By the swimming pool, which enjoys the best position to admire the landscape, you can organize tasty aperitifs with the privilege of witnessing the best sunsets on lake Trasimeno. Driving along the windy roads that line the hills of these areas of Umbria, you are accompanied by enchanting landscapes of the surrounding countryside. Slowly going up, you can admire a magnificent view of Lake Trasimeno, and following a secondary road, which seems to climb to allow us to admire the landscape even more, we arrive at Il Giardino. Immediately you notice its enchanting position, which allows you to admire a large part of Lake Trasimeno and the expanses of fields around it that gently surround it, as well as the hills and mountains that rise behind the lake.

The property is a typical farmhouse with an irregular shape, made up of two levels, recently restored, of about 210 square meters, as well as terraces and loggias for an additional 30 square meters. Il Giardino enjoys an extremely advantageous position in terms of panoramic views, and is immersed in the surrounding land of this exclusive property, of approximately 1.7 hectares.

The exteriors of the structure are in exposed stone and brick, which give the farmhouse a characteristic aspect; internally the ceilings with exposed beams and terracotta tiles have been maintained, as well as the terracotta floors.


From the farmhouse you can reach the village of Paciano, just 3 km away, and Panicale, about 10 minutes by car, both full of charm typical of the small historic towns of Umbria. Panicale boasts the presence of numerous high level restaurants.

In a few minutes you can reach Lake Trasimeno and Castiglione del Lago, Città della Pieve, and many small villages in neighboring Tuscany, all rich in history and beauty to discover.

The natural land that surrounds the property is adorned with ornamental plants, tall trees and about 50 olive trees. Thanks to its layout, the farmhouse is perfectly connected to the garden through the beautiful porch, which ensures a pleasant flow between inside and outside, making the house extremely livable.

In front of the square of the house, there is access to a comfortable paved driveway that leads to the swimming pool. You can immediately see how much this area of the property offers a breathtaking view, giving a feeling of suspension while taking advantage of the coolness of the swimming pool, or relaxing under the pergola to fully enjoy the long days of Italian sunshine.

The farmhouse stands on the side of Monte Pausillo that kisses Lake Trasimeno, in an elevated and extremely panoramic position, about 3 km from the nearby medieval village of Paciano, which is one of the most beautiful villages in Italy.

INTERIORS:
Through a typical stone staircase you enter the property’s hall passing under a welcoming and refined loggia. You immediately get the feeling of an enveloping and intimate house, with bright spaces and windows overlooking the surrounding views.

From the hall, going to the left and down three steps, you will find a spacious kitchen with a large modern fridge which is directly connected to the living area through a large stone arch.

This area of the house has several windows and French doors that allow natural light to illuminate the rooms. A comfortable sofa is placed in front of the fireplace and a wooden table allows convivial dinners inside on cooler evenings.

The sleeping area is on the first floor which can be accessed via a graceful internal staircase connected to the hall. The three typical bedrooms each have a large bathroom with shower, and one of the bathrooms is equipped with a whirlpool tub.

The largest bedroom, with private en-suite bathroom, also has access to a private loggia, from which you can enjoy an excellent view, ideal for relaxing, reading a good book and sipping a special wine from the area. This loggia has its own stairs on the side of the house and therefore, has the advantage of a private entrance.
The house is completed by a small annex connected to the ground floor of the farmhouse, which includes a large bedroom with fireplace, a small private bathroom, and an independent entrance.
