✦ Important Information

>>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking.
>>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes.
>>A security deposit (bond) is required and will be authorised separately.
Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction.
>>No schoolies or toolies permitted.

>>The property hosts up to 6 adults comfortably. Larger families/groups may be considered upon request — please contact us in advance.
>>If more than 6 adults are booked without prior approval, and no response is received to our requests within 30 days of check-in, the booking will be cancelled with no refund.

>>Parking is limited: maximum of 2 cars.
>>Special requests ( ie extra bedding) must be made 48 hours in advance.
>>Last-minute requests incur a $100 setup fee (minimum 2 hours’ notice required).
>>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access.
>>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.)
>>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond.
>>Neighbour complaints = immediate removal or cancellation of booking
>>Accidental/deliberate damage will incur repair or replacement charges.
>>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply.

>>Guests are liable for all costs from breaches or damages. Security staff may inspect the property if issues arise.
>>Unauthorised guests: Bond forfeited + immediate eviction.
>>Parties / functions / gatherings: loss of Bond plus an additional $3,000 fine + booking terminated with no refund.
>>Smoking: $1,000 “Smoke Damage” cleaning fee.
>>Security call-outs:
>>>>>>1st call-out: $250
>>>>>>2nd call-out: $500 + immediate eviction.
>>Neighbour complaints / police involvement: Bond forfeited + $3,000 fine.

There is a strict no pets on any beds and furniture policy at the property. Any damage or extra cleaning will apply further charges.
>>Pets (where allowed) require prior approval: $37 per pet, per night (max 2 pets).
>>No pets on furniture, no excessive barking/shedding
>> We need to know the breed, age and size of the pets, and the type of pet.
Pets must not cause danger, damage, nuisance, noise, health hazard or soil inside the house.
Pets cannot be left alone in the house.
You are responsible for any mess or damage your pet leaves behind or injury to another person.
If you arrive at the property with a pet without prior permission you will be asked to leave without any refund or reimbursement.
All dog waste must be cleaned up from the backyard before departure. Failure to do so will result in a $200 cleaning fee.

>>Please respect neighbours at all times when entering, leaving, and staying at the property.
>>Only registered guests are permitted on the property unless prior written approval has been granted.
>>Any unauthorised guests = immediate eviction + cancellation with no refund.

Sanctuary in New Farm

We had such a lovely stay in New Farm. The house is lovely, very well set up and very comfortable. The check in process was simple and quick and the host Holly has been incredibly accommodating. Recommend this place highly!

Lovely little home

Lovely home in a great area, walk to fabulous cafes and restaurants. Beds were very comfortable and house is neat and tidy. Kitchen is very well equipped and the host thoughtfully left goodies to welcome us.

Quiet location. Clean and tidy. Excessive email and phone communications for a two night stay. Bond was very high and monies on hold for a week before released.

The property is accurate to its description. There is an adjustment from image perception to real life. It feels more compact and older but still served its purpose well.

Nice, but don't expect to enjoy it!

This property is lovely, the location is perfect for walking anywhere you need. The food, cafes, park nearby all are perfect for a stay with a family. The house has it's lovely history, and it's been maintained and updated appropriately. What I draw exception to is being treated like a criminal before we even turn up to the property; constant emails confirming who we are, proof of identity, re-confirm we won't make loud noise, we won't do this, we won't do that. The property managers completely killed the excitement and anticipation of this trip and staying at this property with the harassment prior. It is almost like they don't actually read any information you provide to them about yourself, your family etc. and assume you are there to destroy the property, have a party etc. Further, they offered to add extra touches to our stay, asking our plans, what we needed etc. Nothing was arranged to support this additional service promise. Not even the portacot put up. It was hidden away in a random cupboard. Either the property managers or the owners have been burnt before, and they take it out on anyone coming to stay. The place is nice but i'd avoid staying anywhere managed by this company, so I can actually enjoy my stay.
