Welcome to your 2-bed, 2-bath apartment in the `Nishi` building, boasting breathtaking Lake Burley Griffin views. Enjoy the sunlit north-facing balcony and access to a rooftop garden & BBQ area. Experience luxury living in this award-winning architectural gem.
You can access all the property`s amenities throughout your stay.
BEDROOM: The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
BATHROOM: The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN: You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to: - fridge/freezer - stovetop - microwave - oven - crockery and cutlery - dishwasher
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM: The living room has 40-inch TCL TV which you can use to access your Netflix, YouTube, Stan etc Apps - must log into your own account. It is also connected to local TV channels.
LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board. For drying of laundry there is a clothes airer provided in the property or you can utilise the complexes outdoor clothesline located on the roof top.
COMMON AREAS & AMENITIES: You will have access to the building`s nearby park, lake access, and Common Garden / Courtyard throughout your stay.
The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas.
NOTE: Please be advised that the Barbeque Area and Rooftop remain unavailable for use.
PARKING: There is one allocated space in residential garage (garage clearance height 2.2m) and a free street parking time limited - 1/2, 1 & 2 hours.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.
I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun!
If you come on a Sunday, don’t miss the nearby renowned Bus Depot Markets and keep an eye out for the two pop-up bars you sometimes see as you stroll around the lake. You can even hire a GoBoat and enjoy Canberra from the water. They go from a pier right next to the building! Or for a more sedate experience on the water, the MV Southern Cross offers daily sightseeing cruises that leave from the foreshore at 10am.
The local area also has two convenience stores, hairdressers, beauticians, florists and a bottle shop. And if you feel like wandering further afield, you can go to Kingston or Manuka Shops or the Jerrabomberra Wetlands. Don’t forget your camera!
Kingston Foreshore is a well established neighbourhood in Canberra. What makes the Foreshore so unique is the variety of great cafes, restaurants and bars right by the water. Watching the sunrise at one of the many restaurants on the Foreshore will make your stay that much more special!

**Booking Confirmation** Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.
**Check-In & Check-Out** - Check-in: from 3:00 PM | Check-out: by 10:00 AM - Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome** Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
**Bathroom Matters** We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.

Apartment was ok, great area, easy access to dinning and grocery's. Parking was a problem couldn't use underground carpark as no one new how to use "car stacker" in onsite carpark, had to park in out door car park elsewhere at significant cost, only 1 hour parking in apartment street. Left 1 day early due to parking issue...

The listing is advertising misleading information in relation to the car space. The listing reads ‘there is one allocated car space in residential garage (garage clearance height 2.2m)’. We could not park on this space and by the looks of it neither could a previous guest. We specifically chose this property not only for the location and bedroom numbers but the fact we could park our 2m high rental van in the space. This was not the case. The stacker for the space is set on the middle setting which is very low. The property management company tried their best but they could not obtain the key to unlock the stacker control mechanism from the owner and no master key was obtained. We had to return our van and hire a smaller car - not ideal when we are moving and have 6 suitcases with us.
Overall the apartment is nice, clean and well appointed but the parking issue overshadowed the whole thing.
