Casa Familia general rules:

1. No unregistered guests or vehicles are allowed on the property unless approved in advance by host.
2. Minimum of one full day blocked off between guest stays for cleaning with the guest arrival cleaning checklist completed. This shows specific information on our cleaning routine and products used.
3. Maximum 3 vehicles are allowed parked or at the home at any time, and only on our side of the road. Additional vehicles and any trailers must be parked away from home. Close spots (within 5 minute walk) will be suggested.

This home is stunning home has panoramic lake andat every time of the year. We offer amazing value and pricing in the winter spring and fall months. The Okanagan truly is a 12 month of the year tourist destination. From breathtaking winter scenes, to springtime migratory birds and autumn colours that you have never seen before we truly offer it all in this home.
Please note hot tub and sauna are available year round, outdoor pool is seasonal and typically opens in May and closes September but it’s only heated when practical contact me is for exact details. Important to note the pool and hot tub are yours exclusively and privately for your group and family. We offer many poolside toys and games. We stay out of sight as much as we can but tend to the gorgeous gardens and yard, pool area, hot tub is below and accessible on lower level with stunning day and nighttime views. We strive to provide outstanding service and value to amazing and respectful guests.
We always keep essential with lots of spices and cooking oils etc in the cupboards. Kitchen is well stocked. We strive to guests a home away from home experience.
**please note loft and loft bedroom are a partial open concept to main floor below. Curtains may be drawn on loft windows to main floor but there is no door to close.

The home is all yours. You choose your personal access code for your stay. Arrive as your timing allows, we always stay in communication and just like to know an approximate arrival time. We will not disturb you at check in, but we are always available and will meet you at some point early in your stay to review pool operation and guidelines.

**NO VEHICLES ALLOWED TO PARK ACROSS THE STREET!! NO EXCEPTIONS.
The driveway is steep with parking at the bottom and additional parking stalls above.
Early and late season pool heat fee may be applied during rate discounted times.
DEPARTURE DAY CLEANING DUTIES:

AS INDICATED IN YOUR BOOKING INFORMATION, CLEANING ASSISTANCE IS EXPECTED IN EXCHANGE FOR NO CLEANING FEES. IF YOU DO NOT COMPLETE THE DUTIES WE WILL CHARGE A CLEANING COST UP TO $550. PLEASE NOTE PET FEE IS SEPARATE FROM THIS
WE HAVE BEEN ASKED FOR SPECIFIC EXPECTATIONS. WE BASE THESE DUTIES ON 3 ADULTS DEDICATING AT LEAST 1 HR EACH ON CHECKOUT DAY.

1st PERSON

ALL USED BEDS: GUESTS ARE EXPECTED TO STRIP ALL USED BEDS
PLEASE REMOVE THE DUVET COVERS AS WELL!
DO NOT LEAVE BEDDING ON THE FLOOR BUT IN THE HAMPER BASKETS PROVIDED, OR IN THE LIVING ROOM ON COUCHES.
ON DEPARTURE DAY WE EXPECT YOU TO START WASHING BEDDING AND TOWELS, ONCE WASHED PLACED BACK ON THE BED TELLING US IT’S CLEAN.
WE UNDERSTAND IF YOU ARE LEAVING EARLY YOU WOULD NOT HAVE TIME TO DO MUCH LAUNDRY. BUT IF YOU ARE STAYING TIL CHECKOUT AT 11AM WE WOULD EXPECT MORE THAN ONE LOAD TO BE DONE AND THERE TO BE LOADS IN WASHING MACHINE AND DRYER WHEN WE ARRIVE. YOU ARE NOT EXPECTED TO REPLACE BEDDING, BUT IT IS APPRECIATED. BEDDING ON A BED INDICATES IT’S BEEN WASHED OR THE BED WAS NOT USED.

2nd PERSON

KITCHENS: OUR NEMESIS!! POTS, DISHES AND UTENSILS PUT AWAY – CLEAN AND WHERE THEY WERE ORIGINALLY PUT - TIDY. (AS BEST YOU CAN REMEMBER). FRIDGES WIPED CLEAN ALONG WITH STOVES, COUNTERS, MICROWAVES, AND OVENS, COFFEE MAKERS & TOASTERS. BARBEQUES SHOULD HAVE BITS BURNED OFF. FYI: FRUIT AND VEGGIES, UNOPENED DAIRY, FROZEN GOODS ETC WILL BE DONATED TO LOCAL FOOD BANK IF LEFT BEHIND. DON’T LEAVE THE FRIDGE A MESS.

3RD PERSON

GATHER ALL DIRTY TOWELS
GARBAGE: ALL SHOULD BE COLLECTED, EMPTIED AND PLACED OUTSIDE NEATLY. RECYCLING SHOULD BE ORGANISED OUTSIDE AS WELL.
TIDY THE HOUSE: SHOULD BE LIGHTLY SWEPT, OR QUICK VACUUM OF HIGH TRAFFIC AREAS, AND PUT FURNITURE AND OTHER ITEMS BACK WHERE YOU FOUND THEM. ASSIST WITH LAUNDRY AS WELL.

**WASHROOMS: BESIDES GATHERING TOWELS WE DO NOT EXPECT YOU TO CLEAN THIS AREA. ANY ADDITIONAL PET FEE COVERS AN ADDITIONAL TIME ON OUR FURNITURE AND EXTRA HOUSE/BEDDING CLEANING THAT WE DO EACH TIME (MORE IF THERE ARE MULTIPLE PETS).

Pet cleaning fees: maximum of $50 per day per pet does not void the departure day cleaning outlined above. Really our only concern is pet hair. So non shedding dogs we can lower the rates which we ask you to etransfer us or leave cash at the Casa. No matter how amazing you are at keeping the house clean inevitably we have to vacuum baseboards, move furniture etc as some of our non pet living guests are intolerant of a single hair... no kidding. You’re privacy and needs are our first priority. You only see us as you wish, although we generally will review pool guidelines for your benefit. Your hosts and the Casa Familia team do live nearby but not too close. We are available 24/7 by text and phone.

This is a safe quiet neighborhood! No parties or late outside noise is allowed. We ask all guests to abide by a 10:30pm no outside noise curfew.
You are responsible to ensure there is no parking across the street or in front of any of the neighbours properties.
Birds chirping, quail and doves around. Deer roam the area all the time it really is a little oasis of nature.
Plenty of bars and restaurants around, as well, boat launch close, beaches and parks, playgrounds for the kids we have it all!! Many food and liquor services nearby. Downtown Vernon 12 minute drive. Silver Star and Kelowna 40 minutes. Contact us for more info.
