Welcome to your 2 bedroom, 1.5 bathroom apartment located in Kingston Court. Neighbouring the city centre, Lake Burley Griffen & Commonwealth Park, this property is perfect for work or leisure.
You can access all the property`s amenities throughout your stay. Please read our listing thoroughly to find answers to Frequently Asked Questions (FAQs).
BEDROOM: The bedrooms have queen and double sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
BATHROOM: The main bathroom has a shower, a bath, and a basin. Note that there is no toilet in the main bathroom- it’s in the powder room. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN: You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to: - fridge/freezer - stovetop - microwave - crockery and cutlery - dishwasher
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM: The living room has a TCL 50` smart TV that you can use. You must use your own login for available smart-related apps. The TV has access to local channels.
LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board.
PARKING: The parking space provides space for 1 car. There is also 2hr free street parking - Tench Street.
COMMON AREAS & AMENITIES: You will have access to the building`s tennis court BBQ Area, and pool throughout your stay. All amenities are above ground/open air access located with the entrance to the right of the parking garage ramp.
The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm the availability of common areas.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome** Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
