Section 1: PAYMENTS: *100% of the Full Rental fee is required at booking. * Refundable deposit is required 48 hours prior to check in and is held by VRBO. Section 2: DAMAGE DEPOSIT: The deposit is NOT applied toward the rent. The deposit is fully refundable within 48 hours after departure, provided the following provisions are met: A/ No damage is done to the Property or its contents, beyond normal wear and tear. B/ No charges are incurred due to contraband or collection of rents or services rendered during the stay. C/ All debris, trash and discards are placed in outside trash bin at the side of the house. D/ All soiled dishes, glasses, cups, cookware; utensils are cleaned and put away. E/ All keys, Garage fob are left back on the counter and the unit is locked. If you lose your key & garage fob there will be a $10 fee to replace the key & a $100 fee to replace the garage fob. F/ All charges accrued during the stay are paid prior to departure. D/ No Linens, Towels, Kitchen Utensils, Glasses, Dishes, Cookware, All Furniture, All Appliances, All Hardware, All Decor Objects, Electronic Equipment are lost, stolen, or damaged. E/ All towels and linens are accounted for and without stains. (Girls!! this is for you, please don’t wipe make-up, mascara, tanning lotion, lipstick etc on towels, linens) F/The renter is not evicted by the owner (or representative of the owner), or the local law enforcement. G/ No plumbing Fixtures have been removed or Damaged. Section 3: FALSIFIED RESERVATION: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money and the party will not be permitted to check in. Section 4: CANCELLATIONS: Short-term reservations of less than four weeks: * 50% refund for cancellations more than 7 days before check in date, minus processing fee of $30.00 *Cancellation or early departure does not warrant any refund of rent. Section 5: MAXIMUM OCCUPANCY: Not to exceed the maximum number of 8 occupants. *Please let me know if there will be additional Guests prior to arrival. *If more guests stay than on the rental agreement the deposit will be forfeited. Section 6: Check-In: 3 PM or After Check-Out: 11AM or Prior Early Check In: *Unfortunately there is a $25 per hour fee for early check in requests; this is due to have to pay extra for another cleaner to clean more quickly than the usual time. *Fees must be paid prior to arrival, please let me know when you are booking. Sorry there is no refund if you arrive late after requesting an early check in. Late Check Out: *Unfortunately there is a $25 per hour fee for any persons or belongings left in the rental past the 11 AM check-out time and for every hour there after. Section 7: PARKING: There is a 2 car garage/2 car driveway and you will need the garage fob to access the garage door. Section 8: Washer and dryer are provided. The washer and dryer are available to use. Also VERY IMPORTANT DO NOT LEAVE THE PREMISES WITH THE WASHER AND DRYER ON, this can be very dangerous and cause fires. The owner is to be held free and clear of any and all liability to any guest if this occurs and guest will be liable for damage to the Property. Section 9: Linens: All Linens are provided as Follows: 2 Queen Set includes fitted bottom, flat top & 6 pillow cases, Duvet, and Duvet Cover. Towels: House Towels Provided as Follows 4 Bath Towels 4 Face Towels Section 10: Premises Rules: 1/ NO NOISE AFTER 10PM OR BEFORE 9AM 2/ No large pieces of indoor furniture allowed outdoors. 3/There is no smoking on the premises. The premises include the inside the Home,garage, Etc. Smoking in these areas will result in full forfeit of deposit. Please do not litter. 4/ CHILDREN ARE TO BE SUPERVISED AT ALL TIMES AROUND WINDOWS,. 5/ There is a POOl on the property and you will have access to the pool area/Backyard, each visitor takes full liability of use of the Pool and Children under 12 must be supervised at ALL times. Section 11: NO PARTIES: Any police activity on the premises will result in loss of full deposit plus any fine fees and possible immediate eviction. Section 12: The unit is privately owned, the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities and shall be held free and clear of any and all Liability.
