This year-round timberframe lake front home is located on a private dead end road with spectacular views of Lake Champlain, the Crown Point Bridge and the Adirondack Mountains. It easily sleeps 8+ so it’s perfect for families, big groups, and well behaved furry friends. There are three bedrooms with California kings plus one queen sleeper couch in separate living room. There are picturesque views from all 3 levels to enjoy sunsets, sunrises and the resident Bald Eagle soaring by. Included are: two fishing kayaks for some of the best bass fishing in North America, Wi-Fi, Netflix and Cable via Slingbox. Restaurants within 15 minutes. Close proximity to a wide range of activities and attractions including: Hiking, mountain climbing, skiing, snowmobiling and more.

Breathtaking Views

This house has a huge kitchen, huge living area, and breathtaking views. Even though it was freezing, you can trek out on the lake and have a fire. Host is very communicative and aims to please. This property will makes anyone happy whether a large group or small, and, during any season!

Quality Family Time

The older my 3 children get, the more difficult it is for all of us to coordinate time together. This long weekend was PERFECT! The location of the home is remote but located right on the lake, offering GORGEOUS views and somewhat 'forcing' us all to take a break from our everyday busy lives and enjoy quality time together. We had a WONDERFUL stay and the fact that the home itself was COZY, BEAUTIFUL and IMMACULATE and EXCEEDED OUR EXPECTATIONS was just the cherry on top!

Perfect Peaceful Escape

We just enjoyed a great stay at Rick's beautiful property on Lake Champlain. He was very helpful and easy to reach during the entire process. The property is perfectly designed to share--with two comfy bedrooms and a living room space downstairs as well as a king (with full bath) suite in the loft. Some properties we've rented have assumed that people won't be spending much time indoors (as indicated by uncomfortable furniture). Rick's property is built for comfort and lounging on rainy days--if one is so inclined to do so. We were grateful for the comfy couches, pellet stove, good wifi and peaceful views given the weather during our stay. Some previous reviewers have noted a "fresh country air" scent that can be noted outside (in WI that's what we call farm scented air). While we did notice this a few times, it wasn't constant or anything that would prevent us from staying there again. The kitchen was *huge* and it had all the needed pans/ utensils. If you're a fan of bird watching, you're in for a treat. I saw ducks, cormorants, seagulls and an eagle from the deck. I was also pleasantly surprised to notice that I could watch a perfect sunset from the pier! The angle down there is just right! We'll be sure to break in the air hockey table and the fire pit during our next stay. Highly recommend this place!

2nd Stay

Just enjoyed our second stay at this home. We love the spot on the lake. Great for water activities… just be aware no lawn space for playing and there are lots of stairs. Amazing views, great boating/tubing/water skiing/kayaking/paddle boarding/fishing. House is beautiful and very clean. Since our last stay, they updated with new stainless appliances in kitchen. Great communication with owner. This time we also ventured to explore nearby Crown Point Historic Site and nearby Middlebury. My kids (9 & 11) love coming here.

Relaxing week on Lake Champlain

The house is wonderful, bigger than expected and the lake views are fantastic! We enjoyed a relaxing week with our 8 year old and our dog, swimming and kayaking most days and playing lots of air hockey. The sunsets are beautiful and this section of the lake is quiet. We had several dinners in Middlebury and made the rest of our meals in the large kitchen. Overall great stay!

Rural and Perfect!

In this age of covid-19, you couldn't ask for a better place to be. That's not to say this wouldn't be a great place any other time--it would. But we looked for a place off the beaten path to get away from people and hunker down for the week. We looked specifically at lake houses with kayaks, and we happened upon this place. Starting with the communication with Rick, the owner.... He was great! I sent a few messages through VRBO before our trip, and he always got back to me right away. There were 2 single kayaks included with the property, so I asked if there was a place to rent another, perhaps a double kayak. He replied that he would arrange for another kayak to be there, as there really is no place to rent anything nearby. He did this, and we had kayak space for all (2 singles and a double)! When we arrived at the property, Rick showed up moments later, greeted us, told us a few things about the home, and wished us a happy vacation. A bit later, he texted me to make sure I had his number in case of emergency. A note about where this house is.... This town is RURAL! 1218 residents according to the 2010 census, and it's a 10 minute drive to the nearest main road. At that main road, there is really not much in the way of a town. For us, this was perfect--maybe a bit more off the beaten path than we were looking for, but it suited us just fine. Note: there is a small general store (Pratt's) about a 12 minute drive from the house. They are super nice there, and they have whatever you may need--groceries, snacks, hardware, etc. One negative, though not enough of a negative to reduce the rating... the waterfront at the property is very weedy. Rick used a water rake to pull the weeds away from the dock, and we could have used it more to create a swimming area. But if you're looking for a swimmable beach, this may not be the place for you. No worries for us... we just took the kayaks out a bit and flopped ourselves into Lake Champlain! The house itself is excellent! Great layout (we were in the loft upstairs, kids were in bedrooms in the basement, and we spent time on the main floor and the TV room in the basement). Views are awesome--back of the house faces north, so you won't really see a sunrise or sunset unless you crane your neck. But you'll still see the colors as the sun sets or rises, and it's great. The deck was also a great place to hang out, read, and sip coffee. Full size air hockey table was a hit with our hockey-playing boys.

Quiet retreat

Hidden gem for locals as well as out of state guests. Nestled away on the water we got to enjoy family time, beautiful paddles, fishing (for some of us), amazing sunsets and private campfires! We felt like we owned the lake. Owners are very responsive with any questions we had- we would go back again- would love to check it out in the winter time!

Gorgeous house, gorgeous views!

We spent one week at this beautiful property. The house is absolutely amazing and spacious... better than the photos! One of the bedrooms is upstairs and is lofted/open to the main living space. This bedroom is HUGE and has a bathroom and ample shelving and closet space. The deck off the main living space is on the 2nd floor and so does not have access to the ground/lake. There is a shelf stocked with games and puzzles in the living room. Two of the bedrooms are downstairs with a shared bathroom and little den with TV and some children’s toys. There is a deck off this level with a BBQ and a huge table. The fire pit area is also on this level, but we did not get to use it as much as we had hoped. Depending on the wind direction, the property is subject to pretty intense cow aromas from all the nearby farms. From this ground level there is yet another flight of stairs down to the lake level and dock. We brought our own boat and had an amazing time using the lake. We were surprised to be the only people nearby using the water so much. We waterskied, tubed, swam, floated, fished, and paddled with the kayaks (2 were included on property). Note: there are thick weeds growing near the dock so it is necessary to get out into the deeper water to enjoy swimming or floating. We took boat rides to view nearby Crown Point and Fort Ticonderoga. There are also a bunch of geocaches in walking distance, if you’re into that. Overall things to note when considering this property: Extremely quiet and peaceful! Very clean! Can have strong cow smell outside. Stunning views! Great sunrises & sunsets. Lots of stairs! Not a lot of outdoor grass/play space due to slope of bluff. Neighbors are very friendly but quiet. (One even helped us jump our car!) Kitchen has ample dishes, pots, pans but you may want to consider packing your own coffee pot if you like hot coffee and want to be able to pour it. The couches and beds are crazy comfortable!!! You will definitely sleep well here! The owner is very responsive to messages! Would stay here again. 👍 Oh, and my 8 year old son had such a good time, he cried and moped the whole morning we had to leave. 😉

Even better than the pictures

Working with Rick was great, very responsive. The house is much more spacious than the pictures suggest, and is very well stocked. The lake is beautiful and quiet. A couple obstacles: We went in February and the steep stairs to get to the house were barely cleared, a little dangerous. On a positive, the parking area is level with the road so no issues getting cars in/out of driveway with the snow. We went with a goal of ice fishing. Unfortunately the closest bait shop (10 min) no longer sells tagged bait for VT so the closest bait shop is about 40 min away. Also unfortunately, the dock had been very recently removed and the ice hadn’t re-frozen over in front of the house. Despite a few break-through and water logged boots, we made the best of it and went over and out further. Overall, very happy with house, location and owner.

Lakeside Paradise

My family (6 adults) spent a long weekend at the house and loved the spaciousness and serenity of it. We thoroughly enjoyed our time there. The only issue for someone who has difficulty negotiating steps is that there is a steep exterior stairway from the parking area to the house. Otherwise, the location is perfect!

City Escape

Peaceful location, lake is beautiful with an outstanding view. Setting here is peaceful & rural- fortunately, it’s easy to drive in Vermont because generally there’s little or no traffic and the scenery is lovely. This location was conveniently located for travel to the historical sites in the area as well as one hour from Burlington. The presentation of the home is cabin like with all basic necessities present, the property is good for several people due to the space with the whole back of the house with sliding doors & windows which allows great light in not to mention non stop views. There is a gas grill ( couldn’t get the oven to light ) , the stairs leading down to the house are a little steep ( no problem for us but could be for the elderly or bad knees ) , windows could be cleaned, some water spot from past roof leaks but none of these issues impaired our wonderful stay & you can tell a lot of work has been done to freshen up this property & my guess is the improvements will continue. The owner was very helpful with information and responded promptly to any emails. I would definitely recommend this property ! Vermont is a friendly & beautiful state to visit. I definitely want to come back and see the foliage in autumn 🍂

We enjoyed our stay at this property. It was well appointed, with plenty of space for everyone and easy to access. The owner was very responsive and made sure our stay was going smoothy. Our teens enjoyed the water access, boating, and trips to the local ice cream store.

Scenic Vermont - A great property in a great location.

This property is located in a quiet area away from suburban life. The farmland near the property is postcard worthy. And Lake Champlain is beautiful. The house is big and spacious. We were a party of 8 plus an infant and there was plenty of room for all. The beds were very comfortable. The kitchen and dining area was large enough for our needs. The refrigerator did not seal tight so we rested a case of water in front of it and that did the trick. Otherwise we had no issues. The house can get a little warm in the summer months as there is no air conditioning. However we brought two stand alone units with us which we ran during the day. And the temp in the house was perfect . It might add that the fishing was great all week. We brought our own kayaks with us and there were two kayaks and a Canoe there as well. Rick, the owner was very responsive to our needs all week. I would recommend this property and would consider renting again.

Beautiful location, quiet and peaceful with awesome views of the lake and the mountains

The home was spacious with nice decks to enjoy the views and natural beauty including wildlife. The kayaks were especially nice to have for early morning and evening exploring of the lake coves. The only suggested improvements would be a few more furnishings to warm up the interior and some exterior maintenance on the house such as staining the wood and cleaning the windows periodically to clear cobwebs and enhance the views. Loved out peaceful week here.

Mesmerizing views and a perfect, quiet setting!

This place is gorgeous!! A beautiful view and if you like to fish, early a.m. sun to wake you lights the place up! Fishing was great!! Bedrooms are fantastic and if it gets hot in the house, there's always the basement bedrooms and family room for reprieve. No air in the house made it VERY uncomfortable in the top 2 levels, but the lake offered several hours of relief. A few kinks could be worked through to make it better, ie master loft could use a window unit; broken fridge door seals poorly when hot outside; ants were everywhere and had to be sprayed several times in the kitchen. We would stay again as long as we knew it wasn't going to be stifling hot and humid. The house was immaculate (other than ants), neighbors were quiet & friendly, setting was perfect, brand new dock was wonderful and the place felt like home away from home, but with gorgeous sunsets! Within 30 minutes of a college town and within 1 hour of hiking. Overall, a terrific experience!

Beautiful, clean home...breathtaking views! You will NOT be disappointed. Book. This. Place. NOW!!

My family and I thoroughly enjoyed staying at this wonderful lake house retreat. Upon walking through the doors, we were impressed with the bright, airy and open floor plan of the home. A couple of steps in from the threshold, the views of the lake stopped us all in our tracks. We were are silent for a moment as we took in the endless views of the water. From there, we were giddy with delight. We ran from room to room to see what delights awaited us. Quite honestly, the pictures that are posted on the website do NOT do this house justice. It was more beautiful and far superior in person. My family and I are no stranger to renting lake homes as our family likes to fish. However, what some property owners consider "clean" has not always matched up to our standard of "clean". This house was immaculate! Can we talk about the beds? The three California queen beds were huge and very comfortable. We do not know what kind of mattress they have on those beds, but honestly, it was the most comfortable sleep for all of us. As you will see from the photos, there are two decks looking out onto Lake Champlain. Every moment of every day, someone was out on one of the decks taking in the view or watching one of us reel in a fish from the dock. My mother and I had the pleasure of seeing the resident Bald Eagle fly right by us early one morning. There are also Hummingbirds and Ospreys to entertain you; and we even think we caught sight of a Loon fishing on the lake. One of my personal favorite memories was kayaking at sunset with my husband. The color dancing off the water and the sound of the movement beneath the vessel still brings me joy in my memory bank. The owner, Rick, is very responsive if you have any questions. Before our stay, I asked Rick about how to obtain a fishing license; and he quickly sent off a link on how to obtain one. While we were at the lake house, we could not figure out how to use the coffeemaker as we were so use to our one at home. Rick quickly gave us step-by-step instructions so that we could enjoy our morning cup of goodness. We all felt that Rick was very attentive. Are there any drawbacks to renting this place? Besides the occasional scent of manure if the wind is blowing just right (you are surrounded by farms there), honestly, NO. We would do it again in a heartbeat. The only thing we would do different is rent the lake house for two weeks because before you know it, it is time to pack up and return to reality.
