

- Starting August 16 2023, A $150 booking tax is levied per booking to cover guest and identity validation"

- You will need a car for access to this property and its surroundings. There is plenty of parking available. Please DO NOT park on the manicured lawns.

The cottage is no longer available for booking as it is tenanted

The main house fridge water and ice does not work as the parts are no longer available to buy.

"Things You Need to Know Before You Book"

- We do not take same-day bookings after 6 pm at night for same-day check-in. If you have booked after 6 pm to check in that night you must cancel within the next hr to receive a full refund as you will be blocking our forward calendar. If you do not cancel and leave the dates blocked no refund will be issued. Our Staff finish at 6 pm. For Airbnb guests - you need to reach out to Airbnb to get a full refund as they have your payment. - No schoolies

- No loud noise/ no parties or events of any kind. - quiet hours start from 9 PM to 7 AM otherwise eviction could occur.

- No more than 8 adults. If you have booked for more than 8 adults please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay no refund will be given and your stay will be cancelled.

- We take an external charge hold bond to Airbnb $2000 - All group stays will require a $5000 external bond - respect our neighbours

- We require all guests to inform us ahead of time at least 48hrs. For any special request e.g cot, high chair, baby gear etc, extra kids bed and which room. No last-minute requests can be accommodated without additional charges min 2 hrs $100 for cleaners to set up

- Call out fee from our security $250 first call out. 2nd Call out $500 charge and immediate eviction. NEIGHBOUR COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond ($2000) and an additional charge of $3,000 for the above charges for breaking house rules.

- Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds additional unauthorised guests on the property, then the owner/bnbbooking has the right to forfeit the entire bond and immediate eviction Use of the Property and The Residential Neighbourhood. A charge of $5,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff. Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged. We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however we need to advise everyone of extra charges applicable in such circumstances. - SMOKING: This is a non-smoking home. Any violation of the smoking policy will incur a $1000.00 Additional "Smoke Damage" Cleaning Fee to remove smoke odours from the house and/or linens.

- No smoking on the property cigarette buts found will mean loss of bond.

- Listing must be left in a good cleanliness condition and furniture put back to its original position otherwise, an extra fee will apply.

- Pets are allowed by prior approval only (max. 2) and a pet accommodation fee of $37 per night per pet will be charged separately to your reservation total. No pets on furniture. We do not take pets that Bark excessively or shed hair. If there are neighbour complaints of barking, the pet will have to be removed immediately or your stay will be cancelled. NO PETS without prior approval due to wildlife /animals at the property.

- Bins must be put out for collection Day indicated on the Bin.

- BBQ must be left clean additional cleaning may apply.

- Only guests who are staying are allowed unless prior arranged in writing. Charges for guests not authorised $100 per guest per night.

- Check-in from 3 pm checkout 10 am unless otherwise organised with prior written approval. Overstaying will be charged at $100 per hour while cleaners wait. If we don't have a back-to-back booking a half-day charge of $400 will give you a 2 pm checkout with 24 hours notice.

- Only guests who are staying are allowed unless prior arranged. Have a great stay in this beautiful home

- We have rental agreement as part of our terms and conditions. Guest must sign the rental agreement.

- We also require a copy of the their ID (front and back).

- We also require a Security deposit which we will authorize separately. See House rules for more info

- For last-minute bookings within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transaction.

- All confirmed reservations made starting on the 9th of January, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week.

Never Again

Where do you start. The aircon in the main area took hours to warm, we weren't able to use the fireplace, the property doesn't have the capacity to cope with anywhere near the number of people specified - ran out of water, no hot water, septic system failed after 30 hours. On reporting the issue with the septic system prior to checking out, the Agent, without approval, used our credit card to pay the plumber's account. FINALLY we have been reimbursed by the bank for those funds. Agent was appalling - there is no way I would recommend this property to anyone.
