This comfortable 3BD contemporary home + studio is on a wooded lot in a quiet neighborhood--a peaceful spot for a rejuvenating stay in Wellfleet. Recent renovations have created an open and welcoming space.

HOUSE

Enter the open and bright main living area with vaulted ceiling and large windows. There is a dining area with large table with chairs, a cozy sitting area with decorative fireplace (not for tenant use) and a nicely-equipped kitchen. The kitchen has custom countertops, stainless appliances, a solid surface cooktop and plenty of workspace.

Up a short, open flight of steps is the living room with comfortable seating, large flat screen TV with Roku (stream content with your own accounts) and WiFi. The loft-style living room looks out over the main living area.

There are two bedrooms and two bathrooms on the second floor. The first bedroom off the living room has a queen bed. The second bedroom, at the end of the hall, has a queen bed. The two bathrooms are also off the second floor hall. One bathroom has a shower. The other bathroom has a stall shower and washer and dryer.

Wood floors throughout the main living area, living room and bedrooms.

Three ductless split unit air conditioners--one in each bedroom and one in the dining area.

The main living area is accessed by two sliders--one from the parking area and the other from the deck. The deck has a picnic table with umbrella and a gas grill. Wildflowers bloom throughout the natural, wooded lot.

STUDIO

The newly-built studio has a queen bed. Separate from the house, the studio offers extra privacy--a perfect getaway and a quiet space if you have to catch up on work. The studio has a ductless spilt unit air conditioner (provides heat as well), flat screen TV with Roku (stream content with your own accounts), a small fridge, coffeemaker, toaster and electric kettle. Great for early risers who don't want to disturb folks in the house. There is also a bathroom with a shower.

Large windows and French door let in plenty of light. Shades on doors and windows for privacy. The studio front deck has two Adirondack chairs--wonderful spot to unwind or kick back with a good book.

EV charger, available for tenant use.

The property is a short drive to all the best of Wellfleet. Only a seven-minute drive to Marconi Beach on the oceanside. Only a nine-minute drive to Wellfleet's Main Street for amazing dining, shops and galleries--two minutes more brings you to the town pier and harbor for more great dining. Just a four-minute drive to PB Boulangerie for delicious French bread, sandwiches and pastries. Short drive to the town's beloved freshwater ponds, bay beach, Mass Audubon's Wellfleet Wildlife Sanctuary, the iconic Wellfleet Drive-In, the Cape Cod Rail Trail for biking and walking and Cape Cod National Seashore beaches, trails and sites.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
