The Space:

Relax and unwind in the master bedroom, featuring a comfortable king-size bed. Perfect for families or groups, the bunk room also comes with 2 trundle beds and can sleep up to 6 guests. Enjoy a peaceful night's rest in the cozy third bedroom, furnished with a comfortable queen-size bed. Ideal for larger groups, the fourth bedroom boasts two queen-size beds, ensuring ample sleeping space for 8 guests.



Enjoy your morning brew with our new Keurig and classic percolator coffee makers, offering the perfect blend of convenience and tradition.



Step outside to your own private oasis! Take a refreshing dip in the inviting heated pool, perfect for a morning swim or an afternoon of relaxation. Experience cozy evenings by the gas fireplace, available for use from November to March.



With just a short walk, you can access the beautiful Peconic Bay. Enjoy serene walks along the shoreline, soak up the sun, or indulge in water activities.



As an added bonus, this property provides a paddleboard and two kayaks, allowing you to explore the bay and create unforgettable memories.

Seasonal Availability of Outdoor Amenities

Please note that all outdoor amenities, including the pool, patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.



Due to the climate of the Northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the pool/hot tub, please be sure to inquire if they will be available for use prior to booking.



If you are looking for multiple homes that are close by for additional family and/or friends please inquire! We have many other beach homes within close proximity.



IMPORTANT NOTES:

- The primary renter must be at least 25 years old.

- No pets allowed.

- No smoking on the property.

- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.

- Properties with a heated pool incur a daily pool heat fee of $45.

- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.

Other Things to Note:

Cancellation Policy

- Bookings canceled at least 30 days before the start of stay will receive 100%.

- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

- Please note: This cancellation policy is not applicable for HVMB guests.



Guest Insurance

Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry-free stay!
