Zyanya is a unique one of a kind oceanfront property located on Punta Sur. The home contains four large master bedrooms each with their own private master baths all with views to the ocean. The downstairs bedroom which is also wheelchair accessible is not only facing the ocean but open to poolside for easy access. Each of the three upstairs bedrooms has a private balcony with the most incredible ocean views. There is one central tub room upstairs with a large oversized bathtub for the whole house to enjoy and escape after a long day at the beach, pool or exploring the island. The large oversized double living room and kitchen with ceiling to floor sliding doors open to the outside allowing for ocean breezes to fill the house. Large Oceanside infinity pool and deck equipped with lounge beds, dining area, and chairs are perfect for entertaining.
There is a Chef's kitchen and an extra-large laundry area. The House has the most amazing curated hand made furniture and vast art collection making this a desirable property on the Island.

Bachelorette Stay

This was the best place I have ever stayed at. The host and team were super communicative. She was available at all times to help anyway and went above and beyond. Chef Luis and the cooking team was the highlight of our stay. The best food we have ever eaten ANYWHERE. They took our trip from awesome to the best trip. I cannot thank them enough for the time and effort they put to making our stay one of the best!

Couldn’t have asked for more. The staff and the beauty of this house made our experience!! We came with family and friends to celebrate my husbands birthday. Family and friends had rentals nearby and would come hang out at Zyanya all day! Luis and staff are top notch and I wouldn’t have asked for anyone better.

Wonderful!

The property, house, everything is so beautiful and well kept. The best part about it though, are the staff. The Chef and the girls who clean and assist the chef are absolutely amazing! Will definitely be back!!

Perfect Vacation!

We had the best time at this beautiful house. Everything is so clean and designed to perfection. We had the best food and drinks thanks to Louis, Roxana, Marina and Nancy. They took such good care of us, gave us recommendations around the island. As we walked out, we started planning out next trip back!

Magical

Our stay at Zyanya was absolutely perfect. The home is immaculate and exactly as pictured. Absolutely stunning views and very quiet, we loved that there was no road noise and could just enjoy the crashing waves. The beds are so comfortable that a few of my guests wanted to strip down the sheets and see what mattresses they are. Roxanna and Luis (chef) were amazing. The meals they made were perfect and delicious. The attention to detail was so appreciated as we had a couple in our party with severe food allergies and they easily accommodated this with no problems. We all agreed that we 10 of 10 would book and stay here again. In every aspect they made our trip perfect.

Magical from beginning to end

I honestly do not have words that can fully describe how incredible this experience was. I went with a group of 10 for my 50th bday, and every detail was absolutely perfect. If you're like me, maybe you're thinking...but it's so expensive, so decadent. Yes it is - and it's worth every penny. Or maybe you're thinking, is it too far on the south end and away from 'town?' Nope - you will never want to leave anyway. The location is perfect and it's easy enough to get around. Are you on the fence about hiring a chef? Every single review on here was right - HIRE LUIS! The food was incredible and it was so nice to be taken care of in that way. He cooked breakfast and dinner for us, and it was a highlight of the trip. Everyone raved to no end about his culinary genius. The house is incredible - beautiful art, views, amenities, cozy beds and lounges. Angel is super responsive if you need anything or have a question. She and Luis helped us arrange taxi services, and responded immediately to any inquiry we had. The staff is so kind and attentive, and not intrusive at all. We had my birthday dinner in the ruins, and midway through dinner I was sitting at the table just watching my friends...I kid you not, I was moved to tears. I was just so overwhelmed by the whole thing. The beauty of the setting, the delicious food, the caring staff, and of course, the laughter and smiles of my dear friends. I felt so profoundly grateful for all of it. Book Zyana - you will not regret it!

Absolute perfection!

From the moment we stepped through the gorgeous front door to our last morning at Zyanya, our vacation was nothing short of perfection. The home is incredible! Ocean views from every room and no detail was overlooked. Angel was so helpful in booking transportation and arranging massages and facials. Chef Luis spoiled us with delicious meals and the margaritas were not to be missed! Our vacation passed much too quickly and we look forward to our return to beautiful Zyanya.

Two weeks of pure bliss…

Just returned from a 2 week stay at Zyanya where a group of 10 gathered to celebrate two milestone birthdays in the family. Our stay here was perfection from start to finish. Angel was the most amazing host - she arranged for airport and ferry transfers for our group who were arriving from across the country and around the world. She helped us plan a spectacular birthday party, arranged a whale shark tour and Mayan ruin tour and was available to us 24/7 for the duration of our stay. The house is absolutely stunning with each bedroom more beautiful than the last, a pool and deck area large enough for everyone to have private space, stunning gardens and a stone’s throw from the turquoise waters of the Gulf. We hired Luis to prepare meals for us during our stay. Best thing we ever did. The food was incredible and Luis became a friend - he was such a joy to work with and was instrumental in making our stay wonderful. Do not hesitate to hire Luis - I can’t imagine a stay at Zyanya without him. If you are fortunate enough to find that Zyanya is available for your travel dates, book it immediately!! You won’t regret it. My only regret is that we couldn’t stay longer but we’ll be back!

Our stay at Zyanya was absolutely incredible! From the moment we arrived, we were greeted by the warm and welcoming staff who made us feel right at home. The hospitality was top-notch, and it was clear that the team genuinely cared about making our experience unforgettable. The accommodations were amazing—our beds were fluffy and incredibly comfortable, the air conditioning perfectly cold- it was the perfect retreat to return to after a busy day. One of the highlights of our stay was the stunning views! Each morning the breathtaking scenery took our breath away. It was the perfect backdrop for our vacation. A huge shoutout to Chef Luis! His culinary skills are out of this world. Each meal (especially the dinner in the ruins) was a delight, showcasing incredible flavors that left us eagerly anticipating the next. The attention to detail and the passion for cooking really shone through in every dish. Also the rounds of fresh cocktails (and mocktails) at the pool and on the lanai were divine! Additionally, our host went above and beyond in arranging transportation for us, making our travels seamless and stress-free. We felt completely taken care of throughout our stay. Overall, we had a fantastic time at Zyanya, and we can't recommend it enough! The combination of wonderful staff, luxurious accommodations, and mouthwatering meals made for an unforgettable experience. Thank you for everything! We can’t wait to come back!

Exceptional experience

The island is picturesque, friendly, safe, and authentic. The house is nearly perfect. Amazing views. But the best part was the chef and other staff. They made our stay relaxed & carefree. Seriously, the chef should be working at a Michelin star restaurant in Manhattan. They made us pretty amazing cocktails too. I hope they appreciated our tip, because they certainly deserved it! I will come back and will stay longer next time. Highly recommended to book.

Great time...

Our family vacation at Zyanya was nothing short of extraordinary. The staff was absolutely phenomenal! They went above and beyond to make our stay unforgettable, especially with our kids. The personalized drinks were a delightful touch and kept smiles on the little ones faces. The food was simply delicious, every meal was a treat. The villa itself was immaculate and the view was breathtaking.Pictures truly don't do it justice. We're already planning our next visit! We can't say enough about how perfect our experience was. Thank you Angel, Louis, and the entire staff, for creating such a magical getaway.

Most amazing experience ever!

It was truly magical. Upon entering, we received fresh and delicious beverages with a charcuterie board. We had the most amazing food cooked for us... something different and special each morning and evening. The drinks Roxanna and Luis made were out of this world delish! It was cleaned every day and the Ruins dinner was so memorable! And that didn't even begin to mention the majestic beauty of Zyanya! If you have an opportunity, go!!!!

Best 21st Birthday Ever

We had the most magnificent trip ever ever. It was so nice. The host laid out every day every day had special decorations That made my daughter, feel like the luckiest girl in the whole wide world. Luis was fabulous and gracious. He made even a hurricane bearable! Overall, we had a blast

Zyanya Paradise!

Zyanya is an amazing property and the staff—I can’t say enough, just phenomenal! Our group stayed there for 5 days and we were pampered the entire time! Luis, chef, is so talented! Every meal tasted gourmet and everyone was so accommodating. The owner organized everything for us- from the moment we landed - shuttles, taxis, golf cart rental, etc. Our kids voted this our best vacation of all time; and we will DEFINITELY be back!

Ultra Luxury Stay

The property is absolutely amazing. Each of the bedrooms would qualify as a master at another property. The infinity pool, the rooms, the views, the artwork, etc. all were next level. The owner Angel was super helpful and easy to communicate with. The chef Luis was so talented and really elevated the whole experience. Highly recommend staying here.

Wonderful family get.together in perfect villa

We could not have had a more perfect villa for our family get together. The rooms were all spacious and private with beautiful views. The living/dining space was open plan which was ideal for us to gather. The grand children and adults loved the pool which overlooked the gulf. Angel and her staff were gracious and welcoming. All had a fabulous week vacation!

Zyanya Isla Mujeres

The property, Zyanya, was as advertised! Spectacular views, incredible open spaces inside and outside of the house. Angel, host, and Luis, chef and daily contact, were exceptional. Luis's meals were exceptional with flavor combinations that only a master could imagine. We have stayed all over the world and this is at the top of our list. We highly recommend to all.

Amazing view and by far the best appointed villa I have ever stayed in. No detail was left undone and the staff was amazing and you barely knew they were there everyday. Owner response was almost immediate any time we reached out. Worth the price and all the entertaining space made me wish we had brought more people

Girls Trip

This house is Amazing!!! From the moment you step into this beautiful home you will be wowed by the views and accommodations. I've stayed at both the north end and now the south end of the island. My friends were looking for more of a private experience and the Zyanya house exceeded all of our expecatations. Having Chef Louis really was the high point of our vacation. Having never experienced a private chef before I wasn't sure what to expect. His meals and cocktails were phenomenal. If you don't book Louis, you will be missing out! Will be coming back again some day!! Thank you Angel and staff.

Absolute perfection

Six of us childhood friends stayed 4 nights in this gorgeous location to celebrate turning 50. The property is as described (if not more amazing in person). Angel is very accommodating and responsive and helped us answer all of our questions ahead of time and during our stay. Luis is an absolute gem and every bite of food he cooked for us was incredible. We are all foodies and I can honestly say every meal was heaven. We all wanted to take him home with us or at least on our next vacation! The home was well appointed with everything you could possibly need to have a relaxing stay. The beds were very comfortable and the art and lighting throughout was stunning. We hope to be back sometime in the future and already miss the beautiful views and peaceful setting. This place exceeded all of our expectations for a perfect ladies weekend!

Amazing and relaxing

We were a family of 8 people ranging in ages 3 months to 60 years old and all of us had the absolute best time. You walk into the beautiful property and just feel so calmed by the beauty. The kids swam in the gorgeous pool and the adults relaxed poolside and enjoyed the view. Chef Luis and team are so incredible and the food is beyond. So interesting and absolutely beautiful presentation. Not to mention delicious. They took such good care of us and made sure we had everything we needed the entire time we were there. Angel had the best suggestions and was always just a text away to help with any suggestions or questions we may have had. Our last night we did the ruin dinner on the property and it was so so very special. Must do. Oh and the beds were insanely comfy. Highly recommend this property!
