The home features ducted gas heating throughout, as well as evaporative cooling through the lounge rooms. One reverse cycle unit has been appointed to the open plan living/dining space. All four bedrooms feature ceiling fans.

Every space serves a unique purpose that exceeds the highest of expectations. As the sun sets, parents can savour a delectable cheese platter from The Harvest on the outdoor patio equipped with a TV, while watching the kids close by in the outdoor pool or cubbyhouse. Set the scene for family movie nights on the comfortable lounges with a smart TV and streaming platform compatibility, or bring out the board games for some friendly competition.

Return home from the Dubbo Farmers' Markets and whip up a delectable farm-to-table meal in the kitchen. Those working from home will appreciate the several laptop-friendly seating areas on offer (including a desk) and free wifi.

THE LOCATION
Guests will be in close proximity to the Delroy Park Shopping Centre (2 min), offering a Woolworths, BWS, a bakery, patisserie + more! Soak up the sun and visit Victoria Park for picture-perfect picnicking with a fabulous coffee from Russo's Coffee Bar. The Dubbo Farmers' Markets are on the first and third Saturday monthly and showcase the impressive fresh produce of the region.

Spend the day at Taronga Western Plains Zoo (6 min), the perfect family outing to get up close and personal with some of the world's rarest animals through encounters, zookeeper talks, and tours. Don't forget to bring your swimmers as the children will adore the waterpark whilst the parents sit close nearby at the Zoo Cafe & Bar!

Located just a 5 min scenic drive to the lush Dubbo Golf Club, engage in a leisurely round or a test of skill on the manicured 27-hole championship course. Head over to the club's "The Fairways Asian Restaurant" after to experience one of Dubbo's best culinary gems, overlooking the serene course and complemented with wildlife views. Savour superb Italian cuisine and their wide range of beverages while you enjoy the vibrant atmosphere of Down the Lane (3.7km).

Nestled amidst the scenic landscape less than 10 mins away, Red Earth Estate offers a delightful escape for wine enthusiasts, showcasing a range of exquisite wines crafted with passion and expertise.

Two days prior to your arrival you will be sent a link to a form where you can request some additional items at an extra fee to make your stay even better! You can request enhancement such as an early check in or a late checkout or a bottle of locally produced wine on arrival. Let us know if you have any questions about this process at any stage!

Guest Access:
Guests will have access to the entire home for the duration of their stay.

Other Things to Note:
Please be aware that the home is suited for 8 people, however, an additional 2 guests can use the double sofa bed in the master bedroom. Otherwise, if guests are only wanting to use the beds, the home will cater for a maximum of 8 people. Please ensure to notify us at least 2 days before arrival if you plan on using the sofa.

The home has a pool and outdoor playground - please keep children supervised at all times.

Please note that there are 4 security cameras that are located around the perimeter of the home. Cameras are located above the front entry, 2x on the garage facing the street, and around the outdoor entertaining area.

Interaction with Guests:
I plan to give my guests space but am available when needed.
