TRANSPARENT GROUP PRICING AND LOGISTICS

To keep our baseline affordable for smaller groups, our rates are dynamically structured based on utility, linen, and household usage.

• Base Rate: Covers up to 5 guests.

• Additional Guests: $60 USD per person, per night for guests 6 through 20.

• Accurate Booking: Please ensure your guest count is exactly correct at the time of booking to calculate your correct final total.

AIRPORT TRANSPORTATION AND ARRIVAL

Your luxury experience begins the moment you clear customs.

• Transfer Credit: Includes a $100 USD credit ($50 each way for up to 5 guests).

• Larger Groups: For groups over 5 people, additional passengers are $15 USD per person, per direction.

• Custom Grocery/Lunch Stops: Want to stock the villa with groceries, grab lunch, or hit the beach before check-in? Custom stops can be easily arranged directly with your driver for an extra fee.

• Check-In: 3:00 PM (Early check-in is not available).

• Check-Out: 11:00 AM.

HOUSEKEEPING AND CLEANING POLICIES

• Mandatory Extended Stay Cleaning: To maintain property standards, scheduled deep cleanings (including full bed linen and towel swaps, bathroom/kitchen refreshes, sweeping, and mopping) are required for longer stays:

• 7-Night Stays ($150 USD): One mid-stay cleaning scheduled on Day 3 or 4.

• 8 to 14 Night Stays ($250 USD): Two cleaning visits scheduled approximately every 3 to 4 days.

• 14+ Night Stays: Custom schedule and fees arranged based on your specific length of stay.

COMMUNITY RULES AND VISITOR POLICY

Located inside an elite, secure community, we strictly enforce local safety and community regulations.

• Registered Guests Only: Only guests listed on the booking reservation are permitted on the property.

• Pre-Approved Visitors: If you wish to host day visitors, you must submit their full names through the VRBO messaging platform for approval prior to arrival.

• Overnight Visitor Fee: Any unapproved visitors remaining on the property after 10:00 PM will be considered overnight guests and are subject to a $60 USD per person, per night charge.

• Property Access: Management and on-site staff reserve the right to access the premises when reasonably necessary for maintenance, emergency safety, or essential operations.

Note: The final booking total shown at checkout includes our core accommodation fees. Optional add-ons, chef services, transport upgrades, visitor fees, and extended-stay cleaning fees are settled separately where applicable.
