Welcome to your 2-bed, 2-bath apartment in Griffith. Our apartment is in a prime area and close to shops, government offices, and universities. The apartment faces northeast, which keeps it cool in summer and warm in winter. This adds to the charm of the apartment and ensures a comfortable stay. During your stay, you will have access to all the amenities that our property has to offer.

BEDROOM:
The bedrooms have queen-sized and king-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The first bathroom has a bath and toilet, while the second bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a smart 43` TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The parking garage can accommodate one car, and there is also a visitor parking area. Free street parking is available on Burke Crescent.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun!

Griffith is an ideal location for individuals who seek proximity to government offices and a vibrant cafe culture. Nestled within a bustling precinct, it offers easy access to Manuka Oval and the picturesque Kingston foreshore. Whether you are looking for a quick bite or a leisurely stroll by the water, Griffith caters to all your needs.

The quickest and most convenient way to reach the city from Griffith is by catching an express bus. You can easily access the bus stops located on Wentworth Ave or Canberra Ave. Additionally, if you need to travel during odd hours, you will be glad to know that the service operates 24/7.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
**Welcome — a few things to know before you arrive**

We want your stay to be seamless and enjoyable from the moment you book. Here`s everything you need to know:

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.

Scaffolding

Very nice unit, but totally surrounded by scaffolding, making balcony unusable. Opened bedroom blinds at 7am to find tradie standing immediately outside window! After numerous emails to host, including photo of tradie,still no response other than that they are “reviewing the situation.

We were in a city so National Park is N/A. The biggest criticism is the cleanliness. All of the tables had not been wiped, including the living area end tables. The stove top and range hood were left with greasy stains. The ensuite basin drain was black with what seemed like mould. I wanted to open the bedroom window but the sill was dusty and dead insects. The wine glasses had to be washed before use. The toilet brush in ensuite is broken.I am not sure who the host was..all our communication was via a no reply email which then took me to a safari site. The app link did not work. The responses, however were quick which was appreciated. And the check in instructions were easy to follow. I did need to request an email address however, to be able to post a photo.All in all, a lovely property but it needs a serious clean. Because of the uncleanliness, we feel we overpaid.
