When not enjoying the tranquility of the back patio, you are just a 10- minute walk or bike ride to a plethora of cafes, restaurants, and boutique stores. It is also conveniently located as a three-minute drive from essentials such as the grocery store, gas station, and much more. When you are ready to explore beyond, downtown Pagosa is only an 8-minute drive away with hot springs, restaurants, shopping, rafting/tubing and other activities are at your fingertips. Pets are considered here, just let us know so we can get them approved for you.



This mountain haven sleeps up to 8 people and offers everything you need to enjoy your time in Pagosa Paradise. It is located in a beautiful and quiet neighborhood, suitable for families and adults who want a peaceful, quiet getaway. Noise & light ordinances are implemented by the county & HOA with fines for excess noise &/or leaving exterior lights on during the daytime or after 10:30 PM. Quiet hours are 10 pm-8 am.



Parking Notes: There is free parking for a maximum of 4 vehicles. There is no trailer parking at this complex. Please let us know if you are bringing a trailer. We are happy to assist in finding an alternative location for your trailer.

**SNOW CONDITIONS may arise during your winter season travel days or your vacation stay. Main roads are maintained throughout the day, however, many side roads receive less attention and every driveway has a different terrain. Home Layout:

As you enter through the front door the main living area is directly in front of you and the primary bedroom, bathroom and laundry are to your left. The main living area is spacious with plenty of seating, a cozy fireplace, large dining room table, fully appointed kitchen and wall-to-wall windows that overlook the deck and large greenbelt area. The primary bedroom is outfitted with a queen size bed, ample storage space and has its own entrance to the first floor bathroom. Upstairs you will find the second full bathroom and two additional bedrooms, one with a second queen size bed, the other with two twins.

POLICIES/RULES

-QUIET HOURS STARTING AT 9:30PM. LOUD ACTIVITY WILL NOT BE TOLERATED AND IS CAUSE FOR EVICTION WITH NO REFUND

- Non-smoking residence

- Must disclose pets for approval. $35/night per pet fee and sign the pet agreement. Failure to do so will result in a fine in addition to the fees in place.

- Must be 21 years old to reserve home

- No parties or number of people staying than what is paid for. These are causes for eviction with no refund

- Guests are required to sign a rental agreement, and the manager may require proof of age

- City and state taxes, in addition to cleaning fee and Standard Property Damage Protection Policy, will be added to all reservation fees

- Be respectful of the house and contents - it is someone’s home

- Ask about extended stay rates

-Grilling is not allowed on the community property due to fire restrictions.
