The Space:

A generous open-plan kitchen, dining and main lounge, light-filled with large windows over the garden and sliding doors to the deck. A second, smaller lounge is tucked away and doubles as a fourth sleeping space with its Murphy wall bed. Fully equipped kitchen and a large dining table.



- OUTDOOR AREA -

A covered timber deck with outdoor furniture for alfresco dining in any weather, a private spa pool set in a sheltered corner, and a separate BBQ. The section is fully fenced.



- PARKING -

Garage plus additional off-street parking.



Guest Access:

You'll have exclusive use of the entire property - all three bedrooms, the Murphy-bed lounge, both bathrooms, the kitchen and living areas, the covered deck, spa pool, BBQ, garden and garage. Fast WIFI throughout.



The Neighborhood:

Springfield is a calm, residential suburb on the southern edge of Rotorua, best known as the neighbourhood closest to the Redwoods. The Whakarewarewa Forest - home to over 200km of world-class mountain biking and walking tracks - is about 5 minutes from the door, and you can ride out directly on quiet backstreets. The Commercial Travellers (CT) Club is 300m away for a casual meal or a swim, and Rotorua's geothermal attractions, lakefront, Polynesian Spa, Te Puia and Skyline are all a short drive.



Getting Around:

A car is recommended for most activities. There is a garage plus off-street parking on site. From the door it is about 2 minutes to Te Puia, 10 to the Redwoods, Polynesian Spa and lakefront, 12 to Skyline Gondola & Luge, and 15 minutes to Rotorua Airport. Central Rotorua is around 10 minutes, and the Redwoods trailhead is minutes away - ride straight out if you have brought the bikes.



Other Things to Note:

Fast WIFI throughout, and the private spa pool sits in a sheltered corner of the deck. All Inn sits alongside All Good next door - the two can be booked together for larger groups.



This property has a Minut sensor in the living room that monitors noise and smoke. It never records audio - it only sends our property managers a decibel reading if noise stays above acceptable levels for a sustained period.
