The Space:

This relaxed and warm space is the perfect gathering spot for groups of friends and families. With 2 bedrooms, there is plenty of room for everyone to spread out and then come together in the cozy common areas. One large sectional and another comfy sofa sit in the living room facing a T.V and fireplace—perfect for a movie night! Under the archway, you'll find a kitchen equipped with upgraded stainless steel appliances, sleek white cabinets, and a roomy refrigerator.

A dining table with seating for four is right in the kitchen, as well as a door that opens to a patio space perfect for the family dog to get some exercise! Make sure to pick up after your pet. The patio has an outdoor table and chair set with seating for four. Enjoy a private enclosed space to hang out, use the grill for dinner, and eat together!

Up the stairs, you'll find bedroom 1, which offers a comfortable King sized mattress, closet space, and a large window that welcomes in natural light. Working remotely is easy with a desk in the bedroom, as well as a T.V for a lunch break.

Each bedroom is designed to feel welcoming, comfortable, and relaxed. The same goes for bedroom 2, which has a Queen-sized bed, a sliding door closet, and an en-suite bathroom. The full bathroom is equipped with a shower/tub combination, modern grey granite countertops, and sleek white cabinets.

Neighborhood Overview:

CountrySide in Sterling VA is a quiet, tree-lined and family-oriented community. A sampling of the exceptional amenities here include a catch and release pond, tot lots, and nearly 10 miles of walking trails. Our very favorite thing, though, is also its best kept secret - HorsePen Run Wetland Nature Preserve. This 370 acres of protected land is for CountrySide residents' and guests` enjoyment. Located roughly behind some of the nearby schools, the preserve is a true nature sanctuary, with 12 different trails of varying lengths.

Outside of CountrySide, you`ll find all the amenities and attractions necessary for a great trip, like grocery stores, movie theaters, shopping, and dining. And of course, DC is just minutes away.

If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.

Important Things to Note Regarding Pets:

Pet fee for stays between 7-30 nights: $350
Pet fee for stays 30+ nights: $350 per month

House Rules:
Check-in time: 4:00 PM
Check-out time: 10:00 AM

All guests must sign our rental agreement as mandated by Virginia Law.

If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. If requested less than 24 hours in advance, a $25 surcharge fee is applied.

🔹The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours before arrival.
🔹An accurate guest count must be provided
Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
🔹No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹Quiet time is from 10pm - 8am
🔹No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹The property must be locked and secured when guests are not in it.

Mail:
Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:
Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:
Tthe company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:
Absolutely no illegal downloads. We will charge $50 if discovered.

Pool:
If the property has a private pool, please understand that we service all of our pools weekly. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean.
Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests' convenience.

If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation.

Poor communication, concern for safety
My wife and I were unhappy with the location and the cleanliness of this rental. Unfortunately because this is rented through a company, there were several different people responding to us in regards to our time here. The check in process was very difficult because they could not properly communicate between each other. We paid for early checkin and it was very delayed because of the before-said lack of communication. They stated we needed to show proof and when we asked to communicate via phone, they were very delayed. As said previously. The home itself was not the issue. It was communication with the company. We paid for an additional night because our house wasn't available. On the second to last day of our stay, property management failed to relay the message to their maintenance guy. My wife was upstairs, home alone in the house with our dog, when she heard the front door open. She was terrified because I was at work and she knew it definitely wasn't me. Thank god our dog was there to deter this man from walking in. He stated he wasn't sure if he had the right address, despite using the code to unlock the front door. My wife's safety was a concern and the lack of communication with the management company is the reason for this review. Definitely will be choosing to use a rental where the owner is in direct contact to avoid this from happening again.

Very clean, good communication with owner and easy check-in. Good quiet location and easy access to many things to do. Personally don’t care much for foam mattresses, but the house is nice

Brand new
This property was clean and bright. Appliances are brand new and kitchen is well stocked for cooking. The kids loved the play area on the top floor. Full deck in the back yard is very pleasant.
