BEDROOM: The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
BATHROOM: Bathroom 1 has a shower and a toilet. Also, there is a separate toilet room. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN: You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to: - fridge/freezer - stovetop - microwave - oven - crockery and cutlery - dishwasher - coffee machine - Caffitaly
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM: The living room has a smart 60` SONY TV which you can use to access your Netflix. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your account. The TV also has access to local channels.
LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board.
PARKING: Off-street parking is available for two vehicles on the gravel nature strip in front of 4 Barrallier St, Griffith, ACT.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

This house is near the Kingston shop and restaurants, Manuka Pool and Telopea Park. It is only a short drive away from the Manuka shopping precinct, Questacon, the National Library, the National Portrait Gallery, the National Gallery, The High Court of Australia and Lake Burley Griffin.
Within proximity to all that Kingston has to offer including cafes, restaurants, clubs, shops and buses as well as being perfectly located for easy access to Kingston Markets, Manuka, Parliament House and Lake Burley Griffin.

**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome** Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
**Bathroom Matters** We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
