Upon entering you will be greeted by a beautiful Mayan Palapa that soars above the kitchen, living room and loft area. The all around patio, which overlooks the pool and lush gardens, is perfect for relaxing or enjoying a private late night dinner in playa del carmen..

The calm, romantic bedroom has direct access to the bathroom with an oversized marble shower. And after an exhausting day at the beach or exploring the Mayan Ruins, relax and enjoy the star show while soaking in your own private Jacuzzi on the cozy roof top terrace which leads into the loft.

The bedroom has a queen-size bed which sleeps 2 adults, there is a very large and comfortable built-in sofa in the Living/Kitchen area and the loft off the rooftop has a single bed/lounger for getting in out of the hot sun or just enjoying a quiet afternoon nap. We are located in the very hearth of Playa del Carmen, right in the middle of the action where the best clubs and restaurants are located. Perfect location for a nice dinner and some dancing within one minute.
Being exactly in the middle of Playa del Carmen we have a lot of clubs in the area, the music at night might disturb some light sleeper, the bedroom is very quite and with the AC on you basically do not hear anything, we also provide a noise reduction machine for very light sleepers.
If you care considering a vacation rental in Playa del Carmen and you would like something that is within 5 mins walking distance with the beach just one block away than this is the perfect place.
It is greatly recommended for young couples who are looking for great restaurants close by. The chance to go clubbing, walk to the beach but also be able to have many tours and activities.
There are many clubs close by the bedroom is quite but if you are a very light sleeper you might be bothered by the club that are close by.

We had an amazing stay! The villa was beautiful, very clean, and in a perfect location—close to all the attractions and nightlife, with easy access to the beach and nearby restaurants.The rooftop jacuzzi was definitely a highlight and absolutely amazing! We also felt very safe throughout our entire stay.Our host was extremely attentive and quick to respond. Communication was excellent from beginning to end, and we had no issues whatsoever.I would rate this villa a 10 out of 10 and would absolutely recommend it to family and friends. We would definitely stay here again!

This place was amazing! It was so cozy and beautiful. Whenever we messaged the host with a question they were quick to respond and so helpful. If there’s availability to rent this place out for your mexico trip I highly recommend!

The room was clean and the location is amazing. It was perfect for our vacation. It was missing the typical basics that are typical with VRBO rentals. However there is a convenience store across the street to offset that.

Only one block away from the beach and the Main Street. Everything you need is within one min or less. Great location and very clean/comfortable

Great Stay

This property delivered as promised. Located perfectly in Playa Del Carmen & blocks away from the beach, shopping and nightlife. The property was super clean, and safe. I would stay here again.

This place was awesome. The host contacted us right way to check us in. It's steps from the action and beach. And the noise is not near as bad as the other comments have said. I would recommend this place to anyone.

Great location & artsy space for young couples

Loved our time in Playa del Carmen at the Villas Sacbe. Very private and safe, although quite loud at night with the nearby discos (they blast the music from 8pm-4am what seems every night). The hot tub didn’t work when we stayed there and the toilet handle had broke but otherwise the apartment was in good, clean condition and was a great retreat from nearby busy 5th street. The location was magical as you were smack in the middle of everything from beautiful beaches to great restaurants & nightlife. We’d stay there again.

We thoroughly enjoyed our stay! The condo is fabulous and the decor, charming. It’s 1 block from a beautiful beach in one direction and another block away from 5th street, which is a car free zone filled with shops, restaurants and night clubs. Everything is at your fingertips. The condo was clean, private and cozy and Terri and Dana were very easy to reach and super accommodating. The condo is 2 levels, with your own private hot tub. The neighbourhood is filled with coffee shops, convenience stores if you need anything. On the patio you can hear music at night, which adds to the vacation atmosphere of it all. We had a great 3 night stay and would definitely come back.

What a beautiful condo. ...

What a beautiful condo. My boyfriend and I stayed in Villa #12 for 7 nights during May. The condo is located in a prime location - one block from the beach and one block from 5th Avenue. Villa Sacbe is definitely five-star! Housekeeping came every other day, the concierge service the owners use were so helpful, and a security guard was onsite from 8pm-8am. I highly recommend Villas Sacbe #12 for the prime location, the cleanliness of the condo, and the price.

Great deal!

This place was a tropical paradise within a short walking distance to the beach and lively 5th Avenue. There are nightclubs very close by but we felt very safe. There are two locked gates to get through and one is a private gate for this villa alone. The noise was not bad at all mon-thurs night but did increase a bit on the weekend. Still not much of an issue unless you are a light sleeper you may want earplugs. 10/10 experience!

if you like ALL NIGHT BLASTING DISCO MUSIC THAT SHAKES WALLS AND WINDOWS TILL 6 A.M. THIS IS YOUR PL

the noise from the TWO DISCO NIGHTCLUBS ADJACENT TO THIS CONDO was so loud from 10 PM until 6 AM !! that the windows shook and rattled and the walls shook. I dont think this poor owner may have known when they bought the place, but the neighbors told us she was aware of the disco music all night and didnt want to lose renters. go ahead and rent this place if you are an all day sleeper and all night partier, but if you plan on getting ANY SLEEP AT ALL, RENT ANOTHER PLACE... YOU WONT SLEEP AT NIGHT HERE

This year there has been an increase in the number of night clubs in the area and they are all vying for customers by turning up and keeping the volume at a very high level. We are in such a great location being two minutes from the beach and 5th Avenue and within walking distance to everything, and we know most people really love being here so we are presently looking into replacing our windows with triple glazed ones, which is what most of the condos and hotels in this area are doing.

Sheer torture

Unfortunately I was not impressed with this facility. The unit itself was dated and not as tidy as it could have been. It sits just yards from three major clubs and the noise level is intense. It starts playing the so called music at 10 and doesn't stop until 5 in the morning. It isn't actually music but continued pounding of the bass. You could practically feel the intensity of the pounding. To verify this check out google maps and you can see where the clubs are located. While we were there at one of the clubs there was a shooting with 5 people killed and 15 injured. Verify this on CNN. It was called the Blue Parrot club. Obviously not a safe are to be in during the evening hours.

Unfortunately the guest choosed the worst time for Playa del Carmen and being a elderly couple has a lot to do with it. The BPM Festival (the biggest Techno Music event in Central America) was raving right in the center of Playa exactly where the apartment is located. Sorry about it if you think its my fault. Saying that the apartment is in unsafe area well that is plain stupid, the apartment is right in the center and I mean right in the center of Playa del Carmen, if you call my apartment unsafe stay home or go somewhere else maybe a nice elderly cruise where you will feel safe surrounded by similar people.Yes there was an act of violence which is unheard of in quintana roo but it is not because the area in unsafe since the center is actually the safest part of town. It was very much a single incident nothing ever happens in 5th avenue and surroundings. Glad you enjoyed your vacation the amenities the extras.

Amazing location, cute spot and great host! We had no issue with noise and enjoyed being right in the hustle and bustle! The villa area is very nice and felt secure and serine. The unit had mostly what we needed but prepare to just have the basics. Do lots of research before you arrive as we did get 'toursist trapped' a lot. Download 'InDrive' for taxis and never accepct the first price or even second price you're given. We paid 80US for tax from airport to playa (driver started at 150). Once we got the indrive app we got a taxi from playa to the airport for 35 USD. We would love to come back here again!

Superbe condo su 2 étages. Jacuzzi privé sur le toit. Ambiance paisible, beaucoup de végétation, arbres exotiques, palmiers. Je recommande à 100% pour un séjour romantique.

We arrived at the property and taxi could not find so we walked a block to find asking people they forgot to get us the name off the property. When we finally found it the gate code did not work it took us two hrs to get in once we talked with the person in charge by text . Some one finally came into the garage so we got in . Than there was no hot water and the hut tub had one jet working and never got hot so a waste we stayed there one night and ended up leaving and booked somewhere else . Do not waste your time with this property.

Although the noise in this area is terrible, the unit and the staff are great!!

Dana is a VERY friendly and easy to work with. Responds very quickly and was able to address all our questions.
